In Earlty Sept 2010 I noticed that my Augsut rent check had not been cashed...so I called RTI and asked them about that and the 'bookeeper' for my building was not available and that they would have her call back. Which she did not do to this very day.


Well? I paid September and tendered a second August check to the on site manager, who came to me the very next day saying that because I forgot to send my Aug check, I needed to get a cashiers check now. I explained that the checks come from a money management account and that those sort of errors have NEVER happened in the ten years I have used them, and that if the check was not lost in the mail that would be one thing, but I thought that THEY needed to review their accounts.


You'll never guess what happened next? I began having trouble with the 'superviosr' over my paid parking space with threats to impond my vehicle, which I called the LAPD Towing Division that articulated in no uncertain terms that the attempt to tow any vehicles out of that particular lot would be a crime under the 2007 Tow Revisions in Los Angeles.


So...not wanting to live where I was not welcome I turned in my 30 day notice and left 3 weeks early.


As yet? I have not recieved either my deposit, nor my August refund because?


THEY CASHED BOTH CHECKS!


 


RTI-Paul-Deborak-Lisa-Francis& Brenda are all inj on this, any one thinking about renting from RTI Properties needs to take heed in this example.

The person whom i encountered was Kenya. inconsiderate, inexperiences, lair, childish and THATS JUST TO NAME A FEW. how the fuc{}#$ can you charge me for something you didn't even do? there is a breakdown for your application fee. this stupid bitc#@% never contacted my employers, never contacted my past landlord, her grandson or his wife THERE ARE NO new inquiries on any of the three major credit reports so what did i pay for? i've contacted the company NO RESPONSE. I CONTACT THE PROPERTY MANAGER NOTHING. how is that professional? i did get ahold of the receptionist who informed me that my application was pending. that was OVER weeks ago. i've yet to get a result.

its not the money its the principle. your position affects families and your stupidity within a stressful time of moving isn't needed and very unnecessary added mental anguish you should grow up. HONESTLY KENYA. i dont' need the fee back i make mroe than that within a hour. i paid for a result. i never received one. i paid for a credit check but never received one. i paid for an employoer verfication and never received one. a rental verification and have yet to receive one. you are a petty dishonest person. i find comfort in knowing that karma does exist. i find you also to be a coward. its never the company but the people who work for them. this company has so many bad reviews its jaw dropping.

I read with amusement the response, in the first place the intent to move dates were tendered in writing and oraly, the key issue is bogus as keys were tendered at the time of written notice.

A full month  prior.

The rent checks were never-ever late, the late fee was unwarranted, I cannot be held liable for any possible inter office snafu's. Every rent payment by me was managed by a financial adviser who in 12 years of my subscription with them have never failed to tender timely and accuarte dispursements on my behalf.

Low and behold some weeks later my original rent check was mailed back  uncashed, it was in the offices control the entire time and what ever reasons had not been cashed and I voided it having paid the second check for double the amounts.

The 'heavy stains' was a spot of spilled laundry detergent that another company estimated at more than half less to clean the entire room for, room, as in a one room studio apt. In other words, add water and wipe.

The painting of the 1922 built apt was elective on the companys part, any minor repars comes under the heading of normal wear and tear.


Site manager Brenda said they clean the rugs anyway as to infer there would be no additional cleaning fees so I defered. That was naive on my part.

The venetian blind was in near perfect condition and did not need to be replaced, because it was my venetian blind to begin with, for which I paid $26.00 and still retain a receipt, I am not a smoker, and besides because of my business travel, I spent 12 weeks out of the entire time I rented there actually in the apartment and even that was not full time as I worked 12 to 16 hrs per day 7 days a week and did not cook in the apt at all, ever.

With respect to parking, there were a total of 4 managers during my stay there, Kenny, Angel, her husband, and Brenda. No one ever made issue of my motor home at the top of the lot that took one space, and when a person at the office asked for more because it was a motor home I paid the difference and sold the coach.

Still paying for the space I came back to Los angeles to find some one else in my paid space, even the Philipino lady next to me had a habit of taking half my space forcing me to use vacant space when I came home in the wee hours of the morning which management did not resolve. On two occaissions I came home after being gone for several months to find others in my paid parking space, and found two new managers as well and to date no one has ever reimbursed me for what ever weeks and months the company double billed.

