Don't do business with this guy Phil. He is renting rooms and a complete unstable jacka*s.
I paid for 2 weeks not being there before even moving in and he was asking me to pay rent "early" when I had not even stepped in the door. That was my first red flag. You can't be polite with the guy, he's rude ASF and just doesn't care.
He took $400 from me and did a Kung Fu kick on my door and split it in half, because he locked himself out. A true idiot.
