We did a short-tem lease to check out the building before deciding if we wanted to purchase an apartment. I was shocked to learn how thin the walls are. We hear our neighbors above us and next door to us all the time. The AC is broken most of the time and the buidling is un-kept. It is very dirty. The AC is also broken in the gym for long time, and there are plumbing problems so it smells really bad.
Then we learn that short-term leases are not allowed at this building but they did it anyway. So we are happy to have the experience so not to buy at Nautica. The views are nice from the building and that is all that is good.
The hallyways are dirty and they say they will remodel. But when I talked to neighbors there, they way that for years, the HOA is saying they will remodel. That is how they lure in buyers, to make them believe the remodel will raise the value of the property.
Don't buy and don't rent there... Glad we have moved out! I feel these real-estate companies should post honest images! Worst place we ever lived in Miami!

My boyfriend and I moved into this building last year and this is absolutely the worst building we have ever lived in. All the buildings I know have done proper repairs after the hurricane. We have mold issues throughout the building. Our gym is in a complete mess and it cannot be used. All they did was paint the hallways and lay down some new carpet. The security is absolutely a disaster in this building and to make matters worse, they allow construction over the weekend.
Unit 502 has been making a lot of noise continuously for over a month and the front desk said that they were repairing their floors. There is not a condo in Miami that I know of except Nautica, that allows you to do construction on Saturday and Sunday. The noise goes on from morning till night. Even when the construction ends, you constantly hear your neighbors and pipes banging in the walls. ​
It is extremely rude of the Neighbors in 502 to do construction on the weekend when they know it is disturbing everyone's peace in the building.​
We are submitting a request to our landlord to see if he will let us out of our lease.

I hope this report will be helpful to anyone considering buying a unit at Nautica Condo, (((REDACTED))), Miami Beach, FL 33140. After renting at this building for one year, I was shocked to learn of all the on going problems. They changed the management company and it is still just as bad as before, if not worse!
Constant water leaks throughout the building. Pipes break every other week. And they make a banging noise within the walls. I would also like to mention that the walls are so thin, you can hear your neighbors above you and next to your unit. It is really a horrible building.
There is no service as they have a door man, but they don't assist with anything except pointing where you need to park your car. They leave people standing outside the gate because they leave their post and have no clue someone is trying to enter the building.
