Robyn Wright & Brett Dabe. These two renters scammed me for over $5,000. I was too nice and didn't get a deposit or any money upfront, also Robyn talked me into keeping the Duke Energy bill in my name, which I paid. I learned my lesson. I have a judgement on them as of June 2011. http://www.courtclerk.org/case_summary.asp?sec=history&casenumber=11CV09147, I should have Googled his name before I rented the house.

Brett Dabe and Robyn Wright are the ones that owe Michael Prell money, you can see my judgement against them along with other judgements by name search on Hamiton County Ohio Clerk of Courts, Butler County Ohio Clerk of Courts and Warren County Ohio Clerk of Courts. When I rented to them, Robyn changed her name from Robyn Keith to Robyn Wright. Great talkers and great with writing letters that are useless. So be careful!

I feel bad for you. I used to rent houses and it's because of people like this that I got out of it. But one thing I learned. Send out the pay or quit notice immediately after the rent due date. Then, ten days later, send out the thirty day notice. Then immediately set a court day. The whole process takes about two months to evict them, but one thing is for sure DO NOT BE NICE AND LISTEN TO THEIR LIES.
If they call you and say Oh, sorry, but the rent will be a week or so late, say well ok, but the pay or quit notice is still going out. You have to send those notices out, just in case they don't pay, you haven't wasted any time and you can get them out sooner. If they do pay, fine, you haven't lost anything by sending out the notice and if nothing else, it may make them take you more seriously.

Mainly, don't let their excuses keep you from sending out the notices. The notices are the only way to kick them out. Good luck.
