I know a friend that rented from this scammer Michael H. Feldman and got taken for quite a bit of money!

This executive suite is a dump, not cared for in any way they claim, and will turn OFF your business clients. My friend was there for 8 months and finally got out. They made phony claims of damage, created fraudulent invoices for so called repairs and received constant harrassement from Michael Feldman, the owners son, who runs the joint.

My friend had to fight big time to get a refund. Feldman says whatever he has to in order to get your money.

He knew one of the girls at their reception desk and she complained all the time how much she HATED Michael and the entire family and also, how they do little to no maintenence on the building and receive complaints all the time. She said Michael is a physco and loves to fight with the tenants. Michael is also a lawyer, but daddy wanted him to run the Rainbow Executive Suites scam instead. I went to this office a few times to meet my friend for lunch. The girls look like their straight out of a trailer park. Very unprofessional (no make up or hair-like poor white trash-sorry-it's the truth) and obviously very unhappy with their jobs. I would walk up to the second floor, walk in and they wouldn't even say anything to me. I had to initiate conversation with THEM! Do you want your clients being greeted like that? You decide. Their service is poor (at best!) and they outright lied to my friend about many services the reception ladies would provide but nothing ever materialized.

My suggestion? Look elsewhere for Executive Office Space. They also own the Tropicana Business Center on S. Pecos. He told me that one is bad too.

JUST BE CAREFUL!

 This guy is such a scam artist. I used to rent from him. He hires total loosers who do nothing. Nothing is cleaned in the suites. Management does nothing, no repairs and no upkeep on their Tropicana property. Shady looking people who look like homeless street people hang around in the courtyard smoking. Michael starts fights with tenants and makes up fake charges to get more rent out of tennants. I left my spot in perfect condition and he created a fake damage report so I wouldn't get my deposit returned. I gave 30 days notice as well. I was warned by other tenants that he is famous for scamming people out of their deposits. His operation is ghetto and low class. His staff looks like they rolled out of bed after a bender. One of his maintenance dudes is a straight up felon! His decorating of the executive offices looks like miss matched garage sale furniture. It's plain trashy. Michael does the decorating. It turns clients off seeing a trashy reception area and a very unfriendly receptionist aka manager who doesn't look or act professionally. I saw anorher one of his staff from his other property and she wasn't much worse. She looked unwashed with terrible tattoos. She definitely looked like she just got out of prison. I lost a few clients because of their first impression was of Michaels nasty staff. I understand working for Michael must suck but don't take it out on the tenants and our guests. Michael is argumentative and harasses his tenants. I only got some snarky comments and smart a@@ condescending remarks from him a few times but I didn't play into his game. He is a bully who wants to pick fights. I didn't play his game. He didn't intimidate me. He tested me and I think he knew that he better not mess with me. I am aware of other tenants who fell into his baiting. He can be incredibly abusive. He takes full advantage of anyone he thinks he can manipulate. If you show any weakness or fear, he will power trip all over them. I think he targets women mostly. The way he speaks to them is unacceptable. He has no respect for his tenants. I wasn't there long enough to have a substantial altercation with him but I knew it was probably going to happen soon. He is a nasty mean spirited dude who is super negative. His greedy scam artist conniving ways will come back on him one day. I would look somewhere else to lease a spot. Unless you like being talked to like a piece of trash, being ripped off, harassed and insulted, I suggest you look for a different place to lease. Don't let the cheap rates fool you. You end up paying more than you imagined. I guarantee it. You will get ripped off. You will git ticked off. You will hate it there.

 I have rented from Samson in the past. All in all, the places, especially offices are well maintained and climate controlled. The documentation provided by the renter to clients is more than sufficient. Also, there are clear notices for unpaid or upcoming rent payment dates. The rents should be paid as they are very affordable for the square footage and quality of the building. The building quality surpassed my expectations.

