From day one this company has been ripping us off.  First, they failed to show up for the scheduled showing/walk thru.  When we signed the lease, they were an hour late.  Then it was a non-stop battle to get them to do anything.  The prior tenants were evicted and had left a bad word scratched in the door.  We requested that this be removed prior to move in.  Two weeks later and multiple attempts at contacting the company, finally they spray painted the door. 

We had issues with the outdoor lights.  We put in a work order request, waited a week, never heard anything back.  Called and they asked why we didn't called the electrician.  We were never given the vendor's name nor anything in the lease stated tenants were responsible for arranging all repairs. 

We had an issue with the plumbing.  Again, we contacted the vendor, told him to get a key from the property managers and they told the vendor that they didn't have a key, yet when we gave our notice to leave, they seemed to find the key they stated they did not have.

In a four bedroom house, only 2 adults lived there with no pets or children.  We both had full time jobs if not two jobs at a time, so little time was spent at the house.  After the company failed to return our deposit per Idaho law, we contacted them.  We called and left a message with no return call.  The deposit was sent with a vague statement of a 5.5 hour deep cleaning charge.  We have made 4 phone calls to both owners and still have yet to hear back from.  Not only does this company have poor business practices, they have violated many consumer and landlord laws.  They are not allowed to keep a deposit to maintain the property.  Normal wear and tear should be accounted for.  These people need to ball up and return phone calls. 

All current and future tenants beware!!!! This company will steal your money.  Not only your deposit but time loss from work in order to do their job.  Stay away!!!

The showing and walk thrus the tenants are referring to were not scheduled with the tenants, and seems to be a point of communication in their process of picking a home and working with multiple property managers when moving.

All work orders they submitted were listed to vendors, or sent to the property owner for approval prior to determining what could be done.  The vendor did repair the door within 7 days of the work order, but couldn't easily find the problem reported by the tenant.

The light problem was a problem between outside lighting on exterior of two homes, it was caused by the original builder and was not approved for repair by the owner, it also offered no safety or uninhabitable issues to the tenants who always had control to turn the light on or off.

All vendors go through background checks, we will offer tenants the opportunity to have vendors schedule appointments with tenants in our single family homes for convenience.  For security reasons we have tenants at their property for work orders that might take explanations or specific.  That is the situation for the repair the tenant is referring to.

All phone calls were returned to the tenant's.  The specifics of the cleaning required was 5.5 hours and a detailed list was provided, based on an inspection prior to their move in and inspection at the time of their move out with over 200 photos documenting the cleaning that needed to be done.

The tenants were very concerned throughout the tenancy about repairs and cleaning.  One repair was called on the Paramount Emergency line available 24 hours a day.  The tenant reported that an upstairs faucet was on hot and had no cold water and that we should have discovered this prior to their move in, that they had nearly been burned.  Inspection notes showed both temperature faucets working, the repair vendor reported the tenant had not used the faucet in the spare bathroom for nearly 3 months causing mechanics to freeze up on the cold water valve.  We did provide this information to the tenants.

Paramount would also like to be clear that no security deposit was kept to maintain the property.  Charges against the tenants security deposit were made by items caused by the tenants.  Paramount has a security deposit appeal form.  The tenants did complete this process and the inspections were re-evaluated by Paramount.  The tenants were refunded a portion of cleaning time and the payment of a utility bill, once the utility company was able to confirm the payment.

All phone calls and communications were returned, and the items complained of were resolved.  The tenant did not return to post the outcome of their communication with Paramount.  The tenant has received their security deposit refund with over 1/2 of what they had deposited at the time they filed their complaint. They were complaining about the charges for cleaning.  The vendor had performed the work and details provided to the tenant and the expense due to their tenancy did have to be paid from their deposit.  Out of privacy for the tenant we will not be posting the specific list of items that had to be cleaned, however, they were verified by inspection and given in detail to the tenants. No funds due to the tenant were ever illegally held, no communication went unanswered, past and current tenants of the property have not experience or reported any of the same problems as this tenant reported.

Please note that this was reported from tenants that we consider very responsible, rent was never late.  We can understand and empathize with tenants who would like perfection in their homes, as well empathy for the budgets of property owners who keep the home nice and habitable, but still need to be able to pay their mortgage with rent proceeds and not have to repair unnecessary items that would not be fixed if the owners resided in the property themselves.
