After finishing a long term contract at Ocwen I was contacted by a "VICTIM" of Ocwens business practices. I did not work in collections, but I did have an office in that area. I did speak and meet with the executive managment in the company numerous times. And after almost a year of being involved with the CEO, CFO and the COO.

Ocwen I can say without hesitation that Ocwen has a business practice that is designed 100% to charge fees that have no legal basis in order to get people to miss payments or fail to make a payment on time during dispute so the home can be foreclosed on.

Ocwen will then contact Real Estate agents they have made deals with and prepare to sell homes before Home Owners have even been contacted with foreclosure notices. I have personally wittnessed conversations held with Bill Erby in which collections agents are encouraged to add fees and interest and then should not respond to homeowners in order to increase Ocwens chances of foreclosing on their property.

When I completed my contract and was contacted by a "VICTIM" of Ocwen I was pointed to this site and could not believe the number of complaints and the lives they have damaged.

I believe it is appropiate to give each of the chance to let Bill Erby the CEO of Ocwen how you feel.

Ocwen goes to great lengths to ensure that information does not leave the company, they have software that monitors outgoing software and captures names and numbers and holds it. But the written word still has some advantages.

ARIZONA VICTIMS HUD/OCWEN

Are you or anyone out there reading this aware of any other victims here in AZ concerning HUD and OCWEN? I have to try to dig my paperwork out as well, but I may not have ALL as my home caught on fire while with OCWEN and there was force pplaced insurance on the home, but naturally OCWEN refused to accept the claim, but instead tried to foreclose even though I was burned out of the home trying to re-build at the time. I have filed a report on this site a few years ago concerning all of this.

I pray to GOD that they ALL pay for what they have done and are still doing to people. I have been through a removal of a kidney and tumors, but I have to say that this experience with OCWEN and their constant harrassment has caused me more emotional stress and heartache than anything else I have ever gone through in my entire life.

Catching up with posts from Robin and Marlene and I definitely feel I made a mistake thinking you could be a Helper to us Victims.

Both ladies are RIGHT. I had a momentary lapse then most of you, who are trained fence sitters tend to pray on weak and worried souls.

My trust in the Lord is strong, but as a result the devil (Ocwen, Litton, and you) constantly torment us.

So if you do not want the rath of God I suggest you do exactly what Robin & Marlene have said.
PROVE IT.

You listened to these high-level Ocwen conversations for a "long time" and it never occurred to you that nasty plots were underway that were destroying people's lives?

Then someone led you to Rip-offReport.com and only then did you see the light about what was going on? That is scary, "Ralph", but I suppose some might be slower to catch on.

Very good information in re Sarbanes-Oxley. The problem is that laws mean little or nothing to Ocwen. The 1999 FDIC audit of Ocwen tells all of us that there is already awareness at federal levels concerning Ocwen's flawed accounting. We know the OTS (Ocwen's supposed regulatory body) has been notified hundreds of times, as well as the FTC, OCC, ad nauseum.

These regulatory entities are slower to catch on than you were, so they must not be reading RipoffReport.com OR any of the thousands of letters they have received concerning this company.

Just what part of Sarbanes-Oxley needs to be addressed? ALL of it, perhaps? And ask the SEC how Ocwen can continue doing what? Manipulating stocks, buying analyst calls, cooking their books, stealing homes...Your report gets somewhat vague in the area of what we are supposed to be asking.

Immaterial at this point anyway, since Sarbanes-Oxley is not binding until the end of this year. It would be a monumental waste of time to try to enforce a law that is not yet in place. You wouldn't be trying to distract us here, would you?

Ocwen has demonstrated time and time again that they feel they are above the law and the so-called regulatory agencies continue to let Ocwen operate in that unlawful manner.

Ocwen does "care" more about some folks than others. Some folks are more open in exposing the wrongdoing of Ocwen in various forums and this seems to bother Ocwen a great deal. If Ocwen could pinpoint these particular people, it would aid them greatly in their harassment and/or foreclosure efforts. Ocwen operates firmly under the "Kill (gag) the Messenger" rule.

The only effective thing right now is an affidavit that can be shown to a judge until the preponderance of evidence finally proves that Ocwen engages daily in illegal, immoral, and unethical acts that do willful damage to innocent people.

This can be nothing more than a printout of your original report with a line that says "I attest that all the above is true", your signature, address and phone number and that all important notary seal. Simply mail it to the address given and you are done.

It will not show up in this forum or any other, only in the court where whistleblowers are protected. What can you possibly fear from that?

How much easier can it be? And think how much better you will feel, "Ralph", by helping so many victims of the corrupt system in place at Ocwen.

If you can walk around daily knowing what is being done and remain silent, then you must be complicit in or agree with these actions. There can be no other explanation, otherwise you would never be able to sleep at night. You destroy your own credibility more with each report you write.

You mention the "power of the written word" in your original report. Demonstrate your belief in that power by applying your power of written words in the only venue that counts; the legal venue.

If you are unwilling to do that, the only thing left to do is tell them that you tried your darnedest, but it turned out to be a wild goose chase. Game over, sleep well.

I was on a long term contract, thank God I left before the first of the year. I cannot say specifically what I did or the good folks at Ocwen would know where to come looking for me. I put the term "VICTIMS" in quotes because I didn't know how Ocwen operated until I was there and a friend I knew in the real world pointed me to this site. He showed me the "VICTIMS" stories on how Ocwen did business.

