Precise Property Management Ripped me off of 6 months rent, Tenant Deposit and Maintenance Reserve Kansas City Missouri

 I am victim of Michelle Anderson & Mark Roth of Precise Property Management (PPM).  I purchased this property in December 2011. I signed up a Management Agreement with PPM, on the recommendation of the company that I purchased the property form.  I have all emails to prove my case. I have two scenarios to report – Rent & Repairs:

Scenario 1 – Rent

I have had to chase PPM for the rent almost every month but most of the time I did receive my payments although it was always late.  Then in June 2012, Section 8 (for some reason or another) started sending the rent to the previous owner.  I did not believe Michelle, until I got the email address of Thelma Jones of Section 8. Between Michelle sorting out things with Section 8, by sending them all the paperwork once again and my emailing Section 8 constantly asking them what is going on, I received the rent from Section 8 for Jan & Feb 2013 via PPM. Then in the first week of April 2013, Section 8 also paid PPM the 5 months arrears of rent from 2012, plus the rent for April 2013 and they were cutting a manual check for the March rent.  After several reminders and several excuses (Attachment 3A & 3B), Mark started depositing the money. I received 3 lots of payments on 3rd, 9th & 23rd May, 2013. Then it stopped due to Senario 2 – Repairs!!

 Scenario 2 – Repairs

 In Feb 2013, I received an email from Michelle that the tenant had lots of issues with the house and so Michelle stated that she was planning on visiting the property and that she will report back to me.  She finally visited the property in March (it had been snowing etc), and sent me photos. I asked her to get me a quote asap so that we can get the repairs done.  After several reminders, I received the quote in mid May, from Devynne (Michelle’s Assistant), I approved the quote. Devynne then asked me to pay for the repairs ($3,203) to which I replied on 23 May that Mark has still to pay me for five months’ rent - balance 2 months arrears plus, March, April & May rent which PPM had received in the meantime. On 29 May, Michelle agreed to pay for the repairs out of the rent and promised to pay me the balance rent.

 Things went downhill from there.  I kept emailing them asking if the repairs had been done as per the quote that Michelle’s Assistant sent me.  Then to my surprise, Michelle sends me an email on 15 June, saying that the quote I received from her Assistant had been from a relative of the tenant’s and that she did not believe that a relative should be doing the work and that she was getting the work done by one of ‘their repairers’!!! On 16 June, Michelle confirmed that their guy was on his way to do the repairs. 

22 June - I spoke to the tenant and no work had been carried out. 

 24 June – I wrote to Mark & Michelle stating that I will pay for the repairs myself as per the first quote I received (which has since been done and the work completed to the satisfaction of the tenant) and requested that they deposit the entire amount due to me – gave them a detailed account.

 3 July –more promises from Michelle - work being done and the balance rent going into my account.

 19 July – I terminated my agreement with PPM.  I have also attached Michelle’s reply and my reply to her.  In the meantime, I also wrote to Section 8 and sent them a new Owner packet removing PPM from receiving rent.

 4 Aug – Sent Michelle and Mark an email threatening to take action if I do not hear from them.

 6 Aug – I receive an email from Mark “I will get your money to you in the next 10 to 14 days and I will follow up with you shortly.

 20 Aug – 14 days gone by!  No money in the account. Between the 6th and 19th, I have sent Mark several emails, but no response.
