We are very upset with this company we will never deal with this company gain. We had send this company many clients,but after what they did to us we will never recommend anyone one Elsa again.We went to this company before June of 2005 to refinance to pay some our credit cards and lower our Mortgage payment. The person who was dealing with us which was Joe Boxer

Didn't take care of things until August by that time out credit score was down.We close in August but we were not happy with the out come. Joe Boxer never sat with us at anytime all our whole communication was by email or phone calls. We wanted to pay a little to all our Creditors. We just wanted to catch up and work with the
creditors to bring our monthly payments down. But the Mortgage Company only pay one credit card off and told us to use the credit card to pay off some other bills.

This Credit card which was Citi was paid 15,124.49 from 9,306.60 that we owe them 5,817.89 was late charge and over the limit charges. When we sat with the lawyer
from the title company in our home we told him this is not what we wanted to do. We told him we wanted a lower our Mortgage payment and we wanted to pay a little to all our creditors so we didn't have to be getting over the limit charges and late charge because that was what was killing us, not just one Credit card. He said sign the papers so he didn't have to return and that we had 72 Hour to decline.

We call Joe boxer but he never return our call so we try reaching out to the lawyer he didn't return our call so I started emailing Joe boxer then he email me back and told me it was to late to do anything. So My husband was upset and went to his office and they had some words.

Joe Boxer boss came out and said he would try and fix the problem but noting ever happen they claim the tile company said it was to late. So we are back to
square one and even worst because the mortgage is higher and the interest rate is higher from 1,144.97 that we use to pay we pay now 2,403.98 and the interest rate was 5,750 now it 8.650

I think when you refinance to pay bills off it should come from us who we want to pay. This was one of Joe Boxer Comments after fighting for a couple of days back
and ford "National Title has formally told me that they will not re-issue new checks now. We have gone way too past the 3 days of Rights Of Precision and if they ever got audited they would be fined.

Suggestion from All:

Pay Citi off with the $15,000. Ask Citi to now lower rate and to please issue Credit card checks, Line of Credit. Pay $10,000 worth of other bills to other creditors like you want, and now you are in the same ballpark that you wanted to be in.

I don't know why I didn't think of this in the first place.

What they charge us to refinance was crazy 15,000 they took half the money from 15,000 only 2,750.00 was for School tax.

The lawyer from the Tile company National Title & Settlement Service Inc. told us that they were paying our tax in full to the Tax Collector and if we got a letter from the tax collector to disregard it. Well thank god we didn't disregard. The tax were 4,127.52 and the tile company only held 2,750.00 so we had to put in the different which was 1,377.52 when I notice I call the tax collector and ask them what such I do they told me to call the tile company escrow to send me the money they had in escrow and that we had to put
in the different because they don't take half it has to be paid in full.

Then she asks why did they only take half of the tax money and not all of it. I said I don't know. So I call the tile company escrow department and told them to send me the money so that I could pay my taxes. Well I kept calling every week and they didn't send it finally I got it Oct 10, 2005 when my taxes had to be paid by Oct 3, 2005 and when we received it was short 100.00 dollars so I had to pay a late free of 2.00% which was 82.55.and the 100.00 dollars that was short.

I call them after and told them that they were shot 100.00 and that I had to pay a late fee and they kept giving me the run around the person name was Gina Lorusso which she claim their are two Gina every time I called so this time I said I wanted to speak to someone over Gena since she claim she was the Supervisor so they put on Michael which was involved in everything
with Joe Boxer from Mortgage It.

So I told Michael That I was making a formal complain against Joe Boxer from Mortgage IT and Gina Lorusso and the other Gina and on him too Michael. From National Tile and Settlement Service,Inc.

So now I got the check by UPS Express Monday Oct 31,2005 for the total of 183.00.

Now after all this our Nov payment to Mortgage IT was not paid in full since we had to use the money for our Tax's. My complain about these two companies Mortgage IT and National Tile and Settlement Service, Inc. Were very poor in dealing with our issues very unprofessional so we needed to address these issue to the higher up.and make a formal complain Would like to hear a respond from someone on this issue. Our main reason for backing up is that we have a double wide mobile home in a mobile home park and the person who was going to purchase it back out at the last min after we had purchase the new home so we have two Mortgage's to pay so we started backing up on Credit Cards and some time on the on the mobile home mortgage.

