On Aug. 2013 we've signed a lease contract for a condo in Oceanside California.

We paid $2000 as deposit and moved in.

The property was handed over “AS IS” which means the carpets were totally damaged and the tiles were broken etc.
on the advertise they’ve mentioned the kitchen has Microwave too but when we moved in they said “it was a TYPO in our ad!!!” and there is no microwave!

The master bathroom piping was broken and we noticed after we heard a sound from the wall and when I called them, they sent someone to repair after three weeks!
the back yard watering system was broken as well and I just have to pay the water bills and nobody cared!

After a year we renewed our lease but about 6 months later we've got an order to move to North Carolina.

I asked Property Advantage to send someone for pre-inspection prior to move out to handle any costs if required for repair or cleaning.

They sent Carolyn Alvarez as my property manager to walk through and let me know if anything is wrong with the property.

after inspection she said everything is good and no damages at all, so I asked her to give me an estimate about the move out cleaning and I was insisted that I want to pay to the cleaning company myself and told her that property advantage is not authorized to deduct any amount from my deposit for cleaning and she accepted.

After a week, I sent her an email asking about the cleaning quote but she said the landlord is going to remodeling his property and it takes a while and the cleaning may be done after his work, so she said, she will keep me posted.

But after few days I received a letter from property advantage including an invoice of $210 for regular cleaning!!

It was ridiculous because even the deep cleaning supposed to be less than $120 for that size property and I had few quotes from different cleaning services!
so, I complaint and asked them why you deducted money from my deposit without my consent especially when I used my right to ask for pre-inspection two weeks prior to move out?
but they gave me bunch of unreasonable answers and they were already stolen my money.

I was realized that they’ve put me in a same situation when they changed the garbage disposal and charged me rather than landlord!!

This property management is the worst company I've ever deal with and they are annoying people which do not listen to tenant's requests and they have their own rules and as long as they grab your money as deposit , they will pay for whatever they want out of tenant's pocket.

I just filed this rip off to announce anyone who may deal with this cheating company.
