I had a mortgage loan with GMAC and everything was fine until my servicing was transferred to this HORRIBLE mortgage lender nightmare named Ocwen in March of 2013. When I opened my first statement, my loan amount was wrong, my payment was way higher and they had that I was over 15 months past due! My welcome letter was a "foreclosure notice" followed with many wrongful collection phone calls. The simply didn't care and when I spoke to them, I couldn't understand the person I was talking to and it was like talking to a brick wall. So, I applied for a loan modification with them and was told a few months later that I was denied. I went back to the original lender Impac Mortgage and after 5 painful months, I had a guaranteed modification approval letter in hand. However, after waiting 3 months for my documents that I needed to sign, I was told by Impac that Ocwen wouldn't allow this modification to go through and that (after I wrote a check for $1195 months before) I was denied and they would proceed with foreclosure...so, I complained over and over to Ocwen and once again applied for a loan modification. After waiting over 4 months, I was told by Ocwen (June of 2014) that I was denied as "I made too much money." This was even though I had an income reduction by 1/2 from 2012 to 2013 and documented it to them. One other thing to mention, I was told to order 3 appraisals and did so--all 3 were far less than what I owed and showed the property to be in fair to poor condition...so it was in their advantage to approve my modification as it would have been a complete financial loss for them should they foreclose. They kept my processing fee, I had a "guaranteed approval" in writing and I paid for and provided 3 appraisals that showed the property wasn't worth over my loan balance. Ocwen stalled me over and over again and got in the way of the approval from the original investor....they are a bunch of idiots and should be shut down immediately. What they have done to me is a crime, yet they continue to get away with actions like this over and over again. When is this ever going to stop. Today, I am told my home (that I personally designed and built over 12 years ago) is in foreclosure and that there is nothing they can do for me. Thanks Ocwen and thanks Impac Mortgage for ruining the American Dream. You are crooks and deceived me and will pay for this one way or another!

Hi Jon C and other violated Ocwen customers,

I routinely look for posts to answer in hopes that it will not only bring optimism to those homeowners and borrowers in distress but also some basic information to assist in fighting the banks that are "too big to fail" but yet don't appreciate the bailout that we provided in their time of need.  The debt collectors like Ocwen and Nationstar are simply just scumbags but they can be beat at their own game too just like the big banks can be defeated.  

It pains me that you have fallen victim to the unfair, deceptive and abusive practices of Ocwen (the current biggest offender in the industry) but you do have rights and I would be more than happy to educate you as to how to fight for your rights.  My firm routinely seeks out complaints online so that we can educate as to how to fight back on our weekday show called "The Daily Complaint" where we review a complaint and how to tackle it successfully.  We reviewed your complaint on the show today if you would like to listen, click here.

Our firm presently has many files that we are working on at Ocwen with many more coming in daily complaining of the same servicing and RMA abuses such as yours.  In fact, I have at least a dozen cases in my office right now that we are working on that also have been applying for a loan modification for years with too many abuses and violations to specify here.  My firm requests all the documentation that the servicer (in this case it is Ocwen) produced/received during this period and we utilize those documents as leverage to file complaints against Ocwen for illegal business practices to beat them at their own game.
