Purchase Agreement is written by developer and is not the standard Real Estate forms used for re-sale homes - read each clause carefully and be prepared for the worst case scenario. 

The contract is heavily weighted in favor of developer.

Sales agents make oral representations that contradict the contract.  Once Purchase Agreement is signed and non-refundable earnest money is paid, they will not stand by those representations unless it benefits them.  

Be prepared to pay a large amount of non-refundable earnest money out of pocket long before they begin to build your house.  The money is not held in Escrow. 

Purchase Agreement allows developer to cancel contract at any time and they keep ALL of your money whether or not you did anything wrong. 

Arbitration clause prevents you from filing a lawsuit. Contract allows developer two years to build your house.
