I am posting to see if anyone else has been completely ripped off by this "team" of people. Typically they come in and buy a building hoping to flip it for a profit. However when they bought our building, they turned it into a slumlords paradise and refuse to fix ANYTHING.

We currently have a suit filed against them, but we are looking for additional members.

I have interviewed dozens of Milan Properties tenants and also have of course an inside scoop. Amy Rubenstein and her husband Milan Puskovic Rubenstein are a couple of Madoff's allover again but working Real Estate. They have been taken to court not only numerous times by tenants they have abused and violated but by investers who they have frauded and scammed out of their monies. Tenants have been deprived not only of their civil rights but many became severely ill including children from the conditions of Milan Properties and the lack of upkeep on the overpriced units.

The team also tried to opress and violate the civil and constitutional rights of a MS Williams who was one of the most courageous individuals who took a lead in speaking out against this dangerous duo but simply tried to uphold her own rights and that of her families' rights as a tenant. The Rubensteins used a simple Iranian tactic that is the misuse of court, litigation, false allegations and hefty or outrageous financial demands. (Something only in which a dictator regime is known to use when someone protests openly violations to its citizens).

The Milans will be watchd and monitered as time goes on and the logs have grown as to how many people have been hospitalized been under extreme duress from these the owners of Milan Properties, Milan Management, RIC LLC and other various LLC's or companies the swithy Rubenstein team intends to start on the way.

Remember Mr Madoff was let off the hook for many years until justice was served and the Rubensteins are definitely on the same path.

Pertaining the legal team for the Rubensteins there is no argument about this issue:

Free Speech and the right to openly protest in America is a right to every citizen including Ms. Williams. Washington DC appreciates her courage and strength in the face of a terrible injustice and looks foward to potentially calling her as one of the witnesses in a future larger scale action and any legislative changes.

Please remember one cannot obstruct justice in America by forcing those who are underpriviledged to "keep quiet" or "stop talking about it". This was a terrible wrong committed by the Rubensteins and company.

We encourage all victims to come foward openly and file your complaints openly against the Rubensteins now and in the future.

After just reading the current comments on the case I see alot of hot air being blowed off as if a scare tactic. I must honestly relay the TRUTH now for all those who forever hold the peace!

First off people have a right to be angry when injustice is done and to speak about it, protest it, protect their rights of selves and neighbors! This is America not some tyrannical country who are silenced by those in power!

Power to the people!

I enourage dialogue and expression at all means to encourage the truth so that others can follow pursuit of the same form of justice these victims are speaking out about today!


Following one of the cases spoken about I realized the form of silencing Milan Properties is trying to use through scare tacticts on perfect innocents now! It is not illegal to pursue justice and relay the truth and as to the constitution one does have a right to express themselves. But, this is not matter of mere expression. This is a matter where counless slumlord victims have fallen prey to a wealthy set of building owners who have a policy of cruel and evil intent. It is a form of blackmail to try and silence those who are victims. Let's speak about the silent victims starting with the children.

Two newborn children inside Milan Properties who are victims of their numberous Housing, health, and safety violations who have had to sleep with an infestation of roaches, drive through and be carried through broken potholed pathways and crumbling stairwells. There is something called the Rights of Children. Their rights have been violated!

Secondly just on one building alone there are over 200 code violations and even when asked by the City to correct those code violations they were not corrected by Milan Properties and the building sold instead to another unworthy slumlord type.

From a legal standpoint and from certain lawyers experience those slumlords work as a clan of some sort. They buy from eachother as the price value inflates and cover up for eachother sometimes. There have been legal cases of these types of illegal teams who consistently move around buying up buildings and destroying lives. Their goal is only profit not the well being, protection, nor providing legal and safe housing for renters. The highly immoral and unethical stature of these companies and indivuals doesn't allow for humanity and goodness.

They are a sham!

That is why it is pertinent to take every action necessary to ensure the safety and well being of renting citizens from these horrible human beings who perpetuate wherever they are allowed to.

The more lawyers fighting, the more judges taken off the bench for upholding slumlord violations, the more of a moral shot of integrity installed inside lawmakers the better place America will be not only in strength but purpose, health, and well being.

