We are new to OCWEN and already have had nothing BUT problems.

We had a private mortgage which apparently was sold, as we rec'd a notice from a mortgage note company in Maine, next thing we know we rec'd the welcome letter from OCWEN, telling us they now had our loan.

Well we have 2 different loan numbers to date, the first loan number came with a payment letter to send the payment to Miami Fl, and payment was due on 8/1/02 - our MORTGAGE note has due date of the 4th of each month. We mailed the payment and also called the friendly help desk - low and behold only my husband is listed as on the note according to their info. This initiated a lengthy conversation and them demanding I mail or fax them a copy of my note, which shows I am on it also - I told them they should have it - well the paperwork was somewhere else.

My husband had to get on the phone with them to ok them to talk to me. So she graciously put it in the computer that I am allowed to talk about the loan.
Well my payment was never rec'd - as I sent it to Miami with the acct number on the letter - I was told it should have been sent to Los Angles with the correct loan number. So I stopped payment on the first check, re-issued a second check, mailed it to them on 8/26/02 and to date still has not cleared my account.

We believe we are in mortgage hell! I have a contact name, Phyllis, who of course called me about the first check never being "found" and I told her I would send her the replacement check and put it to her attention.

We want to join the class action suit also. We are in the process of selling our home and from the horror stories sounds like it might take forever to get a payoff figure! Please get me the info to join the suit!

Changing Loan Numbers to declare information about your payments "lost" is one of Ocwen's fraudulent tactics.

It looks you have the very same problem I also had with Ocwens. To this date, I do not know the whereabouts of my RE transaction with that despicable institution.

My Lender is New Century, who gave me a Loan # and told me Ocwen was going to be my Servicer. Three weeks after my unfortunate closing, Ocwen sent me a SECOND WELCOME LETTER. They did not know anything about me or my loan papers (read $)because, "it was lost due to the number change".

I advise you not to take their answers seriously ("Ocwen" is the definition of "Disnonesty" in my dictionary). They do not honor mail (Certified or Express, it does not matter). They are always lying on the phone. All they want is to take your home away from you and leave your family homeless and destroyed (Their actions are so LOUD!).
I'll tell you what I did and do expecting to be able to protect my family, you can do it too:

1. File a ripoff report (you already did this)

2. Pay them using your bank "on line payment services". (Your bank and you will have proof of your timely payments)

3. Send them certified return receipt letters all the time and keep copies for you file. Staple the "green card" to your letter when it comes back to you (they will not take your letter seriously but it will help to document your DEFENSE FILE when needed in the future)

4. Send Certified letters, continuously, to your County Department responsible for property taxes, and to your Insurance Commissioner. You need them to be aware of the way they handle taxes and insurance.

5. If they changed your loan # chances are they took some money out of your equity to profit(It's called "tying") without your knowledge. So, send a letter to the Department of Revenue clarifying the matter, just for the record. You want them to know you only have that one very "unhappy" Ocwen Mortgage. A second (always certified)letter to the IRS Criminal Division will not hurt.

6. Call your Sheriff every week to find out if they filed foreclosure against you (It is saddening, but it will give you a little "peace of mind", every week)

7. Do not hire a local lawyer (they are powerful and will buy your lawyer if you are not extremely locky. Chances are you can not hire a full time hardworking and competent lawyer needed for this case anyway).

8. Keep copies of all their letters and log all the calls related to them.

9. Write certified letters explaining every thing to the Task Force Against Financial Crimes,local, state, and Washington offices (they will be obligated to pay attention to these letters if you do it at all levels. Sad to say, they might ignore a single letter if witnessses do no exist) and keep records. Do not send them to Ocwen (your enemy is not supposed to know all your movements)
10. Remember HUD does business with them. Also remember that membership in the Better Busineess Bureau is paid, not earned! So,as of now,ignore them.

11. If you are shy, declare yourself BOLD (I had to do it and it is the most difficult part for me). Think of your name and face in the media, or imagine your family "homeles". Do you have a choice?
12. Realize this is your personal WAR. Your are at War with Ocwen, for you, for your family, for your fellow Americans and for the love of justice and democracy.

13. Prepare yourself for war (physical, psichological, financially).

14. If you believe in God bend your knees every night and pray. If you do not believe in God, do it anyway (It is a relaxing and strenghtening practice in war times)

15. Decide to fight until the end whatever it takes. Don't you love your family more than anything else? More than Anger and Frustration, Love is your advantage over that despicable institution. Put it to work.

16. Do not give up in this fight.

17. If you see they are coming to kick you out of your home, do not do it without calling all Radio and TV Stations you can think of in your city.(Always have their #s at hand) Be ready for CAMERAS AND MICROPHONES, many of them, around you, your family and your home, if that terrible moment comes!

18. Do not forget you are not alone. We are all united in this pain, there are too many victims. Just hang in there.
