Richard Latrenta of Skyline LLC, Attorney Martin Meyers of Denville and Dan Higman, broker/owner of Weichert Realtors are all engaged in a fraudulent criminal enterprise. I am a victim of their fraudulent and criminal activity directed towards me. Without any notification or correspondence, Skyline LLC appointed Dan Higman of Weichert Realtors to maintain and manage my apartment building in Wildwood.

Although numerous attempts have been made to see the accounting of this property, nothing has been provided to me. Just recently, I was made aware that the building has not been maintained or kept up to code for the safety of the residents. There was a fire there recently and you would think that the building immediately would be inspected from top to bottom and inside and out. None of that happened.

Broker Dan Higman of Weichert Realtors just stated there are 12 tenants in the building and attached his signature to that statement, thus knowingly lying to conceal his role in the ongoing criminal enterprise, although there is documented overcrowding and multiple bunk beds in many of the bedrooms. It is estimated that Richard Latrenta and Dan Higman have collected up to $300,000 in rent and have not provided me with a single accounting summary to this day. There are at least 70-80 tenants living in this building.

What's most troubling is that Richard Latrenta and Dan Higman have not paid their mercantile fees to the city of Wildwood for three consecutive years, nor have they filled out any of the required paperwork!! Every business in Wildwood has to pay their mercantile fees every year in order to operate. The mercantile license is not only a source of revenue for the city of Wildwood, it also ensures that the building is being maintained properly and up to code. If there are too many calls for disturbances or criminal in nature complaints, the building is subject to fines and revocation of the mercantile license.

For example, the fire that just occurred at the building recently was ignored afterwards because there is no oversight of this building due to no mercantile license being paid for the last three years and this building existing as a ghost to elude the city, police, and fire department and further enrich Richard Latrenta and Dan Higman by being completely under the radar, and furthering the scope of their criminal enterprise.

For the record, Inspector John Davis of Wildwood is a building inspector for the city of Wildwood. John Davis has been complicit in the crimes committed by Richard Latrenta and Dan Higman by failing to cite this building for any violations until public pressure forced him to.

I will now list the present and ongoing violations at 228-230 East Garfield Ave, Wildwood:

  • Even after the recent fire, a certified red wire central alarm electrician was not brought in to bring it up to code and connect it to central station live at the fire department.
  • In fact, the faulty alarm system was being silenced many times manually because of dead back up batteries and no regular service.
  • Hardwired smoke and carbon monoxide are broken and/or missing in most of the apartments.
  • Illegal electrical wiring runs throughout the building.
  • Illegal hot plates are being used for cooking.
  • There are illegally installed wired panel boxes buried behind dummy walls.
  • Many exit signs are dead and cannot illluminate hallways in case some of the disabled persons in the building have to be removed.
  • There are screens torn out and broken windows throughout the building.
  • Highly flammable mattresses are left in hallways.
  • Many entry doors don't have self-closing hinges to prevent death by smoke inhalation.

This building is a great danger to the tenants and the surrounding buildings. If we stand together, we can make a difference. How many other buildings are not paying their mercantile license and are in bed with criminal minded real estate brokers, inspectors, and men such as Richard Latrenta that lead 110 Skyline LLC.
