The Sales agent at Sunset Royal Cancun offered us a 10 weeks Cancun , and 30 weeks International ($449/week) + additional 10 weeks ($199/week) International.  We paid a downpayment of $2400. We check the hotels for International to booked and it is very difficult to understand the systems and we found out that it is more expensive. We decided to cancel with 5 days from the signing of the agreement.

They mislead us to believe that all hotels and resorts (any size) on both websites only for $449 or less which is not true. Never told us about gateways. Never explain how to use saving credit, or how to deposit week on ice website.

Also they told us that we will get FREE cruise (not paying anything) with our membership. Then, we found out that we have to pay taxes and fixed fees.

This is disappointing and disrespect. Never make promises you could not keep.

We demand a full refund but the Sales (Mr. Servgio) refuse and instead he blamed us for not reading the fine prints.
Here's his reply.
 
" I'm sorry to be the one to tell you about the clauses you sign. It does say that in clause 5 you will cancel with in 5 usiness days. Which in this case you did unfortunately the only penalty in clause 6 is that all the amount paid up to the cancellation day will be retain as a penalty for early termination. Now you can see this with the consumer protection and the better business bureau. They don't have any jurisdiction in Mexico, since you did sign under Mexican law. There for my advice for you is to look this over with a lawyer. Now in this contract just as you stated is a trial program with just discounts on hotels. Therefore this is not a time share . I will need from you to send me a notarize letter authorizing your lawyer to talk on your behalf. This way I can talk to some one that knows about legal contracts. "
 
How dare this company to penalize $2400 as cancellation fee for the services we never used and never received. This is a real FRAUD.

well , having a timeshare is a very complicated stuff, so you need to know how timeshare business works, exist many people that they dont know anything and only buy without knowledge , i had a very bad experience years ago with a mexican resort, so i started to looking for some help , and i found this site