Mike Feldman is stating his defense however I. Mr. Larry Davis has "PROCURED" my statements in regards to my delinquency of payment. Truth is I did make an attempt to pay what I owed Samson Equities and when I sent a payment of $100 dollars, the staff secretary said that the money was void via "Late Fees". Mr. Feldman seems to forget through my documented writing via this blog;, that there is a CONSORTIUM of things besides just me owing rent,entitled "Mental Anguish" involving my mail being held without being sent back as he so calls stands by and I have PROOF; as well as his VAGUE resolution in writing in his response by the vulgar tenant next door "Royal Massage" where she was using the community Microwave oven to heat her clients towels and other instruments she used to service her clients; and all Mr. Feldman said about it was that the oven is cleaned every day? Does Mr. Feldman realize that there is such a thing as Bacteria,that causes Ebola,and or Emphysema,and or any other type of symptom that can cause diseases through "Germs". Yes Mr. Feldman what about that situation where you seem to also forget that there are Federal Laws and Codes in this United States you are failing to "Govern"your claim. Understand that the State Constitutional Law almost never Supercedes the U.S. Constitution. Therefore I declare to you Mr. Feldman that you should concentrate on the bigger scope of your contract and your defense against my claim. (All readers Please see the pictures herein ). I will provide the portion of the ledger where the delinguent amount is stated of the debt I owe to Samson Equities, however this matter "Shall" be settled and I will make sure that both parties are granted a resolution. Actually Mr. Feldman I have nothing against YOU, however it's the way you handle your busines and law practice is what is disrespectful to myself and the "Courts" whereby you are trying to "Amend" legal practice and procedure with your short cuts. I wish to have my Personal Property and I wish to pay you in full. So let's just see if my property is still available so you can get your money rendered from my tenacy and signed agreement as you so state. Remember I have been violated in "Two Counts" for personal injury beside your focus on my arrears to you and not my Health and well being. This situation will be resolved very soon readers and I will post the results soon enough. Respectfully Mr. Larry Davis

Now that Larry Davis has emerged from anonymity to admit who he is, I repeat my prior offer to provide copies of Mr. Davis' lease, Tenant Ledger account transcript and all our communications to anyone, to show the actual source evidence proving what Mr. Davis says is factually untrue and legally erroneous. 

The documents are the best evidence of their contents, and speak for themselves. 

The documents show that Mr. Davis signed a Commercial Lease containing very conspicuous "Security Agreement" provisions which Mr. Davis initialled, under which he granted us a security interest (or lien) upon the contents of Mr. Davis's tiny one-room office, as collateral to secure the payment of his very low rent. 

When Mr. Davis fell far behind on his rent payments to us, and showed no sign of catching up, we exercised our rights as a secured credior and repossessed the collateral. 

Mr. Davis never paid us, but he has been on a rant ever since.  He just does not recognize Article 9 of the Nevada Commercial Code (Secured Transactions), the existence of a Security Agreement, the effect of a security interest in collateral, or a secured creditor's right to repossess collateral after a default and notice of default to the debtor.

I, Larry Davis have reported Samson Equities in the past as is displayed in this thread in regards to this crooked corporation. first and foremost to all readers here on this public social blog site should not only read my comment about Samson Equities,but the entire comment thread, in order to see for yourself who is reporting their comments with all accuracy and true facts. Mike Feldman has some mental issues I believe ,because he has FAILED to Procure the entire situation I've documented about this BOGUS corporation. ( please read my comments totally ) versus Samson Equities claims. Mike Feldman is very weak in his claim and NOT including the fact that this issue is far more than rent delinquency. For instance he is very vague on his response about the massage business that was next door to my previous office where she was heating her clients towels in the community kitchen microwave oven provided for all of the occupied tenants and guest , supposedly to heat food for eating. In Mike Feldman's closing statement , he stated that I had friction with the neighbors which was resolved promptly and appropriately. Truth is Mike Feldman gave the massage lady a warning and had her sign a document that she wouldn't do it anymore. Mike Feldman also responded to me that the oven is cleaned out by  maintenance everyday. Only a person with a mental impairment would condone such a resolution to this gross act ,and besides bacteria is a serious matter that causes diseases. That is why this nasty minded man Mike Feldman did not disclose the REAL TRUTH about my issue with this corporation.

This man Mike Feldman seems to believe he is legally fit to throw out the fact about me signing a Commercial Lease ,according to Nevada Law is going to to supersede U.S. Commercial Law, and all of the other violations he committed. That lease agreement is not worth a hill of beans , he is just too cheap to govern his business by responding to a paid unlawful detainer at the local court house here in Las Vegas and evidently too cheap minded and nasty to think that the massage lady should just buy her own microwave or some type of heating device for her office,and yet risking a tenant or guest of a tenant getting a disease from Ebola or any other disease that bacteria can cause form using a microwave in a manner as such where people are consuming food! Mike Feldman you are a sick man, and you will face the truth. there are other comments about Mike Feldman and his corporation Samson Equities on this thread. The anonymous author of this post is actually a Las Vegas (not Los Angeles) man named Larry Davis.  As a point of departure, I will make the pertinent portions of Mr. Davis's tenant file open for inspection by any person who wishes to personally verify the falsity of what he has written, or the truth of what I write.  Mr. Davis's entire tenant history is very well documented, so this is not a case of one person's word against the other's.