I encourage all lawyers to combine powers now and fight this evil force calling itself Milan Properties. I encourage lawyers and legislative fellows to team up and break down the barrier of unjustice they have built through years of corruption and law breaking, to litigate ever single solitary misnomer and wrong, to pursue justice against their fraud to investors and not just monetary lawsuites but prosecution. I invite a worthy judge to force them to live in their own building as is without fixing anything inside it, to live with their own roaches and vermon.

I invite public discussion and expression combined with freedom to recourse and press! I invite the press to speak to tenants, visit Milan buildings, take photos, to put the word out to the people speaking of the real truth not a falsehood!


This is not an attack on innocent renters for there is no class in school teaching young folks how to rent an apartment or what to look for in a property. No one is taught first hand that it is illegal to rent a roach infested apartment anywhere in the United States today! No one is taught that is fully illegal to rent out in a building filled with rats or mice! No one is taught that if their ceiling is caving in, their lights do not work, their pipes are flooding that they do not by current day laws have to pay the landlord one single dollar. That is the law and it must be upheld. There is no reason to pay an unscrulous landlord to live in a coffin either.
What these unscrupulous types of landowners are doing is actually renting coffins or would be coffins. These are dangerous unhealthy places. No one is taught in school that mold and mildew cause lung infections, viral infections and yes in some instances death and that a landlord/owner is supposed to have it professionally removed before renting and only rent when the unit(s) are fully up to code on every level! No one is taught that all units require heating and working heating not a dusty old unit that stays cold. No one is taught that by law all windows must have screens! No one is taught that all doors must close and open efficiently. No one is taught that the wood beams on floors all have to be secure in place before they move in and the landlord is completely 100% responsible for those deficiencies. No one is taught that an unscruplous landlord evicts rather than fixes his units first and will feel a victim. Victims of Slumlords need to fight a battle and overcome together. Most victims have their credit destroyed by slumlords which is a retaliatory device used to actually simply hurt good people!

They need to write letters to their credit departments explaining that they rented from a slumlord who used the law to commit a crime against them and that their trial was no good.

The other problem is if this company such as Milan Properties continues to be allowed to silence the few courageous individuals although under threat, duress, and pressure stand up for themselves and others there will be a bigger problem allover the country and that is the angry majority. Anger creates protests and and people who are not given justice will stand up whether these low lifes like it or not because in America that is the right of the rightous. It is the law when one sees a crime happening to another indivual to report it. It is illegal to threaten somene for reporting it or speaking the truth.

Thus far I am witnessing Milan Propertie's intent to violate not only constitutional laws but devising a means to institute their own form of their own constitution. Constitution violations are also a good cause to sue. To threaten someone for expressing themelves, their pain, their distress, or speaking about the wrongs committed to them is fully illegal.

Without those courageous few who stood up, spoke about the problem, gathered up the weak, protected the weak, uphold the victim when he was being spit out, knocked out, robbed, broken I commend you and congratulate you!

It is the American spirit that allows for strength and to pick yourself up and dust off the spit and dirt. It is the American spirit that forces culprits as Milan Properties to make full appoligies and to spiritually understand the harm, pain, and suffering they have caused families, children, disabled, and lower middle class person(s). Not only that it will be a priviledge to pursue justice with you in the followship of American rights upholders and to take down this old beast including Milan Properties who continue to believe that America is to rob, hurt, and destroy itself.

If you come across a unsturdy law breaker inside the court system quietly and quickly report the problem to the judicial review board. The more reports you make on a judge or commissioner the more the system grasps a hold of what is true and essential in building the justice system.

If you come across a lawyer who lies and is a coward in the face of his/her own moral and ethical responsibility to the bar report those problems to the bar.

If there is one single solitary thing wrong with your apartment call every single health and housing department possible til you find the right department immediately to report the problem. One roach is one roach too many. One pothole or light missing in the walkway is one light to many.

There are many slumlords in America today. If it were up to Milan Properties and all of these slumlords they would rent you a cardboard box and overcharge you for rent on it. It just so happens they are renting walls and walls alone are not enough to securely house and give shelter to citizens. The walls must be sturdy, foundations bolted correctly, no water seepage inside the electrical lines and supplies, and everything must be inspected to the hilt at every detail before allowing landlords to rent their units.

