I urge you not to do business with River Villas of Satsuma, FL.

This is a Mobile Home 55+ community in NE Florida. The community looks beautiful until you hand over your check. When the new home has problems, the dealer ignores you and is very difficult to work with. The manufacturer leaves a lot to be desired in terms of quality - Homes of Merit in Lake City, Florida.

The dealer / owner of River Villas will give you the "I am honest" routine, but "WALK-AWAY", fast! There is no follow-up after the sale, no dealer responsibility to the customer after the sale, except lip service. The bottom line is money in the pocket for the owner.

If you are foolish and want to buy in River Villas retirement community, get a lawyer, get a contract, a film crew to tape the promises, list every option and plan change on the mobile home, and watch every step of construction, starting with the factory where the trailer is manufactured, all the way to the on-site setup that includes tape/texture, trim, flooring, concrete work, and attached porch and carport. Also, get an expert (licensed & bonded) in home construction, then get a whole house inspection before you set foot in this trailer!

Be advised of the "cheap" construction of the Homes of Merit mobile homes. There is no house wrap, a small 30 gallon water heater, CHEAP and poorly assembled kitchen cabinets, mis-alligned doors that may not shut, awlful tape and texture, and the overall appearance of a cheap trailer. The trailer looks like the Curley, Larry and Moe Construction Company was hard at work.

The problems are never-ending with this Homes of Merit trailer.
Everyday is a new adventure in: what's broke now, bad plumbing, faulty electrical, cracks in the wall, cracks in the ceiling, leaks, in a general a peice of JUNK!

From my point of view, I would recommend River Villas to anyone looking for a pleasant place to retire.  I have lived in River Villas for three years and have found the park to be a delightful place to live.  Most of the residents are friendly and caring and we all tend to look out for each other.  The games and activities lend to the overall enjoyment of River Villas.

Richard, the principal owner of River Villas, lives on site and is available seven days a week.  He has never turned down a request for assistance and has resolved any concern that I had.  He keeps the park in pristine condition and maintains reasonable guidelines for the appearance of each of our homes.  I have always found him to be friendly and willing to assist at any time.

We own a 3 bed, 2 bath home and the construction is on par with most better built mobile homes (and I have owned several).  As to the writers complaint about the 30 gal water heater, they are pretty much standard in mobile homes.

I think that a lot of how we perceive someone is our approach to that person.  I would consider that maybe the writers approach was not in compliance with the lease agreement that they signed when they purchased the home.

I came down from Chicago to visit my nephew Rick in Crescent City Florida and to look for a place to retire to in Florida near him later this year. He recommended that I look River Villas he said he had heard a lot of nice things about it but when I stumble across rip offs .com I was skeptical and almost didn't go. When we went though the entrance the park was very clean and neat, we went to the office and met the owner Richard who was very pleasant person. The club house was beautiful and so was the pool when we went behind the club house my heart jump when I saw the marina as I love to fish

.Richard told me that marina with water access to the historical St Johns River which is also known as the Bass Capital of the World. We then went and look at a home during the walk though Richards phone rang he excuse himself a tenant was having problems with A/C and right then and there he call a repair man still skeptical I thought this was for my benefit until later when I talk to a very nice neighbor who told me that Richard was like that and was always there handling their problems I was very impressed but I figure the bad news was about to come when we talk money due to the comments on the website, but again I was wrong the down payment was minimal needless to say I heading back home and packing up my house and moving to river villas. Oh and the A/c repair man was pulling in as we were leaving. If you are looking for a great retirement place you should at least look here I don't know why those things on ripoff.com were said but it almost ruin me from having a great new home maybe it was a competitor!! LOL
