Pacesetter Homes ripoff Elliott City Maryland
We were working with a real estate agent, Ms. Myrtle Webb with Century 21 in an attempt to sell our home. Ms. Webb suggested that she had a builder who could build us a home for the same amount of money we were looking to buy. After convincing us to pursue having a home built we were referred to Mr. Eric Bers of Pacesetter homes.
We had an appointment with Mr. Bers in the Elliott city office and exchanged info about what we were interested in purchasing and how much we had been pre-approved for. Mr. Bers told us that he had some land he had purchased for a very low price and would sell us the land and build the house on it. The land was located on Clifmar Rd in Baltimore county. We were then referred to a lender Mr. Anthony Sos with First Pacific Financial, we paid for the loan application, which was supposed to also include the inspection of the new home being built. We were "approved" for the loan. Thus began our nightmare.
We drew up our contract with Mr.Bers and gave him our deposit. We were committed to this deal and very excited about the whole prospect. It took a long time for us to secure a buyer for our home, during that time we keep in constant contact with Eric, we had a lot of trouble with our agent including not being able to speak with her at times for more than a month. There were even times when a buyer was scheduled and our agent never showed up. It progressed into us showing the house ourselves.
After being totaly frustrated with dealing with Ms. Webb, we dropped her and went to Mr. Lister, paid to have our home listed and four months later we had a buyer and a settlement date. I called Eric to let him know we had a settlement date and after not returning our call I called the lender and he informed me he would call Eric.
Mr. Sos called us back to tell us that Eric told him, he had sold the land. We were never informed by Mr. Bers that he had someone else interested in the land, if he had we would have been very disapointed but we would have understood. We tried to contact Eric to find out what happened and to get our deposit back. He never returned our calls and when I finally caught him, to his obvious surprise, he was very nasty and basically hung up on me.
I even question if the land was ever sold there was never anything built on the property for a very long time after our situation, if anything is on the land now I don't know because it was so painful to us we stopped going past the location.
After not being able to reach Eric I filed a report with the States Attorney's office in an effort to settle this horror. Mr.Bers refused to cooperate with their office resulting in no resolution.
We lost $2000 paid to Eric, $275 to Anthony Sos for services never received, $200 to Mr. Lister after we dropped Myrtle Webb, not counting the expenses incurred during the process of replacing and repairing everything we could.
This whole experience was traumatizing to my family and also to the family we were going to sell our home to.
We were never able to settle our situation and feel the whole thing was a ripoff scheme between the three, Eric, Myrtle and Anthony.