Before any and every unit is rented out the unit needs to have an official inspection report by an unreported agent. The building inspection must be done not on a yearly basis but a quarterly basis.

Encourage your local legislatures to push for these new laws so that city inspectors and landlords don't get off the hook! If you building has not been inspected for a year or more and you suspect something wrong call the city and demand one! Nine times out of ten the landlord already knew this from the past slumlord he/she purchased the building from while covering eachother's tracks and you are in danger. Demand all licenses to be presented when a worker comes onto your unit or on the grounds for these slumlords enjoy hiring unlicensed workers who hold no responsibility if there is a fire, flood, or catastrophe. Some are paid to just write it off and say it is ok.

It is not ok to live in a building that is flooding and no it is not ok that the landowner expects the renter to pay for the damage afterwards. Landlords are responsible for those pipes and for any damages and not private insurance companies. Landowners need to be forced to comply with new rules not old outdated ones!

If there is a fire as many have seen on the news check the last time the landlord has inpsected the gas lines on all appliances such as dryers, water heaters, stoves, and the like for those need to be checked also on a regular basis. Leaks from those lines have been known to cause explosions which you may have seen on the six o clock news.

I will tell you how my current landlord is in my building vs Milan Properties. When something needs to be done such as a socket, laundry machine problem, rodent or roach crawls on even the sidewalk the landlord in full kindness offers and extends his hand to fix and take care of the problem immediately. He also deducts anything from the rent immediately if I have to fix it fast on my own. All screens are on all windows, all doors close, all fixtures work and he never stoops to threats and animosity! He also asks me how I am when he speaks to me. He actually cares how I feel as a human being! He is concerned with my safety and well being! If I have just one roach he immediately offers to take care of the problem. I do not have roaches crawling in home, on my walls or on the grounds what so ever! There are no roaches or termites inside the walls! When I needed heating fixed since he immediately hired someone to fix it! No problem. He didn't make me wait two weeks, a month, 9 months or until the building inspector came by to fix it. He did it for my well being and happiness not his! This is my current landlord.
From what I've read about Milan who have forced people to sign deceptive leases and how they force them to live in unbearable, disgusting, dangerous, and illegal conditions I don't see how they could have the audacity to think they can get away with it for much longer!

I think the City needs to come through and legislation needs to be changed in regards to unscruplous landlords such as Milan and pressure needs to be put on the City to immediately shut down and take out those terrible landlords who consistently get off the hook and skirt the laws somehow and someway for thier own gain.

Their reason to own buildings is to provide, safe, clean, warm environments for citizens of the United States and the benefit are profits but everything in their power and might has to be done to make the place safe and secure at the very start. They cannot rent when they know the building has roaches mitigating inside the walls and termites living inside the cabinets. They need to wait before renting for this is deceptive contracting that is they are deceiving the public by renting those units which are already in violation of the health and safety codes.

They cannot rent a building where an elevator is broken constantly and dangerous. A broken elevator can kill a person, tear off an arm, break a leg and that is not allowed. Is it clear enough?

Any judge or legal advocate who supports these crimes will have to be disbarred and dismembered from the legal community at the highest levels. This cannot be allowed to permeate the American Way of Life. I do not think it should be allowed anywhere but since these problems existing today are actually taking place in California of all places (one of the highest priced in the Nation) they government needs to take a strong good look at this and the names of those Terrible landlords who are on a roll on robbing people of their livlihoods, money, maybe lives, and spiritual well being!

From where I come from no owner of any building would dare allow anyone to see thier apartment or house for rent unless it was made certain there were no dangerous broken windows, fixtures, elevators, gates, doors, electrical, plumbing and there were no rodents first!

Milan obviously is an unscruplous and evil company formed to rake in profits at the expense of lives, health, and well being.

My son 14 years old was staying in one of their buildings with his sister. Later I found out that Milan owners the Rubensteins hired a leather clad registered Pedophile to hold all the private keys to those units giving him access to the children on the premises. I also found out that my son was invited to get drunk with this pedophile at his unit and he threw alcohol drug parties inviting all the young people in the area. What kind of people are Milan or its owners?

