I approached Oak Run Apartments at 5801 Preston Oaks Rd, Dallas, TX 75254 around the first of July, met with the assistant manager about apartments and she said they had one, and showed me, on the back of the property facing the back lot. I was okay with this so I filled out all the paperwork and was approved a day or so later. No big deal right. I decide to ask her what unit # this is and she gave it to me. I drove thru the apartment complex around the 10th and decided this is not what she told me, this unit is facing the front of the parking lot, no back view, no back door, no sliding glass. I called her and told her, and she asks someone, and says oh yeah, it is on the front. So, I would have been out of luck as availability and the time frame I am looking at to move is dwindling. This is the first hint I should have had that they will lie to you in every breath. I advised her I would not lease this and if there is a nice spot available I would lease it.

About mid July 2013 the assistant manager finally had a unit that would suit me on the third floor and pointed it out to me, I said that is good, let’s see the model apartment. I walk the model to make sure of things and how it was laid out, nice floors nice place as was represented to me, and I asked, and the one I am renting would be the same. The assistant manager says yes, it will have the same dark wood floors, everything is made ready, painted and if the carpet is no good they will replace it. She advised me of several things and promises it would be nice. She says this one will be available August 7th. Good deal. I had already paid the deposit and application fee so I signed the sheet on this unit and figured, they have almost 17 days to get this ready, 7 days as of the move out of the current tenant. Great, I am excited, nice smiles and we will take good care of you.

August first comes around. I walk into the Oak Run office and hand over a cashiers check for $1,400. I handed this to the office manager, the one with the old woman hair cut and I asked “this apartment will be nice?” and she smiles and says yes, it sure will be. I am feeling really confident in them at this point, trusting, and relying on them to keep their word.  

Noon on August 7th, coming by to sign the lease, get keys as the movers are on the way with my things, the electric and cable are already set up or coming. Movers paid for, electric set up, deposits paid, rent is paid in good faith and now I walk into a hot, wet, nasty apartment. This is nothing like the model, a full misrepresentation, defrauding me. The apartment is boiling hot, the a/c is not working and my electric has been on since the 1st of August, running up my bill because I trusted their word, the assistant manager and the manager. The fridge is “old” and “yellow” dented and gashed on the front door, cracked on the inside, the stove drip pans are missing and the stove is so dull from being scrubbed, the blonde nasty fake floor has gashes in it and is peeling up around the edges, pure nastiness, the walls in the bathroom are bleeding something yellow as you can tell they never painted a thing, just move in right after someone else moves out basically, the tub is the nastiest dingy brown and dirty tub I have ever seen, there is hair from the carpet cleaner guy all over the nasty blonde fake wood floors. This is a quick eye check and I am embarrassed, hurt, feeling like I have just been stolen from, defrauded and certainly had just been taken advantage of. I walk back into the office and the assistant manager says she walked it herself. Then why did you not see all of these things? I asked of her with no response. Then the blame game of the maintenance men came in. She would take care of it.

I am in a bind at this point, I have paid them surety deposit and fees of $200, $1400 for two months rent up front, I have transferred my electric and paid those fees of $75, I have transferred my cable and that is another 160.00, and have the movers already picking up my stuff out of storage which I can not stop at this point and that is another 400.00 already invested, all at the word and duty of these managers.

*Now I see those smiles were saying, nice screwing you.*

There at noon, I go ahead and sign, as she is saying she will step up and fix these things and make it right as per what they represented. She advised me of the parking, the gate security keys, which do not work and never have from what I hear, a fraud as they do not work and this is a misrepresentation, also that one of her pet peeves is not to leave trash by the dumpster as she will go looking through it to find out who you are and fine you, funny, small dumpsters have not held the trash since I have been here, total garbage dump if you are viewing things from your parking lot views. She also says, no one ever is to put their garbage outside the doors as they walk the complex and write up and fines anyone that violates this policy. Funny, every door has trash in front of it all throughout the week. The entire stair case where I live and walk up is the nastiest sight. Good luck with the nasty smell of old wet cigarette buts and all the way up the stairs. All talk is what I am thinking but will give them time to fix my apartment. The assistant manager says they will fix the a/c and actually the corporate lead maintenance man has ordered another a/c unit for it as he has already ruled this one non functional and they will do something about the floors.

