He goes by the name of "Dennis".  His last name starts with an "S".  His phone number came up as (440)214-0578 in Chardon, Ohio and under the name of "Providence Properties".  The email he uses for these scams is Properties.DS@gmail.com  .

 

I listed a property I own on Craigslist [yeah, a mistake...but cautiously willing to see who (in this case, what) was interested].

 

This yahoo named "Dennis" calls emails as if he interested in said property.  I respond.  First thing I ask him is, "Are you a Realtor"?  He says, "No. But I was a Realtor, and a Mortgage Broker/Banker, and now I am an Investor but I am looking for a second home for me in Puerto Rico."  He talks my ear off for a few hours (no exaggeration), asking the right questions and making the 'normal' remarks, at the appropriate (or opportune) times...  this goes on for a while.

 

He then starts informing me how the Government is corrupt, how the lawyers, banks and realtors are thieves etc.  I let him talk and talk until HE is convinced that he is going to save me financially (as if I needed saving) and he is the only one whom is going to purchase one of my properties (the one currently advertised).  I sit patiently waiting for the "catch/scam"...wait for it...wait for it...and then boom!  He informs me (offhandedly of course), such a brilliant idea, he had an "epiphany", maybe WE can sell both of MY properties (I am currently selling two properties) and purchase another, with minimal down payment, at owner finance (he would be the owner of course), and out the rest of the cash from the sale of my properties in a Trust where he, being the lovely soul he is, would manage the money!  My children would be taken care of and I would not have to worry about divorce, future medical emergencies etc.!!!  WOW!  SERIOUSLY!!!  In addition, he would advise me through the process and I would take off a certain percentage of the sale price of my property to sell it to him (as payment for his advice).  Cute.

 

Watch out for this soulless maggot.  He is good.  He knows what to say, what to ask and when to do so.  But just waste is time (it was my day off, I had a bad cold and I let him ramble until he dug his own grave).  Then report him to ALL of the appropriate authorities, like I have.  Get the word out.  Don't let these maggots scam people out of their monies.

I had looked up his phone number to see where the property was he was contacting me about (that didn't exist). I just saw the website and report when he called me back. I figure I'll give him a chance and hear him out..... instant B.S., talking in circles. I tell him I'm not interested in dealing with him because of what I see online. "Wow, I have no idea"....... This guy talks in 5 different directions, and has an answer for everything.

I have no idea what his end game is, he got less than 2 minutes of my time..... but I'll be quite frank. I've been in business for 17 years now. I would have hung up on him even if I had not seen this report. The B.S. was that thick from him from the get go. Caller ID comes up as "Construction Plumbing".

People, you can prove Dennis is a scam yourself, here's how...

Since Dennis obviously is going to lie about the entire conversation to discredit me, here is how you can prove to yourself that this jerk is a scam artist.

Do what I did. Place an ad in Craigslist for a home for sale (he seems to prefer Puerto Rico). He will contact you and for the first few loooooong minutes, he will sound legit. Within 20-30 minutes, his scam speel will spill out.  He is really good at.  He will sound knowledgeable and very friendly: he wants "to help you".  He's an investor, but he wants "to help you".  (Yeah, right).  But be patient and keep listening to his scam.

Nothing about "blind mothers", selling "without knowledge" or "husbands" (I am not even married and my mother passed a long time ago)!

Try it. Prove it to yourself. You be the judge.

He's good at what he does, but be patient, he will eventually start explaining or "educating" you how his scam deal "is the right thing for you".

(Nice try Dennis! People are eventually going to catch on to!)

Dear Rip Off Report,

i would like to note I believe this whole process is a scam. Fileing unwarranted claims with no burden of proof on a internet site with just some nut jobs deranged viewpoint is highly unethical. Even more unethical is charging upwards of $2000.00 for one of your divisions to Arbitrate. Arbitrate what, a scorned, deceitful women's clouded viewpoint.

The simple facts of this one and only one 15 minute phone call are as follows. I responded to an ad on Craigslist for a house advertised for sale in Puerto Rico. In the conversation I found out that the women who lived in the United States, Named Xena, and is from Arizona (I am trying to find her last name from cell phone records), was trying to sell her blind mothers house in Puerto Rico, without her mothers knowledge. I told her a thought the price she was asking was high and that her mother needed to be more involved in the process. When I questioned her as to why her mother was being kept in the dark, she volunteered among other things, that she was in an unhappy marriage and didn't trust her husband and wanted to use her mothers money to purchase a home in Arizona for her family and where her mother could live as well. 

It was after hearing about her unhappy marriage and not trusting her husband and the dealing behind her mothers back, that I recommended the Trust idea. That was simply to protect the mothers interest. 

The call ended with me telling her that I thought the house might be priced high and that I would be in Puerto Rico in the near future and would like to drive by the house to see if I might have any interest. I think she thought I might knock on the door and talk with the mother directly, which I would have. She got amnesia about the address and our conversation ended.

Ripoff Report has no business Fileing reports from people like this. I was and am simply looking for a good deal on a second home in Puerto Rico to enjoy the winter months. I have never scammed anyone in business, never purchased anything in Puerto Rico prior to talking with this women or post conversation. i am a very honest and smart business man and recognized early on, that this women was taking advantage of her mothers age and blindness. I knew she wasn't happy with me for my inference that she needed to protect her mothers position, but I never new that would cost me having to deal with this crap.

Providing a venue for crack pots like this and charging money to arbitrate is highly unethical.
