My husband and I refinanced in January and had a great relationship with the bank that originally had our mortgage. When they refi took place, they sold it to Ocwen. Since then, we've been having little problems with the posting dates of our payments.

My last payment was "supposedly" sent to the wrong address (I send my payments through my banks online bill pay service so highly unlikely) and they charged me a late fee. Determined to get that removed, I contacted Ocwen and demanded that it be refuneded, I had my bank on the phone with me who told them that they had the posting date of the payment as the first of the month so it shouldn't be considered late, etc. They did refund the fee and supposedly it's not being reported to my credit bureau. I checked with www.freecreditreport.com to be sure and it hasn't hit, yet.

I checked with their website (the address to that site has recently changed, the new address is: www.ocwencustomers.com check that out if you didn't know that.) and the latest payment has posted on time. My question now is, am I at risk of any problems with this company? If I continue to make sure I'm making the payments and that they are posted on time, am I still at risk?

Please help, I am very nervous now. I would hate to have to spend $10,000 or more to refinance again just to get away from this company.

Ocwen the failed bank turned a service LLC or Limited liability Corp. Yhey have 0ver 300 lawsuits nation wide and one for all the marbles that is a sure bet to not buy any of this companies stocks. I really hope all the employees who aided them get to go behind Bars and I mean
JAIL. The good guys who turned and told the truth. you did what you had to do.

They tried to foreclose on me 3 time in a row if that is even believable but its true. They first accelerated my loan this would catch me up of any lates or in the rear, sorry arrears. Three times I was froeclosed on for some reason I never caught up, I shelled out over 30 thousand and plus made all my payments.

When I refinanced Ocwen stated and lied on the Title one HUD statement say I owed 66,000 after almost 20 years and still added in a 22 thousand dollar fee called "Other on the pay off. The title company I discoverd is covering up documents and AMC just cleaned house if you had not noticed. They are in a investigation mode as I write and if it's true they really are cleaning up the mess they will have no choice here.

Know I had a fully amortized loan with FHA and deed or note call for no changes in it what so ever. I never had a forebearence as they insisted and never did I sign one document stating this.

Fear not. These guys are real good at installing fear. Get ready to use your equity to escape them as I would recomened to all as most of us have made money on our homes in values. So get out from them.I have not written for a while but it's time as I want to see them disappear and not by a little name change. You have no clue about Ocwen, apparently. Well, I do. I have been dealing with this company for over 3 years, and I can guarantee you, they are a ripoff. They do not post payments, have tried to place insurance on my house twice, even tho I have always carried insurance, and are trying to tell me there is an order of protection on my house, even tho my lawyers AND THEIRS have assured them there isn't. They still have me 1 month behind, when I am at least 1 month ahead, they take money and put it into a post-petition account, even tho they are not on my BK (which praise God is paid off this month). Do your homework, it's not always about somebody just not paying their mortgage.

FLGirl,

If you really are who you say you are, and are not in some way affiliated with a predatory servicer, I apologize'! But if you truly care about society as you appear to claim, you certainly need to become educated about the ever increasing practice of Mortgage Servicing Fraud.

BTW: I wasn't trying to defend those people who are simply complaining because their mortgage company isn't as forgiving or charitable, as they may think they should be. That's a matter of being a practical, maybe a bit hardnosed, business person, it's not criminal behavior. I'm only speaking about those who are unfortunate enough to end up with a predatory servicing company who purposely holds or loses payments simply as a tool for extorting unlawful fees, and eventually create an environment where the customer is doomed to fail because they cannot continue to pay their mortgage, plus bogus fees, as well as force placed hazard insurance (even when the home owner and his agent both have sent proof of having their own coverage on several occasions), attorney fees, and even groundless foreclosure fees. Those cash reserve doesn't last forever.

And if you think that government agencies or law enforcement is going to help or you believe the judge has to actually look at your evidence you are in for a very rude awaking.

In just one month Ocwen gained 6 million dollars for charging their customers for $95.00, fraulant default notices. Many of which hadn't even received notification they were their servicer had changed, which in itself is illegal.

I suggest that you go ahead and spend sometime investigating as I have done. Check out the MS Fraud web site and others including government and law enforcement sites. If you are really as human as you claim to be, it will make you vomit, even more than those who may be trying to gain a free ride on the back of society like you claim they are.

That's My Opinion!

Amazing, I guess I work at 5 different companies including Ocwen and HSBC, too bad I haven't received a paycheck from both.

I think it is incredible how the majority of people who think opposite of who ever writes a report works for that company.

I do however work for a mortgage company and have worked in the industry for over 5 years, including owning my own business.

It amazes me the generalizations that people make. Here is what I have come to realize about the majority of people making complaints and there way of thinking :

1. A mortgage company should always allow you to postpone a payment indefinitely due to any hardships that you may face. If they don't then they are all scumbags.

