They don't bother to disclose up front that they won't stand behind their appraisals when used for the purpose of property tax appeal.  They claim the need for property tax appeal needs to be stated up front yet their service order form has no place to check off this need.  It is VERY common for appraisals to be used for tax appeals hence why townships have specifically documented that when appraisals are to be used, the appraiser must be willing to testify.

Also, they don't bother to get actual matching comps for the report yet they will declare the report complete and expect full payment even if they wing it and find unmatching comps in their report.  Pretty much they feel that as long as their report is filled out, it is deemed to be complete regardless of the lack of usable and matching comps.