When I went there to see how my child was living I saw the most unexpected! I saw dirt and garbage thrown allover the place, a pool filled with dirt and black scum with leaves, I saw stairwells crumbling, potholes, roaches and bug crawling on the grounds, broken glass and pitch darkness that is they didn't even bother to put up lighting in their building so renters could safely pass to and fro to their apartments.

I am disgusted with Milan and the law that allowed this! I am vehemently against this set of perpetrators from ever owning or running a building again based on what I have witnessed!

In fact after reading the poor plight of a person called Sara I understand that she was victimized and robbed by Milan who impoverished her and tried to destroy her livlihood and life. Not only trying to collect rent in a place like that is illegal but allowing people to rent a place such as what I've witnessed is fully illegal. There is not any law I've ever known that allows for those types of buildings to exist! What law allowed for a registered pedophile offender to hold the keys where children lived in the first place?

My inner hunch leads me to believe that they have impoverished and robbed mabe hundreds or thousands of unsuspecting families and tenants, have collected illegal rent whereas they should have not, and have disrespected the most basically understood laws of apartment renting allover the country!

I am astounded as well that they are still in business as these reports suggest and they are not in prison themselves! Landlords have been sentenced to prison in the past to my knowledge over some of the same problems.

Not only have they caused me terrible distress and unbearable worry and concern but I understand that causing other's intentional infliction of emotional distess is also a cause to sue let alone the breaches of contracts and violations to current day laws.

I will not allow anyone I know to rent from Milan Properties again no matter what name they call themselves and quickly had my son leave the premises.

There is one quality about Milan that is dangerous as well as inflicting harm to children, mother's and fathers and that is with all that enourmous wealth they apparently have and assets of ownership will they resort to mafia tacticts and use money to further damage to innocent lives? If they can hire a pedophile in a building with children inside it how much further can they go?

They have already apparently used their power to destroy people's credit, to rob them blind, to inflict terrible distress, pain, and suffering and still point the finger at their victims. These are criminal qualities and have to be dealt with!

How dare they hire a pedophile in a building with children in it and give him the front door keys to their units! How dare they?

Dear Ms. Williams:
This law firm serves as litigation counsel to Milan Rubenstein, Amy Rubenstein, Milan Properties, Inc., Milan Management, LLC, and their affiliated entities (together, Milan). As you know, on January 12, 2007, Judge James A. Kaddo entered judgment against you, awarding to Milan back rent in the amount of $2,600 and holdover damages in the amount of $6,239.52, for total judgment against in the amount of $8,839.52. In addition, as the losing party, you were ordered to pay Milan $3,450 in attorney's fees. To date, you have not paid Milan any part of this judgment.
It has come to our clients' attention that you have engaged in the following actionable conduct in apparent retaliation to this adverse judgment: (1) libelous postings on websites you operate, including milanpropertiessuck.com (the Website); (2) forged emails, which purport to have been sent by Milan, yet redirect their recipients to the Website, which has no relationship to Milan or any Milan-related entity; (3) fraudulent and libelous postings on craigslist.com and myspace.com, which purport to have been posted by Milan, yet again direct their readers to the Website; and (4) misappropriation of photographs and other materials of Milan which you have copied without authorization and posted on the Website and its related websites such as milanleasingsucks.com.
Demand is hereby made that you: (1) immediately cease and desist from further libelous postings on the Website, and remove existing libelous postings from the Website; (2) immediately cease and desist from sending further forged emails purportedly sent by Milan; (3) immediately cease and desist from making fraudulent postings on craigslist.com, myspace.com, or any website or publication, and immediately remove any existing fraudulent postings; and (4) immediately remove from the Website, and its affiliated websites, all unauthorized photographs and other materials of Milan.
Your allegations against Milan have already been disproved in a court of law. As you recall, Judge Kaddo rejected your claims of unhabitability, finding that repairs you requested were made within a reasonable period of time and thus could not have interfered with habitability.' (Trial Minutes, Case No. 06B05014.) Judge Kaddo further found the testimony of a neutral party, Los Angeles Housing Authority inspector Janet Murphy, more credible than yours. We understand that your wages are currently being garnished by the State of California to pay for unpaid back taxes. Once this priority garnishment is satisfied, wage garnishment in favor of Milan's judgment will commence.
Should you refuse to resolve these matters, my clients have authorized us to commence litigation against you and all those associated with you. Given that a judgment has already been entered against you in excess of $10,000, if you continue your course of tortious conduct and libelous remarks you will be acting at your own peril, as our clients will seek all remedies, including damages, equitable relief, and injunctive relief. Just a little update regarding another property being managed by Milan...they have only been in charge of the building for a month and have already tried evicting three tenants. They have been using scare tactics and have now hired the Law Firm of "Dennis P. Block & Associates" to issue notices to all tenants - notices that could have easily been handled by the company itself, such as "fire alarm inspection". They are attempting to scare the current tenants into moving without having to pay relocation fees.

