RPM Lenders RIPOFF Miami Florida
I was so excited to buy my first house. I was way to trusting and they took advantage of me. After my closing they would never let me speak to the broker I worked with, only the owner.
The broker had me sign papers that said I would get my application fee back, I never did. They told me at the closing they would give it to me Monday. Then they told me I would not get it back despite my signed contract.
They said there would be no points. Then before the closing, I got papers from the bank with a $2400 dollar loan origination fee and my loan amount was $5000 more. I called them freaking and they told me the letters the bank sends never have the right numbers on them.
When I got to the closing, the letter did have the right numbers on it. They lie to you until it is too late to back out. When I think about it makes me sick to my stomach. I learned my lesson do not trust people.

Well I guess since the Florida real estate market has gone bad Marta has to much time on her hands. I find you to be an impossible person. If I had as much time as you I would argue and show proof. But my job is still lucrative and I do not have the time to argue with you. The fact that you threaten to sue me is extremely funny. People can choose to believe me or not. I only posted my story to tell people of my experience. They can do with the information as they wish. Hopefully they find the information useful in choosing a mortgage broker.

I have in my possession the complete closing file for Amanda the individual who placed a complaing against RPM Lenders. And her complaint is totally unfounded and not true.
To begin with she only got charged 2% of closing costs and she got a 6.90 rate with a 95% Loan to value with NO PMI and further her closing costs were paid by the seller Rober Jedrey. So the only money she came in with was the difference from sales price of 120,000.00 and loan amount of 114,000.00 so thats why she came in with money and as far as the application fee RPM did reduce it as she did not come in with her complete cash to close she came in with less money because RPM Lenders reduced.
And further for being her first house she walked in with 5% 6,000.00 pluse her insurance a total of 8045.24 including her deposit and in 9 months sold her property to Kathryn Selby for 143,200 so she pocketed over 20,000.00 in nine months so I like to know who is the victim here her or RPM LEnders as we are getting sued for this ripp off report being published so I hope this gets resolved before I get my attorney involved and sue both Amanda for defemation of carachter and Ripp off for loging this report with out any prior investigation.

Amanda, If in fact you did do business with RPM and you were promised your application fee back then you will get it as RPM delivers what it commits to.
What has me confused is the you said you have a signed contract and that you were promised your deposit back and this is not a normal step when you purchase a home when you give a deposit this deposit gets credited to your purchase. Did you come in with closing costs or where they added to your loan? Because this would be one of the reasons why your loan amount was higher than that of the Good Faith Estimate if you did not have the closing costs which are normally 5% of the purchase price.
In any case please contact the office and we will review your situation because there should be no reason that our company would make anyone not trust. As we have never received any complaints other than yours and we have
closed over 1,000 loans.
So please contact me directly and I will handle this matter if in fact you were not allowed to talk to your broker. Do you have a name of the broker you dealt with. If you purchased in Tamarac why are you emailing from another state? What was the purchase in Tamarac for if it was an investment then the loan would of most definately had origination points.

Maybe you should have checked your records before you said you never did business with an Amanda. I purchased a house in Tamarac, Fl. I also have a signed contract stating I would get my deposit back. As soon as I have time I will scan all my paper work on line. Then not only will every one see that you did do business with me, but they will also see how different my good faith estimate was from my closing costs.

RPM Lenders is located in Miami, Fl and is licensed to do business in the state of Florida only. The consumer that placed this complaint is from Massachusets. I have no idea who she is nor RPM ever done business with an Amanda. Further RPM brokers will always speak to the clients directly prior and after closing. Also we provide a Good Faith Estimate of closing costs and fees three day after initial application.
Our application fee is not refundable and is only taken whe there is a purchase transaction.