Five days go by now, I have moved into a wet, sweltering apartment. I am sweating myself to sleep and trying to keep a fan on me. I asked what holding things up and again the excuses. That air conditioner is not here yet, and they are going to order it. What? You said they already ordered it and just lied to me is what I am thinking once again. Here I am five days later still sitting in a hot apartment and along with all the other things I just turned in on the damage listing. More promises, lay it on the maintenance men when the manager and assistant manager are the ones putting these things off. I am starting to see their scheme now, fraud and to misrepresent. They have put in the new vinyl floors now, painted the tub and all my belongings with it. Overspray on my expensive towels, finger prints in paint where they picked up all my stuff and overspray all over the pictures of mine as well. This is upsetting, to not have any care of my expensive belongings. They put paint in my nice, not to be used trash can, paint chips all over the floor, dirty spots in my carpet. This is what you get here. No professionalism and definitely using people off the street to do maintenance, it seems to me anyways.

Days upon days of excuses now which I find are actually nothing but lies. I am living in a sweltering apartment and every promise being made is simply a lie and not coming true. I walk into the office around the 15th of August and the assistant manager says they are going to take care of me for putting up with all this and only made excuses, one being they fired the lead maintenance man. I am okay, said okay, good deal, cool, fix it then. Good, everything handled? I am thinking, okay, great, this weekend I will actually be able to have a cool apartment and the damaged items will be replaced. She is promising this. I have still been nice to this point, nice in the face of this evil as I know now. Hindsight, right?

No, I walk into my apartment two days later and it is still the same, over 12 days now I am paying for a nice apartment only to have a third floor sauna apartment. UNMISTAKABLE LIES AT THIS POINT.  I walk into the office, there is one of the worker girls sitting there, she is looking at me like, yes, they are screwing you and I am very sorry look in her eyes as she sees her own company lying to people, misrepresenting people and in essence, stealing. The assistant manager walks out and asks me, did they get to everything? I said are you kidding, you are asking me. I have been living in a hot apartment that your company chose to dump me into without regard for doing the things you, the assistant manager represented to me.

I advise her I am getting a lawyer first thing in the morning through my legal plan. I walk out and go back to my apartment literally hurt, embarrassed and again, totally feeling taken. I have paid for over half a month of grief, nothing but grief at their hands and lies. I get a call immediately as I am back at my apartment. The assistant manager is asking my why did I sign? I said I was on the spot and can’t wait several more months for an apartment to be ready as I have paid for all of my transfer fees, movers and other expenses I had to pay and outlined those for her. I advise her I do not want to talk to her four times, but she kept spinning this back on me as my fault, my fault for moving here, my fault for not saying anything, but which I did and nicely only to be met with lies. I told her again, I am not okay to talk right now and will talk later, still being nice. She kept coming with the attacks. I finally had enough of her especially now that they are going to spin this back on me and said, “you guys are screwing me over” and hung up.

The next day, most of the things are fixed and as I am walking in at 5:30 they are just finishing putting the fridge in to replace the old ancient one from the 70’s and all the other things I notated as the most important. The other eye sores I guess I will have to deal with as this has been hell and a waste of my months rent dealing with this set of scum.

Now a couple of weeks pass, and my air conditioner is leaking big time on the floor in the bathroom. I fax over the nicest, and I mean very nice request to fix the leak as it is ruining everything and I am using my belongings to divert the massive leak. No response, second day, no response. I call on Saturday morning, the manager starts chewing me out saying the maintenance men told them what I said. I said what, you guys need to fix this and when can you get someone over. I laid it out on the misrepresentations and shut her up. She said will call me back in twenty minutes, and did, and got the maintenance guy to come stop the leak. We agree to move forward and work this out and all is well. Great. Maintenance guy comes and stops the leak. He says he will be back on Monday to fix the ceiling. Great. All week goes by, no ceiling fix. I called on Friday, the manager says they will fix it on Monday, I said that is Labor Day, oh, then they will be there Tuesday to fix it. Nice conversation, polite and I am thinking things are back on track after talking with the manager last week. Now another whole week goes by, no fix. I call on Friday evening as still no one has come and I am ready to put things back into my bathroom, one that I pay for but can not use. I call and the assistant manager hangs up on me once I introduce myself.

At this point, I call the corporate tenant relations hotline, voicemail. The receptionist gave me the district manager number in this area, but when you call, they will not let you speak with her or allow you to email her and sure enough, no response.

Trust me, this place is ready to mess with your life if you dare say something about their consistent lies and misrepresentations. They know what they are doing. They moved me into this nasty apartment like they must do everyone on the hopes they will shut their mouth and not say anything. They will not fix this nasty ceiling now to show me who they are, to show me I will live in what they see fit.

If you are looking at this apartment community just know if they are saying it, you will want it in writing. In my experience, they have no problem lying to you, defrauding you and holding you hostage by not doing repairs just to spite you and show you they are gods. The two managers in here answer to nobody obviously and are ruthless if you challenge them on their lies. Please do not trust the smiles as you are nothing more than a victim in my opinion.