If we try paying the credit cards we back up on the mortgage. That's why we wanted to refinance to bring the loan payment down instead this mortgage is double the amount then the first one. Now we get a letter saying they sold our Mortgage to EMC Mortgage and I came on the Internet to look them up and I find that they have lot of complains against and a law suit so that worries
us.

I have send a letters email to Mortgage IT, HUD Mortgage IT board member, National Tile and settlement. but on one has answer us. Dishonest predatory. I think he harm us now we have difficult in keeping up with our payments and we are afraid off getting foreclose on the house. This consultant prey on us since we are not familiar with the banking system and we really needed to refinance. Who can we make a formal complain too.

If we talk to the Mortgage company would they lower our
payments or is that only don't with refinance. Our Mortgage is 2,403.98 so for Nov we only pay 1,000.00 and now DEC payment has to be in no later then DEC
15 which we don't have at the moment so we call Mortgage IT and they said we owe 4,856.03 and we told them we send a payment of 1,000.00 and they said they never got it Now in my banking on line it show that it cleared 11-16-05.

So I address to my bank and they told me that they will send a copy of the check and when it cleared to me and to Mortgage IT. I am really worried of getting foreclose especially that they just sold it to EMC Mortgage and I was reading this article Below .

I wrote to the Attorney General BBB,Banking Department,FTC, OCC ,HUD and no one has done noting all they do is give you a file Number and that it..The Mortgage company that I had the problem with say it's in their investigation Department, But when we call we get no answer we leave message and they don't call back. Who can we get help from.

I am very upset about this issue. But when you try to do something about it or ask for help BBB and the Banking Department, OCC, Hud, FTC they do noting about it they give you a file Number and that as far as it goes.

I have even contact the attorney General and noting.So I am going to post two email that the consultant send us wanting to lend us money that he would give it to my daughter and she in turn pay him after but we refused we told him we would take out of my husband pendion because he said we had to have money in the bank for him to do the refinance for us.and the other email is when he said our payment will be lower then what we were paying.I have other email but I will post these first.

Please read pgs 25 and 26 regarding reserves to close.

The only way I will let you borrow the $5,000 is as is.

Acceptable reserves to close, as a gift, must come from an immediate family member. Since I am not, the following situation must occur.

1. I will give Jess a Certified bank check for $5,000.
2. Jess will then GIFT you $5,000 out of her account with the conditions stated on phs 25 and 26 regarding gift reserves.
3. Jess must give me a Post-dated check for $5,000 dated for the time you intended to return the $5,000.

That is the only way this transaction may occur.

He could withdraw from his pension but not before August 13 tell me Joe way do we have to have money in the bank if we had money in the bank we would not be refinancing we would just pay what we have to pay I don't understand that. Dennis said to call him

Dennis Lil,
I got the old credit report extended to 60 days.It will expire August 13,2005.
I was only able to get you 1 straight loan at 95%, 332,500.
I can not shop around for 100% unless they agree to use my credit report.

Youre rate is not favorable but it keeps youre monthly payments down and keeps you out of BK or selling the home.

Dennis, what is the deal with youre pension. We need to discuss what we are going to do about the reserves.

BTW, I still need to get the loan approved as well as the appraisal..

I had to file Bankruptcy in order to try and save my home.After what happen with MortgageIT.The Banking Department send a letter to MortgageIT that they have to investigated and write back to me in 30 day but as of yet I have not received any answer and it pass the 30 day's.So now the Banking Department has send them another letter as of March 15,2006. I spoke with someone from the Banking Department today March 16,2006 and I ask them what if they don't answer they said they have to answer after this letter we send them and told me just to wait a few more day's.I told the Banking Department that I have file Bankruptcy because of this and they told me to write back to them and put it in writing that I have file Bankruptcy.

Today I recived a letter from EMC that we have 35 day from the date of the letter to pay what we owe or they will forclose,They are saying we own more then what we really owe.

I have to ask.... Like the attorney said you had 3 days to cancel the transaction, why didn't you? In terms of the rest, you wouldn't be where you are if you walked away. No one to blame here but yourself!