Now if I were really motivated and angry at Ocwen, which I am not but a lot of people with really good reasons to are. I might start by looking at the latest SEC regulations that require companies to adhere to certain laws by Dec 2004. Now once I went to http://www.sec.gov/spotlight/sarbanes-oxley.htm
and read this I might start asking Ocwen and the SEC how they are doing it...................??????

The first question I would ask is does Ocwen have any former employees doing this? If they do then they are probably breaking the law, this isn't state or county but Federal and some of the Executive Officers might face jail time.

Now someone pointed out that I might be working for Ocwen and trying to fish info out of people. Think about that for just a minute, why would Ocwen care about who you are if they can foreclose on your property, they already have your name, address or at least what used to be your address........

Arizona and HUD

Cyd in PHX, AZ. I too dealt with Ms. Nunez here in AZ. I was also put on the 3 year plan and agree with your statement regarding HUD. There is definitely something that is not right between these two entities. I am sorry to hear of your loss. I have been able to re-finance at an even lower rate. My credit is completely damaged now from them and it is going to take some time to repair this and all of the emotional up's and down's they have inflicted.

I have been going thru my 2 storage sheds and have found almost every one of my papers, documents with dates and times and my journal with even the employees names I talked too. I also have every one of the faxes (copies) that I sent to the OTS along with notes and times and names since 1996 when my loan was bought by Ocwen. As a matter of fact, I even have a copy of my original contract that Ms. Nunez had me sign in order to participate in the "Ferrell(?)" program. (This was that 3 year HUD program for people in trouble and behind with their payments) In this document it states clearly that if and when this loan is bought by someone else they are to honor HUD's contract. I submitted my sworn affidavit about a year ago with proof of every house and tax payments, but now I have found the rest. I had weird vibes about this company and HUD too for that matter way back!

According to law, all servicers have to honor the previous arrangements. Of course, OCWEN DOES NOT HONOR ANYTHING.

OCWEN DOES NOT KNOW THE MEANING OF THE WORD HONOR.

You have the right to just compensation. Contack Sir Kweku Hanson, immediately! if you have never done so.

Don't forget what they did to you. Because you never lost your house. We neve loose our homes ONCE. That pain is a daily, slowly, never ending misery. In other words, Cyd, at the end of every day, you lost you house again, another day!

No money can pay back for all your anguish; but MONEY IS THE LANGUAGE OF THE INGENUITY DRIVE BEAST, OCWEN FEDERAL BANK, and it can place those thieves out of business for ever.

Marlene, I was the one that asked you if I should chain myself to my front porch when the constable came for media attention. Bill, Bob, and Russ, don't want to hear from us. And they know us very well, since they are our victimizers.

Your Bill, your Bob and your Russ, don't even like to hear our voices in the presence of any federal judge. I, Marlene from Miami, the one they know very well, would feel very happy to talk to them in the presence of any judge, journalist, etc.

Your friends prefer to play with the equity of our homes; but they don't want to talk about it.

Why do you think, your pal, Bill, is begging not to show his face in court in the Hanson v. Ocwen class action? We. their victims, are all ready. Where is the difference? We are decent people. He is not!

All of us, their victims, are purposely ignored by your friends, Ralph. And don't tell us they are not your pals. At this point in time you are crazy if you expect us to believe your hands are clean.

Why do you think we talk to the OCC, OTS, DOJ,HUD, DOR,FBI,IRS,FEDS, etc. etc. Well, simple common sense explains it: Your friends, Bill, Bob, and Russ, don't want to talk to us.

Gee, "Ralph", you are being very open and honest for an ex-contract-employee of Ocwen. The phone numbers are a nice touch.

You are very factually stating what you saw and heard, right out here in the open for all the world to see. Amazing! We have waited ages for you to come along and tell us the real truth. Where, oh where, have you been?

There are some things about your report that bother me, though, and I would like to address those.

Why did you enclose the word victim in quotation marks? Every time you used it? "VICTIM"

That is usually done when a word is being used in a facetious or frivolous manner. Which indicates to me that you truly believe that there are no Ocwen victims at all.

I would very much like to believe that you are an honest forthright guy who managed to work at Ocwen "long term" and remained untainted.

However, that is not possible. There is a miasma in the air at that company that taints all it touches, often permanently!

"Ralph", I think you are an Ocwen shill on a fishing expedition to obtain information. Do you really think that any Ocwen victim is goofy enough to call these numbers in this age of caller ID and sophisticated recording equipment?

I am not going to hammer you here as I have some of your cohorts in the past who have made attempts to lead all Ocwen victims off the edge of a cliff. I am willing to admit that paranoia runs rampant these days and I certainly may be letting mine get the best of me.

To prove the veracity of what you have said, "Ralph", please send a written, signed and notarized affidavit stating these same facts to this person:

Ralph from Florida, may God Bless you. It takes a very principled man to state the truth and do it publically for all to see.

I only wish there were more people like you in these fradulent businesses who would speak up and say it like it is.

Especially your comment on how Ocwen has preplanned sales of soon to be foreclosed Homes.

Based on your observations I can only think the same holds true for others like Litton Loan.

Some day soon I hope other employess come to their senses and become human again and speak out just as you have done.

Ethical issue, now looking for work elsewhere

I have been working at Ocwen In Orlando for the past three months. I am now looking for work elsewhere. This company is not ethical and I cannot belive the instructions that the collections agents are given. Or what they tell people who call with legitimate issues. The Call Center in Orlando is almost 900 people and they call it the companies BREAD AND BUTTER as they push people out of their homes. This is wrong I am shocked when I here Ocwen supervisors boasting of how they will take this real estate or that one.
