Mary Cavitt-Complaint against the PIP Group

My name is Mary Cavitt and my first contact with the PIP Group occurred in August 17th, 2009. I began to invest in tax liens with the PIP Group on August 31st, 2010. Initially I received fair treatment and solid returns, but this quickly changed in the coming months. The PIP group has become increasingly unethical, uncommunicative and untrustworthy in all facets of how they have conducted business with me. I am not alone in saying this and I suggest that you read the examples of similar poor business practices that the PIP group has conducted at the bottom of this complaint. In this complaint I am going to highlight two instances that expose the fundamental problems with the PIP Group.

I will begin by explaining how I have interacted with PIP management during the period of time when I was investing with them. Initially, Donald Fullman was the person who corresponded with me via email and the phone. Yet, there were a lot of red flags with this contact and some disturbing signs started to appear. Most notably was when I was told to contact Richard Sells, the father of Charles Sells, on July 25th, 2013. This is noteworthy because I found through PIPs website that Richard Sells became officially involved with the company in 2016 because Donald Fulman decided to step down and Richard Sells was chosen to be his replacement. In Charles Sells’ statement about this switch in management he said that his father “did not have a clue about tax liens.” This is so disturbing because I was told to contact Richard Sells on July 25th, 2013 and this announcement was made on June 20th, 2016. Why would a group of experts like the PIP Group claims to be provide me with an advisor who has no past experience in the tax liens business? Or was PIP dishonest about how involved Richard Sells was with the PIP Group before this announcement? Either way, the PIP Group is guilty of gravely mistreating one of their clients.

The second prong of my complaint revolves around the lack of proper communication I experienced with the PIP Group. The most frustrating example of this began on March 26, 2014 when I sent a check into the PIP Group pertaining to a foreclosed property. I received a letter from Charles Sells about this property where he stated that a team of real estate agents were going over to the property in order to find out what the best course of action was. In response, I asked 6 basic questions that were relevant to the foreclosure:

  1. What were the results of the real estates agents visit to the property?

  2. Should I not have some say on the course of action?

  3. Will I receive a report that will inform me of what option has been decided on?

  4. Is there any type of security in place at the property?

  5. Who pays for maintenance on the property?

  6. How often are the properties visited?

My basic requests to understand the situation at hand were never answered. This is a blatant lack of communication with a client who had simple requests that were of paramount importance.

I would like to point out that these two examples are not the only times I have had extreme frustration with the PIP Group. I chose to discuss these two situations because they are quite noteworthy, but the truth is that I have repeatedly had to deal with a lack of proper communication and business ethics during my relationship with the PIP Group.

I would like to speak directly to the leadership of the PIP Group, notably Donald Fulman, Charles Sells and Richard Sells, at this time. I want closure on this issue and the best way to do so is through communication over the phone. I have repeatedly attempted to contact you through the telephone but have had no success. Please provide me with your respective phone numbers as well as email addresses so we can arrange a time to solve this issue. I am tired of being manipulated and not heard.
