Do not use Prestige Platinum Realty. We moved into a house on Bareback Trail in San Tan Valley az, When we moved in the house was not cleaned or painted. There were existing holes and poorly done dry wall repairs in all the rooms and doors. The carpet was stained and had existing missing patches and patched areas in the hallway and closet, which were all noted on initial walk through. the grout was also old and dirty. We were forced into a two year lease or they refused to rent to us. we stayed the whole 2 years.

We lived there for two years, never received any HOA complaints, rent was always paid and on time. All keys were returned.  We also did multiple upgrades at our expense, IE: repaired existing water stain damage in master bedroom ceiling, painted the faded block wall, added security door, painted over ugly blue paint in garage, and repainted poorly painted wall in living room, kitchen, and master bath.

The carpet is the original carpet since the house was built in 2002, and had at least 6 different renters  all with pets,  a tenant even rebuilt a a motor cycle engine and stored his motor cycue in the house that left oil stains that re-appeas with in a week of the carpet being cleaned. The carpet also had water damage from a leaking water heater that flooded the garage door way and hallway that was never replaced olyn shampooed.

Our lease was not due to expire until April 30, 2015 and we were asked in Feb. 2 2015 if we were going to renew our lease, and were told if we did not renew we would have to leave April 30th. they would not allow month to month. We were still in the house in February and they were already showing the house to a prospective renter and had a renter in March so we were told again we had to leave even after we agreed  to renew our lease on March 24th.They then tried multiple times to tell us  we could move out early so the new tenant could move in, but they would not put it in writing.

The house was walked through in March not only by  Adam Stevens, but the property owner as well and neither found any major issues.  Adam stevens did not under stand why we were being forced out.

They were showing the house and doing a walk through at the same time on the last day we were moving. They found no major problems, only a couple pet stains in the carpet, and a few faded areas of carpet from the stain remover, and one additional patched area in the 2nd bedroom. We were told we would be receiving our deposit shortly.

Ten days later we received notice that we would not be receiving a deposit due to extensive damage to the carpet , drywall, door frames sinks and faucets. They also claim we did an additional $2300 in damages. they are  now claiming the house is not rentable or even sellable, yet they showed the house the day after we received the E-mail. They said they are looking to sell the propertysince there prospective renter backed out due to the funds. We have neighbors and previous tenants who can and will varify the age and the existing damage to the carpet, and they will verify the condition of the grout. They are claiming we never cleaned yet the only pictures they can produce of all this damage is dusty fans, and a dirty oven we forgot to clean. and dirty tile grout. But we were charged a non-refundable cleaning fee.

These people will do whatever they can to keep your money. Be careful when dealing with them. Leave nothing to chance or faith with these people.

Ysidro and Katherine,

You forgot to mention in your story that you were shown the bills from the home and flooring cleaners. You know that the house was perfectly cleaned before you moved in. You signed off on that when you took the keys and moved in. You also forget to mention that you had more pets in the home than you were allowed to have. You were allowed one dog and ended up with 3 in the home. As your lease stated, any damage done by your pet would be your responsibility to fix. You were not asked to make any improvements to the property and always said you were happy to do them. You both understood that repainting a wall that didn't need to be repainted was not something you going to get any special credit for. What did you expect to recieve for doing something that was not necessary and not requested?

The previous tenants did not do any kind of mechanical work in the home and did not own a motorcycle. They were physically handicapped and not able to ride a motorcycle. The only motorcycle that existed in the property was yours. Maybe you forgot that. The only mechanical work taking place at the home was work done by you guys. You forget to mention that when you complained about stains in the carpet "coming back" after being cleaned that it was discovered to be feces from one of your dogs. That's when you stopped complaining about old stains coming back.

When Ysidro lost his job is when you asked us if you could get out of the lease early. You forget to mention that. We did not ask you to leave early. You told us you found a home in Florence that was more affordable and we agreed to let you move out early. That was put in writing. We told you that we had rented the home out based on our agreement and what you told us the agreement was that you had with the other home. Then, as you forget to mention, you were turned down for the rental in Florence and asked if you could stay in the home. This drama and back and forth made the other person who wanted to rent the home walk away and you admitted that paying the rent would be a struggle. You asked if the landlord would agree to a month to month situation and we told you no and that at this point the landlord would be looking to sell the home after you moved out. Your lease stated that it was up to the landlord to determine if they would accept a month to month lease. Just because you want something doesn't mean you get it. Once you were told you wouldn't get the month to month lease is when you decided to really move out.  

Your slum landlord claim is baseless and sour grapes at best. You never had a problem with us or the landlord when we were the only ones giving Ysidro work after he lost his job. You were both grateful for the help and opportunties to do odd jobs and painting for the landlord's other properties and other properties owned by our clients. There was no confusion as to why you were moving out...you couldn't afford to live in the home anymore and we were trying to work with you on finding a better place for you to live. 

When you left the home we needed to clean up the home and make repairs to damages that you never fixed while living there. Repairs, per your lease, were your responsibility to fix. It was a home...not a hotel. You forget to mention the smell of the bedroom where your son slept and how bad it smells to have dirty, sweaty underwear on the floor. The home needed to get fixed up, you knew this, agreed to the terms of the lease, and now want to act shocked and outraged that you were held accountable for your actions. You have no one to blame for you situation but yourselves. Personal repsonsibility does not only apply to everyone else but you both. You did not get your deposit back because of the damage and the cost to repair those damages. You also forget to mention that you were given an accounting of all this at the time and did not object.

This report from you is transparent and baseless. You are just angry that you were held responsbile for your bad behavior. We tried to help you but nothing we did was ever enough for you. The landlord does not exist to provide a roof over your head regardless of crcumstances.
