I fell behind in making my motgage payments and was late in paying the mortgage in December and January of this year (2010). I called to make arrangements to pay them and requested the payment amount with my 1st and 2nd mortgages.

My 1st mortgage sent me the amount I needed to pay and I did so. I am back on track.

OCWEN (my 2nd) sent the 1st reinstatement quote. I was shocked when I saw several 'generic' late fees that doubled my mortgage payment. I thought it was a big mistake. The fees were just lumped together as 'late fees' and 'service fees'.

I called them and talked to a service representative. He said that OCWEN reserves the right to add fees even after giving a quote of how much the fees are and when they are due. So I requested the total amount of re-instatement with all the fees.

I received a 2nd reinstatement quote due by May 15th with the added fees. I paid it on April 30 before their deadline, including bringing the mortgage current.

I just received another invoice from OCWEN for more than double what I paid, due by 16th of June.  I called them again because I thought it was a mistake and explained I already was current on my mortgage.

I was told that those fees were incurred before I made the payment and they were valid fees. I asked what the fees were and if they would itemize them, which they supplied to me via internet.

Since I am a seasoned Realtor, I recognized several of the fees as 'closing fees': such as a $900.00 Title Search fee and a Loan Closing fees of $800.00.

I now have 3 different quotes for 3 consecutive months none of which are related to each other.

I requested to talk to someone who knew what those fees really were. I was told that was what they were and they were not going to change the fees.

This does not seem legal. It seems like racketeering. Closing fees should only be charged if they are closing (or foreclosing) on someones property. If there is anyone who is pursuing legal action against OCWEN Loan Servicing, LLC I would gladly help out any way possible.
