Peter claimed to own millions of dollars of property and it appeared so because he actually managed the properties rather than owning them. Peter hired my father to clean out some of the properties (my dad owns a dumpster company) and built a relationship with my father. After knowing Peter for about 2 years, Peter started borrowing money off my father. He always paid my dad back within weeks. A few thousand here and a few thousand there. My dad didn't mind so much since Peter gave him a lot of business with all the properties.

One day Peter asked my dad for $13k which he didn't have at the time. So my dad gave him $3k and asked me for the rest. I was extremely hesitant and even asked my dad to get collateral from him in case he didn't pay back. My dad told me to trust him and that he's let him borrow money in the past and was always paid back.

I also thought since he does give my father a lot of business to go ahead and let him borrow the money for 2 weeks until he can collect all the rent from his tenants (which I later found out they weren't even his tenants!!) Week after week went by and Peter called my father all the time assuring him he'll have the money. He always called my dad and never me even after I requested he did. A full month goes by and I start to get irritated because I don't have my money as promised.

My kept telling me not to worry and that Peter is trustworthy. I called Peter daily and he always said a few more days. One day Peter called my dad and was very excited. He said he collected a lot of money and all the money would be returned within a few days. Well, a few days passed and nothing. I then started to call Peter more often in hopes of getting my money back. He told me to stop calling and I said I would once I have my money back.

Peter went to the Florida Department of Law Enforcement (or so he said) and filed a case against me saying I was loan sharking him!!! I was never contacted by them at all. Peter thinks he is slick. What he did was get $3k in cash from my dad and $10k in bank checks from me totaling $13k. He then gave a check for $13k back to me which my dad was ok with since I could just transfer the money back to his account.

So what Peter did was tell the FDLE that I was a loan shark because he borrowed $10k from me and was "forced" to return "$13k" back. I honestly believe that he's researched "the system" and knows how to get around it. So now I'm at a loss of $10k which is only money and there's always more to be made, but at a bigger loss of being scammed by a con artist. I write this report in hopes that no one else is put in the same situation with this loser.

Response to "Lessons to be learned" Comments.


1)The first statement is not true and is based on false information derived from the very same individuals that Mr.Schembri aligned himself with and who in fact borrowed all the monies we used within a joint real estate venture and that used him to convince him that this individual (me) is a fraud...,etc.

2) I have never borrowed money from my employees. To the contrary; over the years I have loan and given money "THOUSANDS" of dollars to my employees and in most cases never got paid back with regards to the loans.

My business reputation is excellent. (25+ Years) and that is why those that cheated me and are now in the hot seat are doing everything in their power to discredit me. It is not working. These individuals DO HAVE DOCUMENTED cases of being what they are.

I am certain Mr.S never took the time to find that out. The only reason he would not is because his intentions were bad to start with.

Sure; as a business man, once in awhile some is unhappy. However; I can honestly state that the very few times (4 or 5 IN 25 YEARS) the only unhappy customers were those that blew smoke because of their dirty dealings such as trying to obtain fraudelent mortgage loans. Very quickly it was discovered; the end.


3) The agreement was ilegal to begin with. Having said that; the amount of damages, harm that I incured as a result of their ilegal ganster type activities, such as death threats, harrassing elderly neighbors, etc., libel, slander (and which are public record) far exceed 10K.


The "Lesson" learned on my part is that you never do business with individuals that disguise themselves as business people but are loan sharks, and predators.

To sum it up: Any reasonable, business type of individual and who had good intentions to start with would first attempt to discover the truth before entering into a campaign to harm someone, and who may actually been victimized by someone else and that as a result created the problem to start with.

In his own words Mr.S states that his father told him that I was a reputable individual.

And I want to add that when his father needed work. I put him to work, paid him cash.

Let me also state that I have been tiold by individuals that hired him that he was a dishonest man. Yet I did not judge him until he did what he did to me.

Something wrong with this picture; don't you think? That all of a sudden an honorable man all of a sudden decided to screw them?

If their intentions were honorable to start with they would have asked questions (Starting with me) instead of doing what they did, and continue to do.

You can say whatever you want about someone behind their back but the stories change when the liar has to confront the individual that he/she is intending to harm.

When you do not understand something you do not judge nor attack without thought; you will hurt yourself trying to hurt someone else that may be innocent.

If Mr. S and his father had good intentions; the above stated would be their lesson.

1.) Stop borrowing thousands of dollars from your employees.
2.) Pay your debts in a timely manner.
3.) Get something in writing to show how much you borrowed, when the money is due and document any collateral or interest agreed upon.

As a business man, one would think you would know to do these things...

"Blowing Smoke" In order to conceal ilegal activities

Mr. S has chosen this forum in order to conceal the actual facts surrounding this situation.

Mr. S and his father; the alleged "victims" of a scam by me and my company are involved in a situation whearas they attempted to scam me and my company out of money and as a result it backfired on them.

If in fact what he states is true there would be enough to criminally prosecute me, my company with regards to what they allege we did.

My company is licensed with the State and in 8 years, 25 years for me as a licensee we have had a great reputation.

Unfortunetly for them they targeted someone who ultimately, quickly discovered their scam; extortion, and loan sharking.


I have been threathened by them. Steven S was arrested as a result.

There are times when individuals as my self encounter people like them. It is a fact of life.

Scam artists are the first to "Blow Smoke" when they are discovered and do not get away with their activities.

Such is the case with this.
