 To all,

Who value honesty do not rent from Real Property Management. They do not value their costumers this includes renting tenants and also the owners of the homes they rent for you. Owners you save way more money just renting and repairing yourself than relying on these crooks. They do not take care of the homes. I moved into a property 4017 New Hampton Ct. on March 2010 of course you don't notice alot until you actually move in and settle down, but to my amazment I found out from neighbors that several people lived in this house before me and really tore it up. so I started to really look and found that practially every wall had patches even the doors: things you really don't pay attention to. The stove was old and rusty.

The upstairs was miserably HOT which I asked if they could fix the outside panels several all over the out side of house missing. never fixed! "asked several times, due to summer months my electric bill whiched over 500.00 monthly. garbage disposal, dishwasher. plumbing problems, they came out did whatever they did and weeks months later broke again. called and made complaints to fix and never did. One time the pipe under neath the floor busted and cracked several tiles. they came to fix pipe, but never returned to fix tile. " I gave up" decided when my lease is over i need to leave.

One day a bad storm hit and knocked a tree down I called Ann right away I was afraid the tree would fall on the house. that they responded to quickly. Moving time came me and some other people helped me clean and paint the house. we spent two days making sure the house looked good. AND it actually looked better than it did when they gave it to me. "I had to clean the house when I moved in."On March 31, 2013 I turned int the keys with my forwarding addres. 30 days past nothing left her a message no response. text her on her cell phone she responed back a day later "The claim should be coming soon..? It now is going on 60days and still nothing.

I also put in my letter if you could please send my deposit as soon as possible I have two grandchildren on the way and I need to use towards them....still nothing........By the way I payed my rent on time every month during my whole residency. you would think they would make sure they treated people they didn't have problems with:with more respect. I'm looking for any owners related with this company. If you are in a contract with these people your property is in danger. if your a tenant your monies that is owed to you when you move out is in danger. avoid this company.........They used to be called All American Management now they call themselves Real Property Management...............Be Careful

Response:

Dear Ms. C****,

I am writing to set the record straight concerning the claim made against your security deposit. First, our firm does not get one penny of your deposit, so we have no benefit whatsoever to make unfounded claims.

All of your deposit goes to the owner of the property, (not us) in order to return the property to the condition in which you rented the home. In essence, you are shooting the messenger.

Our records show that you rented the home for the past 3 years, having renewed your lease twice since you moved into the property. What I don’t understand is that if the property was as bad as stated in your complaint, why did you renew your lease twice and stay in the property for three years?

Regarding your complaint, the writing was on the wall, (literally), and we have ample photos to back out claim. In Florida when you write all over the inside and outside walls of your rental home, that is not considered normal wear and tear.

Additionally,

  • There were doors and blinds damaged beyond repair,
  • Dirty dishes in the dishwasher and items and filth in the refrigerator.
  • There were holes in walls and missing towel bars in the bathrooms.
  • The smoke detectors were missing,
  • There were tires and other items left in the garage.
  • The closet doors were off and the toilet lid was missing and replaced by a total mismatch.

Unfortunately, your security deposit will not cover the amount of damages done to the property. Therefore you will be invoiced for any amounts over your deposit, in which it cost the property owner to bring the property back to it’s original condition.

The security deposit claim was prepared in accordance with the terms of the lease as well as Florida Statues and laws. Based on over 30 well documented photos of the property, we must stand on the claim that was made against your security deposit.

Therefore, we believe your report is not valid and we deny the allegations made in your complaint.