Mr. Davis's lease contained security interest provisions under Article 9 of the Nevade Uniform Commercial Code, under which he granted us a lien upon the contents of his office, as collateral to secure his performance of his obligations to us under the lease. The lien provisions of the lease were in bold face type, and personally initialled by Mr. Davis -- not fine print.

When Mr. Davis became seriously delinquent on his payment obligations to us, and there was no basis to believe he could catch up within a reasonable time, we lawfully enforced our lien rights under the lease, repossessing the contents of his office as collateral. This is akin to a car being repossessed when the debtor does not make the car payments.

After the repossession, we dealt with Mr. Davis for weeks, with him promising to pay what he owed, but never having the money. 

Mr. Davis's belief that we were required to evict him or file a lawsuit against him is wrong.  The lease expressly gave us a lien on the office contents, and authorized us enforce the lien, by repossessing the collateral to secure payment of the delinquent debt.  The lease also says our repossession rights are independent of -- and cumulative to  -- our landlord's right to evict him for nonpayment of the rent. Because the lease gave us the right to repossess the office contents after he became seriously delinquent, we never had any need or obligation to evict him.  

Mr. Davis did have frictions with his neighbors, which we addressed in a prompt and reasonable manner.

Because I will make the pertinent contents of Mr. Davis's tenant file available for inspection, I am not going to go into a lot of details here about his relationship with his neighbors or us.  Suffice it to say we have a file about an inch thick, full of CONTEMPORANEOUS documents (lease, emails, notices), proving that what Mr. Davis writes is false, and what we write is true.

RE: I Was a Victim of Intentional Tort by Samson Equities via "Mike Feldman" and his Associates in Las Vegas Nevada. My Personal Property Was Seized Illegally Without a Replevin Being Filed Pursuant to Local ,State ,and Federal Laws of the Commercial Landlord Tenant Act ; and as Well My Mail was Witheld and Obstructed from me to Recieve Through all of Ths Conflict. First and Foremost My Former Office Space was Next Door to a Massage Business ( Royal Massage ) Ran by a Woman and She was Using The Community Microwave Oven to Heat Towels For her Clients , Where the Oven Provided for the Tenants in the Kitchen Area Was Mean't to Prepare Food. I Brought this To the Attention of Mike Feldman Property Manager , and his Response was Unacceptable Where He Claimed that the Oven was Cleaned Everyday by Maintainence and as if it Wasn't an Important Health Issue for myself and the other Tenants. This Kind of Opened My Eyes About What Kind of Property Manager I Was Dealing With. Another Risky Violation Occurred When I Became Delinquent With a Months Rent ,and I Had Filed an Unlawful Detainer Legally With the Courts in Order to Have Time to Pay. Samson and Associates Staff Came in my Unit and Seized My Personal Property and My Equipment  For My Detail Business During This Legal Filing. This Made it Difficult for me to Work Normally and it Made things get Worse for not being able to Service my Clients. This Situation Brought on Late Fee Situations and it Made it Difficult to Earn Money for Rent and other Bills. Samson Equities Seized My Property Which was Considered by Law "Exempt"; Without Filing any Legal Actions and or Replevin To Classify Their Actions in a Civil and Legal Manner. They Did Not Notify Me nor the Sheriffs Office Properly in this Seizure Process Contended With the Rental Agreement ( Lease ). I Reported My Items Stolen at the Metropolitan Police Station and Have it on File. My Mail Was also Being Held from Me Illegally for a Few Weeks ,Where Samson Claimed they Returned My Mail to Sender , Which was not True. My Mail was an Ebay USPS Parcel and Samson Had their Staff Alter the Tracking Information on the Box by Scratching Out the Tracking Numbers and Other Delivery Information on the Box With a Black Marker. I Had to Report Them to the Postal Inspectors , and Had the Area Branch Manager Retrieve my Package , Which was Another Violation on Their Part , Where Samsom Claimed They Sent all of my Mail Back return to Sender. In Order to Force Me Out of My Office Suite , Samson Threatened to Raise My Rent ( EXTORT ) Their way into Making me in a Real Bad Delinquent Situation. I Finally Decided to Surrender the Keys So I Wouldn't Run up a Bill. I am Pending Filing a Law Suit Against Samson Equities in Lieu of These Violations and or Personal Injuries I've Sustained. There's a lot more to Make Note of here , However So not for the Defendants Will have any Mitigation for Slander in this Case for Publishing this Situation I Will not Elaborate too Much on this Issue. However I Will Update more Post as This Situation is Resolved Legally , - Stay Tuned -

