I have a HELOC on a second home condo in VT . The loan is with PNC . It balloned on 1/31/15 Since July 2014 I have been speaking with PNC regarding a refinance .I sent the app in mid-July and was denied do to credit ( approx. 640 ) . They told me to reapply on Jan 1 . At that time I was told i would have to apply for a LM . In the beginning of Feb I was contacted an was sent a LM application which I completed and returned . Approx. 4 weeks later i received a HARP application . I called a explained the loan did not qualify for HARP because it was a HELOC and a second home. I was told I did not know what I was talking about. Approx. 6 weeks later they called to to inform me the loan did not qualify for HARP and they would proceed with the original LM application. In mid June I received the LM agreement raising my payment 5 fold which I signed and returned . During this process i had applied for a refi on my primary residence. Which was approved. Until they pulled the final credit report prior to closing . PNC reported me 90 days late .

My score drop from 650 to 508 . As you can guess I was denied . This loan also would have paid PNC off . the credit reporting procedure was never disclose to me . I was assured of a refi . Had I known how they operate i would have gone elsewhere when my credit was still in tact . To me this was bait and switch . How could I be turn down for a loan with my payment going from $86.00 to aprrox $186.00 but approved for a LM with a payment of $ 431.00 . Also I made the interest payment every month . I am requesting the remove the 90 day late off of my credit report . This will also have an impact on all of my other credit . Pnc sent a letter re my complainent . Of course they deniened everything . But said afterIi made the 3 trial payments the lates would be removed . The letter was signed by Lisa Matlis Excutive Client relations officer . After I made all three payments on time the 3 late payments remained and a 4th was added . I called and was told that the wording could be interpreted two ways . Bull this is what she writes . Once the trial is completed PNC will report the account is on a perment modification agreement any any delinquency remaining on the account will be removed . Pretty clear to me .

Once again contrary to what you think, I never said I was behind in my mortgage.

As for if they didn't take 4 months to process your loan it would be a mute point.  Well if you had managed your credit better in the past, you would have had a higher credit score earlier making this a mute point as well.  Remember you got denied back in 2014 because your credit score wasn't high enough..and that was without any of these late payments being posted.

As for you never missing a payment..they didn't report that you missed a payment they said you were LATE.

So if you using terms like "love" and "romance" make you feel better to try and deflect what is really your obligation, go right ahead.  But it won't change YOUR history.

Sorry to hear you are behind on your first mortage. PNC did verbally tell me the credit report would be changed . As far as  foreclosure,  I never missed a payment . If they had not taken 4 months to process the loan request this would be a mute  point. Seems like you are in love with PNC . Far be it for me to interfere with your romance .

Bull this is what she writes . Once the trial is completed PNC will report the account is on a perment modification agreement any any delinquency remaining on the account will be removed . Pretty clear to me . 

- Contrary to what you think, it is actually not clear that it says what you want it to say.  All it says is that any delinquency remaining on the account will be removed.  So this could be nothing more than as far as they are concerned you would now be considered current.  But they said NOTHING about your credit history or report.  

Now with that said, if the worst thing that happens to you in this you should consider yourself very lucky and actually be thanking them for not foreclosing your sorry little...

You are here complaining about a 90-day late on a 2nd mortgage(HELOC) on your 2nd house.  It is not the bank's fault that your credit score wasn't good enough to get a refi before this one ballooned, that like the situation you are in is totally on you.  There are people struggling to even pay on their first mortgage on their primary house.  So I hope you weren't coming here to try and get some sympathy over what I am sure they would consider a very minor inconvienience.
