 BEWARE OF DOING BUSINESS WITH ANY PROPERTY THEY HAVE LISTED!!!!! I REPEAT BEWARE, they have unethical and shady business practices, if you are denied your mortgage they will REFUSE to sign back your good faith escrow deposit!!!!! Forcing you to settle half with them or seek legal counsel that will cost more than what you put down. DO NOT PUT DOWN ANY ESCROW DEPOSIT WITH THIS COMPANY!!!! DO NOT DO BUSINESS WITH A SHADY COMPANY LIKE THIS!!!

on the case you are referring to you were not our client, you were represented by another realtor, we were representing the seller, your realtors submitted an offer for the property we listed, with a 30 day closing and inspection and financing contingencies, the seller accepted the offer, 25 days into the contract your mortgage company notify us they have trouble with their financing and needed more time, your realtor requested a one week extension, my seller granted the request, after that week expired, your mortgage broker requested a second extension for 2 more weeks, the sellers at this point had to pay another mortgage payment, holding cost such as water and power, etc, the seller stated they will grant A SECOND EXTENSION with the acknowledgement that all financing, appraisal and inspection  contingencies had expired,

SEVERAL EMAILS WERE SENT TO YOUR REALTOR LETTING HIM KNOW THE SELLER WILL EXTEND A SECOND TIME ONLY IF THE DEPOSIT BECAME A NON REFUNDABLE DEPOSIT, we received notification from your realtor that you accepted and we received the signed extension, after 2 WEEKS YOUR MORTGAGE BROKER FAILED TO CLOSE AND SAID NEEDED 2 MORE WEEKS, AT THIS TIME THE SELLER DID NOT WANT TO WAIT ANYMORE AND DECIDED NOT TO EXTEND AND CUT HIS LOSES,

AS IT WAS AGREED IN WRITING BETWEEN YOU AND THE SELLERS  , THE SELLER HAD THE RIGHT TO KEEP THE DEPOSIT, YOUR REALTOR ON YOUR BEHALF ASKED FOR A SPECIAL EXCEPTION FOR YOU about the deposit;

THE SELLER ( EVENTHOUGH HE DIDINT HAVE TO) AGREED TO  KEEP ONLY HALF OF THE $1000 DEPOSIT AND LET YOU KEEP THE OTHER HALF AS A SIGN OF GOOD FAITH SINCE YOU COULDNT GET THE HOUSE, AT THAT POINT YOU ACCUSED US AND THE SELLERS AS CROOKS TRYING TO STEAL YOUR MONEY .

WE REALTORS DONT HAVE ANYTHING TO DO WITH THE DISBURSEMENT OF ESCROW DEPOSIT THE TITLE COMPANY HANDLES THAT AND THEIR DISCRETION, NOR WE RECEIVE ANY AMOUNT OF THAT DEPOSIT, THE DEPOSIT WAS LOST BECASUE OF YOUR MORTGAGE BROKER INABILITY TO PRODUCE A LOAN FOR YOU AND YOU AGREED TO FORFEIT IT IF THEY DIDNT CLOSE IN THE LAST 2 WEEKS EXTENSION WHICH THEY DIDNT .

NEVERTHELESS WE UNDERSTAND YOUR FRUSTRATION AND WE ARE SORRY THIS TRANSACTION DIDNT TAKE PLACE AND THAT YOU DIDNT GET THE HOUSE YOU REALLY WANTED, WE TRULY WISH YOU THE BEST IN ANY NEW TRANSACTIONS AS IM SURE YOU PROBABLY FOUND ANOTHER HOUSE YOU LOVED.