I was a Victim of Intentional Tort via Samson Equities "Mike Feldman " and his Associates. My Personal Property was Seized Illegally Without a "Replevin" Filed According to  Local , State and or Federal Laws as Well as My Mail was Obstructed .  A Tenant Who Occupied the Office Suite Next to my Office Who has a Massage Business ( Royal Massage ) , was using the Community Microwave Oven in the Kitchen area Where People Use for Preparing Food ; To Heat Towels for Her Clients ..... I am Presently going to File a Law Suit against This Bogus Company Whereas My Property was Seized Because I was Delinqent with One Months Rent . I Had Filed an Unlawful Detainer With The Justice Court here in Las Vegas Legally So I Could Have Time to Pay.

By Samson Equities Seizing My Equipment For my Detail Business , I Was Unable to Get the Funds Right Away to Avoid a Real Bad Delinqeunt Pay Situation , Such as Late Fees , Etc. Not to Elaborate on the Story here For Legal Confidentiality ; However Samson Equities Seized My Property Without any Legal Court Filings nor Did they Notify Me or the Sheriffs Office in Regards to My Property , in which was "Exempt" Property. I Filed a Police Report for my Stolen Personal Property. Samson Also Threatened to Raise My Rent  (EXTORT) to Force Me Out of the Dwelling , Also They Refused My Mail and DID NOT Return My USPS Ebay Parcel Package and Held it in their Possession for Several Weeks , Until I had to Contact the Branch Manager to Order it's Release. I Decided to Surrender the Keys and Move Out of the Building .  There Will be More of This Issue Posted Here as Time Goes On as to Avoid any Mitigation of Slander By the Pending Defendents "Samson Equities" , Whom I've Discovered From Several Sources They are Scammers Through This Published Report via Social Media , And Many Other Victims By Word Of Mouth.  - Stay Tuned -

Either the owners have dramatically changed the business or you have the wrong office. Sorry, sounds like your friend --simply did not pay his rent. They are the consumate pros and it is a fantastic value. This facility has a system for every issue to accomodate the business person.

I was familiar with the office for several years and I am now a tenant.

Highly recommend this building. As far as your "trailer trash " receptionest  remark-- that is mean spirited and I find the staff here very pleasing and professional.

The Feldman's own a lot of different properties in a few different states. I personally worked at the Tropicana location as a receptionist back in 2004-2005 and eventually was promoted to office manager. I was granted a nice salary and everything was going very well.....until. Because I was being promoted, we needed someone to take over the receptionist position. Mike basically let Jennifer (the trailer trash looking girl the other reviewer is speaking of) take over everything. She ended up hiring a 17 year old friend of hers name Shelby. Everyone who worked for the company was Jennifer's friend. Her assistant was her friend/roommate who she treated to fire if she ever moved out. The receptionist at the Rainbow office was also her friend. She brought in her assistants older brother to be in charge of maintenance. He didn't do anything but collect a check. I had to go to the office after hours to turn off the alarm that was going off because he didn't change the time on it for day lights savings time, they said it was my responsibility to go back to the office and cut it off. Jennifer would always want me to go out and party with her but I never would go. I guess she didn't like me after while and finally she sent me an email to come over to the Rainbow office for a meeting, when I got there, they told me to quit or get demoted. They said I didn't do this and I didn't  do that....lies, lies, lies. They gave my position to Jennifer's assistant who would call me constantly asking me how to do this and that, I would never help her with it, they felt she could do my job better than I could so I left her hanging. Finally a week later, Mike walked in and basically accused me of changing the air on the thermostatic...I told him I didn't do it and he said, "Well everyone else said they didn't so you must have done it." I was in shock. I told him he shouldn't assume and that he should know what people say about people who assume. He asked me if I was calling him and a*s. I replied by saying, "You said it, not me. He then decided to run down all his accomplishments and then fired me. I left gladly. He fought me on unemplyment benefits, I received none because he told them I called him an a*s....they took his side. Funny thing is I was told that we could use our first amendment right. I felt that was an very unprofessional way to look at things yet, Jennifer cursed at him often, even called his wife a b***h to her face and said she was gonna beat her a*s...yet she still has her job. They are all VERY unprofessional, Jennifer has even had sex with some of the tenants. And lets not mention how much weed they smoke during business hours.
