I rented a unit from Kathy Nichols of RiverCity Management LLC, When I first moved in she portrayed her self as A woman who was easy to get along with and actually cared about her tenants. A few months into my 1 year lease, she started getting rude. I recieved numerous phone calls of her practically yelling at me about minor things. She yelled at me about automobiles because they were being worked on. But when I first moved in she said it was perfectly fine if I were to change the oil or something minor like that.

I also ended up signing a contract which states that I was allowed to work on automobiles as long as the ammount of work being done would not exceed 8 hours. But she left me over 5 voicemails of her yelling at me saying I was in violation of my rental contract, and I either had 10 days to comply or vacate. Why was I being harassed for something I signed saying I was allowed to do?

As the months progressed I started getting phone calls that I was in violation of my rental contract for having un-authorized roomates living with me, but I never did, and she never provided any evidence of how she knew or anything just sent me a 10 day notice. Then one day I recieved a letter in the mail from her about the automobiles again, but this time she also sent me an emergency inspection notice, to search my entire unit. After she finished inspecting she started to harass me about my unit not being clean enough and she can charge me because of it? For what? Because I had a few dirty dishes in the sink and the toilet bowl was unclean?

During the last few weeks of my lease she started to show off the unit without giving the proper notice to me, I also recieved voicemails from her saying I changed the locks and I was in violation again, I was yelled at over the phone for it and threatened to be tooken to court over it. But I never did change the locks, I don't even know how? During our Pre inspection walkthrough? she yelled at me again about the lock. The owner of the house had to come by and use her key in the door to show to Kathy that I did not change the locks, and I didnt recive so much as a sorry, yet she screamed at me and told me I was in violation, over her own professional mistake because she lost the correct key?

I also recieved my notice about the security deposit stating I would not be getting any of it back and I have to pay $200 extra.

I spent many hours and many days cleaning the entire unit and replacing anything that was broken including moving all the appliances and cleaning underneath them, yet she says that I didn't even clean the house at all. I did not clean the carpets because I ran out of time. And at this point I was perfectly happy just giving her the extra $200 and keeping my deposit so I wouldn't have to deal with her again because just to be out of her life was well worth the $700 she took from me.

I advise anyone dealing with her to use EXTREME CAUTION.

TENANTS WHO VIOLATE LEASE DONT GET DEPOSIT BACK

This young man violate the terms of his lease from the beginning of the term.  He allowed his friends to work on their automobiles all hours of the day and night, he smoked in the unit when there was no smoking allowed leaving multiple burn marks on the carpet.  There were oily hand prints all over the ceiling in the garage.  Tenants who follow the terms of their rental contact and return the property as it was on move in get their deposits back in full. 

If you dont follow the rules and you don't clean up the unit you will be charged.  LANDLORD TENANT LAW, LOOK IT UP MONTE