On yet another occaission when I came home to park, a tenant whom I had never met because I was gone so much, confronted me about parking in his space to which I had no idea what he was talking about, and thus began bad feelings between himself and me because of the way parking was managed there as mangers came and went.

Many of us at the building got along just fine, who cared if some one had a guest and needed to borrow a space or what have you, there were many vacant spaces from whiich we could all make use of for an hour or so, maybe even over night and in my example being gone so much, not until yet another manager from the office came around whipping every one intoo shape did bad feelings start.

Then there came the day when some one from the office came down banging on my door saying they were not in the car storage business which was kind of a shock because after all I was paying for storage already, and that was the day I decided if I was going to be gone 8 months out of the year and paying rent and my car parking was an issue then, I was not going to pay $900 per month for no consideration?

I found that individuals attitude most responsible for my deciding to leave. I always found the other office folks to be courteous and helpful.

What I feel is, that the threats of impounding my car under the Los Angeles muni code was illegal
not just because I was paying for the space(s) already, but maybe more importantly the signs did not comport with the most recent LAPD Towing Guidlines.

I also feel the charges levied for my leaving were constructed to generate revenus, were punitive in nature and harassment for objecting to the tone demeanor and abuse of the office manager from corporate.

RTI would not be the first org to inflate fees when a tenant moves out, and that is what was done here.

RTIs Response: 

RTI

posted a credit of $1,750.00 on 9/22/10. 

This amount included the August rent of $800.00, a parking fee of $50.00, the September rent of $800.00, a parking fee of $50.00 and an additional parking spot for $50.00 for a total of $1,750.00. 

RTI did not collect nor post an additional $800.00 for August nor require the Resident to pay it as stated in the complaint.

If the Resident has a cancelled check RTI has cashed that was not credited to his rent then the Resident may come into our Corporate Offices and we would be more than happy to research the issue. 

RTI received the Intent to Vacate by the Resident on August 18, 2010.  The intent was to vacate by September 31,
2010.  The Resident did not return the keys by September 31, 2010.  RTI finally took possession of the unit on October 6, 2010.

RTIs Response to the Towing issue The tenant received two Violation of House Rules- Parking- WARNINGS.  One is dated January 28, 2010 and the other is dated February 10, 2010.  These Warnings state in part, We have received reports that in addition to your assigned parking space you are using other Residents parking spaces.  This is strictly against our house rules. Residents are only allowed to park in the space assigned to them. 

RTIs Response to RTI-Clips $590.00 from Security Deposit:  The Resident provided RTI with a Security Deposit of $1,000. 

The deductions are as follows: 1) Rent owed $170 plus $50 late fee. The $170 rent owed was 6 days of prorated rent.  2) Paint (4 year prorated) $150.  3) Cleaning $75.00 paid to an outside vendor (trash debris pictures provided).  4) Carpet Cleaned- Heavy soil (Pictures provided) $90.  5) Vertical Blinds $25.  6) Keys not returned $30.00.  The remaining balance was returned to the Resident on October 12, 2010. RTI in no way profits from any portion of a security deposit.

To Summarize RTIs

Response:  The Resident was not only welcome but a valuable part of the RTI family. All of our Residents are required to follow the House Rules.   It appears that RTI did post 1 of the Residents payments late. For that, we apologize.

RTI's Paul and Brenda conspire to deduct this amount from $1100.00 securitydeposit citng $200 rent due despite having been given 45 day prior notice by me, they cite $150 paint, $75.00 cleaning, $90.00 carpet, $25 blinds, $30 keys....in the two years I rented there I did not spend a total of 4 months actually living there due to the travel demands of my job, and they know it.

These double billed charges for cleaning and the rent charges are more evidence of the dishonest management practices of RTI, legal action to follow.

Removal From Private Property

22658.  (a) The owner or person in lawful possession of private property, including an association of a common interest development as defined in Section 1351 of the Civil Code, may cause the removal of a vehicle parked on the property to a storage facility that meets the requirements of subdivision (n) under any of the following circumstances:

(1) There is displayed, in plain view at all entrances to the property, a sign not less than 17 inches by 22 inches in size, with lettering not less than one inch in height, prohibiting public parking and indicating that vehicles will be removed at the owners expense, and containing the telephone number of the local traffic law enforcement agency and the name and telephone number of each towing company that is a party to a written general towing authorization agreement with the owner or person in lawful possession of the property. The sign may also indicate that a citation may also be issued for the violation