2. Mortgage companies are all out to get your house. Wow, then I guess there wasting a lot of time and money on collection agents trying to get at least one payment. That doesn't seem like a smart business practice.

3. No matter what problems that happens in my life I will always blame the mortgage company, because it is never my fault.

Hey, how can it be my fault that my pen ran out of ink before I could wright the check to my mortgage company, but it's there fault because they should send me a free pen, so I can make my payment.

You see this stuff everyday. The blame is always placed on someone else. I heard of crazy law suits. A burglar trying to rob a house, goes down the chimney, breaks his leg and sues the homeowner and won.

You slip on something in a store, and sue for millions of dollars because your stupidity of tripping over your own two feet. It has become ridicules and people need to start taking the blame.

You are responsible for your life, period. If you type mortgage into the search, you will find a complaint against every major company out there. When you are a multi-million dollar company with hundreds of thousands of customers, it's hard to get it right all the time. Things happen.

What amazes me most everyone wants perfect service all the time, it doesn't happen that way.

So please go right ahead and tell me that I work for this company or that. I don't care what you think, all I care about is hoping to get a few people to realize that hey maybe it is me, not the fault of other people. This is why the country has just gone to pieces. Lawsuits, rude people and those that just can't admit to themselves that there lives are there own not the blame of someone else.

So please feel free to be rude and obnoxious, but hopefully people like Maria will realize that you will not listen to people who are financialy ignorant.

This is the reason the rich keep getting richer and the poor keep getting poorer, is they just don't understand what it means to take responsibilty for your own life.

Please take this piece of advice, if you can read take a look at Rich Dad, Poor Dad by Robert Kiosoky, maybe that will put you back into reality and help you realize your flaws.

QCWEN and Dovenmuehle Mortgage in the same can of worms !!!

I had an experience with this firm and my payments were never late. My credit score was ruined by their false and fraudulent information. In fact, I didn't even have a mortgage with these scumbags. I had a false foreclosure on my credit report, and it was being reported by Dovenmuehle Mortgage, located in Lake Zurich, Illinois. These two slimy corrupt companies work together and are in the business of stealing your equity and your home. I had the false entry removed after I disputed it, but in dealing with these morons, they treat you like you are a criminal and liar.

In researching these two firms, both are known for unfair, unethical and deceitful lending practices. If this helps you Maria, judge these worms by their past corrupt actions and very poor customer satisfaction. Both of these companies are very mismanaged, and have very poor reputations in the mortgage industry. Your nightmare is just beginning. QCWEN and Dovenmuehle Mortgage is in the same can of worms!

Maria,

One of the first things that you will need to do is to totally ignore posts made by the likes of FLGirl. This so-called person is clearly just another low-life Ocwen plant, who has absolutely no morals or self respect.

Anyway, you need to take this company very seriously because they want your house and/or equity. And by-the-way they don't give a d**n if you send your payment in advance by an entire year.

And believe me there will be other slugs that will come crawling out from under their rocks and claim that everyone else is at fault for the problems they intentionally cause. They will simply say that it's just the nature of their business, (they only have sub-prime customers, etc.). But the plain truth is that anyone who does any business with this company at all says the same thing: THEY (OCWEN) ARE CRIMINALS, THEY ARE THE ONLY DEADBEATS AROUND HERE! It doesn't matter who you ask, it could be their customers, contractors, brokers, banks, realtors, vendors, most government agencies, and even other servicers etc. They all say the same thing.

The FLGirl as well as everyone else knows they are nothing but an aggressive and very corrupt collection agency. After all there are over 28,000 lawsuits currently pending against Ocwen, including 16 Class Action Suits.

Hmmm... One more thing: Ocwen's headquarters are in FL, FLGirl is from FL. I think you get the picture.

That's my opinion regarding Ocwen.

Maria,

It sounds to me like you try very hard to make your payments on time. Although some of the people on this site do have some legitimate problems, the most just don't make there payments.

In most of the reports I read I can see the exact reason for there problems, and it is just that they are looking to blame someone for there crappy lives. Most people on this site have lost a job, have had health issues etc , which is horrible thing to happen, but you have to make your mortgage payment.

I have never had any problems with any of my mortgages. I also pay up a month ahead just to be certain that I'm not late.

I gurantee most reporting issues have credit scores well below 620, due to there lack on resposibity with money management. You have to plan financially for mishaps. Best case scenario keep a 3 or more month reserves in your savings account. That would allow you to pay all of your bills for at least 3 months in case of layoff, or health issues.

Check to be sure that you did not sign up for anything when using freecreditreports. By getting copies of your reports through that site you are also signing up for a free trial of a credit monitoring program that converts to a monthly service after a certain period if you do not cancel. Unless of course that is what you wanted to do.