Why is her credit so poor. shouldn't she do some research about points being increased on a credit report if you're a homeowner?

First off let's see - no one wants to work for your "mgmt" company. Due to the lack of services here yes, we have hired an attorney. I don't personally need a sidekick to take you to court, I just needed a lawyer and the NUMEROUS reports from LAHD citing you for MULTIPLE violations around the property and in no less than THREE individual units.

I would be glad to publish these reports online, if this service provided for that; however it doesn't. So perhaps we'll put them up @ www.milanpropertiessuck.com.

While you claim this site is slanderous - it's merely a reflection of the status of the property and it's common areas. Maybe if these things were maintained or fixed these photos and postings wouldn't exist. If it was so "slanderous and false" I assume you would have attempted to SUE the tenants association by now - however you won't because your suit would be baseless litigation.

Last but not least

1. I have not been "evicted" because a court proceeding would actually have to occur first; which I might add it hasn't.
2. We don't need free rent - thanks I just sold my home in KC 4 months ago- this isn't about money it's about getting what was advertised.
3. The continual harassment by your tenants who are employed by you just further provides me ammunition.
4. I would be VERY careful who you name online in such a slanderous manner, it could come back to bite you in the a**.
5. If these reports are so FALSE why has the owner of the building filed for extensions to fix the outstanding issues? Seems to me that's acknowledgment of the issues at hand. Otherwise wouldn't it be prudent to just have it reinspected and move on?

In closing I just wish this building was actually managed and up to date. Perhaps if you would fix the myriad of issues that exist with this building instead of harassing it's tenants; then we wouldn't have formed a tenants association to deal with these issues. You know it never ceases to amaze me how persons like your self cry foul when you are truly the ones at fault.

Who ever you are "Bob" you really need to get a grip, grow up, and get a life. Do you spend countless hours on the internet doing nothing but harassing others and making false claims.

I want to thank you for putting something like this in print on the web so that I can take this to my attorney. Hopefully you really do work for the management company so that we can add this to the class action that will be filed.

Make no mistake about it, there are no false claims as to housing violations, health department violations, and a myriad of other harassment issues such as these.

If this service had a way to post photos - trust me we would. Pictures are worth a thousand words "Bob" or should I say Milan,Amy,Monica,Selma,Carolina,Georgina?

At any rate - did you know that asserting legal action when you haven't filed a case is illegal?

This tenant is a troubled woman who has caused multiple problems in this building owned by Milan Properties. She is being evicted yet again! Her children have destroyed the pool area and its floats. They destroy mailboxes call the police on everyone post up false web sites creat havoc in the building for other peaceful tenants.

Her boyfriend is a jobless homeless boy. He was not offered the position as an onsite manager in order to get free or reduced rent and this is the result of Saras wrath.

We have been informed that Anthony Clark, also a tenant in the building is her side kick.

She says this below, because she made her daughter fall inside her unit to make it look like an accident in order to blame Milan Mgt. for faults within her unit. This is a ploy to get away with free rent for a few months. FREEBEE free loaders.

This tenant is a troubled woman who has caused multiple problems in this building owned by Milan Properties. She is being evicted yet again! Her children have destroyed the pool area and its floats. They destroy mailboxes call the police on everyone post up false web sites creat havoc in the building for other peaceful tenants.

Her boyfriend is a jobless homeless boy. He was not offered the position as an onsite manager in order to get free or reduced rent and this is the result of Saras wrath.
