This is twist on a classic "advance fee" loan scam. Don't fall for it. The supposed Lender, Nick Saparilis (name and address cannot be located on internet or any listing- likely an alias) advertises on craigs list that he has done $40m in loans , promises and agrees to just about any loan terms you request and then strings you along with a written LOI (letter of intent). Says its private money from his "Dad" but he's the lender. Nick says he is about 35 years old
The twist is when says he needs an appraisal (reasonable request) but then says he can use ONLY one in California (The Stonehenge Group - Mark St. George) no matter which state you are calling from. You then will receive an email / invoice / wiring instructions for a "desktop / summary" appraisal from St. George. The California appriasal board has him listed but his license is revoked!
After you bring up the REVOKED status fact the conversations with Nick get more improbable, poor excuses will begin and you realize Nick can't be running this scam by himself. If you ask for a "Proof of Funds" you will likely not get it.
So, with a very little digging you'll see that the appraiser Mark St. George has a SON NAMED NICK, 34 years old, and LIVES in Danapoint CA. Just a coincidence? Don't think so. You do the math.
