These scam artists contacted me to offer a Principal Reduction program on my house. When I asked for more information they wanted me to come to their office for a detail discussion. When I went driving 30 mins each way the first guy Laynes Dobb explained me how with the help of Govt PPIP program they will reduce my principal more than $150,000 and save me $800/month. Atleast he was gentle. Then When I asked for what the catch he called another guy Robert Jones I think. Robert said the upfront fee for this program is $6000 and it will take 6-8 months and upto a year to get it done. At that point I wanted to ask There are lots of companies out there why I should I give you my business? but the moment I said I have been looking around and there are other companies doing this. Robert got up from his sit very angrily and pretty much dragged me out of the office. He was very rude and extremely threatening. These guys are big time fraud. I saw a you family with small children walking into their office when they were walking me out. I wanted to tell them to avoid this place but they didnt give me a chance. I hope people will find this post online and might help someone. Avoid these guys at all cost.

We are apparently one of the idiots that didn't see this coming.  And we did our homework....called the BBB, called the Treasury, did everything I thought possible to mitigate the risk of this being fraudulent.  And here we are.  I am trying to get in touch with our loan officer but it looks like that will be useless.

@ Michelle - how can I contact you?  Looks like you've done some research on these guys.  I'd like to compare notes.  I would like to find these guys and fight them (maybe even get our money back).  I have simply had enough and I want to see this one through.

After giving Queen Creek Mortgage a partial fee for the Principle Reduction Program, we have been attempting to get a status update on our file. Unable to get through to anyone on the phone, as well as unable to bring up the website, or have an e-mail answered, we obviously became concerned.

Today, we were notified by the funding company that Queen Creek Mortgage closed its doors, thus "running" off with the money that several clients have paid them. How frustrating and unethical!! Let alone, fraudulent! Yet, this company has an A- rating from the BBB??

What I have learned from the Arizona Corporation Commission's website is that Queen Creek's parent company is Mortgage Protection Group, LLC with the owners or members displayed as Ray H. Teerlink and Waid Hutchens (all a matter of public record, which can be found by searching the "Business Entity" link on the Arizona Corporation Commission's website).

Anyone who has been "scammed" by the closed Queen Creek Mortgage, I would suggest notifying the Better Business Bureau, Arizona Corporation Commission, as well as your bank.  I just contacted Channel 3, and will be contacting other media outlets and providing them the information, and addresses, of the members above, as well as Robert Jones and Judy Rocca.

An honest program set up by the Government, has been overshadowed by the scam implemented by Queen Creek Mortgage!  I bet there will be some several lumps of coal under someone's tree this Christmas!!!!

I googled Queen Creek Mortgage LLC and nothing comes up. I also received a so called "Principle Reduction Notice" in the mail, and it went straight into the garbage. This is another one of those "companies" that promise the world for an upfront fee. The other scam artists,who promised a principle reduction,  at least only asked for a $1500 upfront fee, and they had to shut down for running off with people's money. Why would any investor write down the principal if the home owner is making his/her mortgage payment?


The Making Home Affordable Program has just come out with their FHA Short Refi program and none of the lenders /investors are jumping all over this new addition to the "Making Home Affordable" program.


I would also like to know why there is an upfront  fee. With the FHA Short Refi, all costs would be rolled into the new loan payment. These are just some thoughts that came to my mind when I received this solicitation in the mail, which was spurned even more when I read the Rippoff report.

I remember this gentleman and for those who care to learn the truth of the matter I would be interested in providing them an accurate account of the free no obligation consultation that was provided to (Mike) from Tempe.


First as the Senior Underwriter I was asked by one of our loan officers Layne Dodd to review this prospective clients file and detirmine whether or not he would be eligible and thus qualify for one of the programs that we currently are providing to home owners who are faced with a mortgage balance that is greater than what their homes current market value is (upside down or negative equity).


After reviewing the data sheet that reflected his current situation which calculated his LTV (Loan to Value) and DTI (Debt to Income) it was determined that based on verifying the accuracy of the information he had provided  he would be eligible, thus qualify for the program. He would be saving up to $800 per month off his current monthly payments and would have his mortgage balance reduced by approx. $150,000. I explained that there would be a fee associated with the program if he elected to have his file submitted to the investor group.


(Mike) then stated that he did not feel that he should have to pay the fee and that he had contacted another company (he would not share the name of the company) who would complete this program for a lessor fee. I told Mike that if there was another company that would provide the same service for less than he simply should move forward with that company. In my estimation Mike was simply trying to negotiate the fees which I explained were not negotiable. I explained that the consultation was over and I thanked him for coming in.


At no time did I raise my voice nor did I as Mike describes "drag him out of the office". I left the room prior to Mike and I assure you that I was never rude to him in any way. Mike in my estimation was simply surprised that I suggested that he go back to the company that offered to provide the service for a lower fee.


It is quite likey that Mike was distraught over the fact that he simply could not afford the fees to rectify his current negative equity position. Mike, I am disappointed that you would feel compelled to lash out to those who were trying to provide a service that would have a significant impact on your financial position and in doing so also possibly prevent others from experiencing significant financial changes with their mortgages not only with their monthly payments but saving them thousands of dollars over the lifetime of their loan.


Mike I truly wish you the best and hope that you do solve your financial situation. However your account of your scheduled consultation is not accurate and could be viewed as liable.
