Settled our home in September, 2000- Was suppose to be finished by July, 2000.

When we settled on our "end townhouse", we were under the impression that we were going to be along side of two Tennis Courts. Instead, we found out last summer that Ryan Homes relocated the Tennis Courts and we now live along side of a Community Swimming Pool.

Upon moving in and during the following months, we were having cooling and heating problems. IE: Hot and Cold Areas.

After numerous service calls by Ryan's (wonderful contractors), I had to threaten Ryan Homes with a Law Suit in order to get an "independent contractor" in here to look @ the problems.

After a review by the Contractor, we found out that, 1- ALL THE DUCTWORK WAS UNDERSIZED, 2- We were missing 3 Cold Air Returns, 3- and we were missing approx. 5 Discharge Grills and Duct to various rooms.
The Contractor had to tear out walls and ceilings to replace or repair the ductwork. This was a 1 week inconvience.

Did Ryan Homes offer to put us up @ a Hotel while these repairs were being accomplished?--- NOT !!!!!

About 1 year ago, we found out from Ryan Homes that they had forgot to install (3) Bearing Footers under our Slab.
Another inconvience while Ryan Homes poured Concrete Footers.

Were we offered a Hotel? - NOT!!

Last year I noticed that the Kitchen Floor is Sloped 5/8 of an inch in 30". This works out to about 2" of Slope in 13'of Kitchen Floor.
Pencils roll offf of out Center Island due to the Slope.

According to all the Ryan Specifications Book- Ryan is way out of tollerence.

After numerous meetings and after "US" having to hire an Attorney,approx. 1 year ago- which was into our (first year warranty.)Ryan Homes NOW, 2 years into our Home- says that we are past our 2 year warranty and they refuse to do anything.

This issue will probably have to go to "littagation" and, in the State of Delaware, Attorneys fees are NOT RECOVERABLE!!

Thank You Very Much Ryan Homes for causing me and my wife all this grief and aggrivation.

I hope if we don't win our Law Suit, that, at least someone will read this article and - JUST SAY NOOOOOO to Ryan Homes!

I have hired a structual engineer.
His "fix for Kitchen area that is sloped 2 1/2 inches over 13 feet" is--
GUT the Kitchen and Morning Room areas, shave alout 1 1/2 inches off of all the joists.
Then,build 2 new floors, reinstall all the Cabinets, Center Island, Plumbing, Kitchen Sink, Carpets, Vinyl Flooring etc., etc.

Probably a 2 to 3 week process- Since the Kitchen and Morning Room is "gutted" we will be forced to live out of a suitcase, somewhere.

We are in the process of getting contractors estimates to do the repairs but, also, we need estimates from Movers to come in, pack up, store, and then return furnishings to our home. ( This means Pots, Pans, Diches, Couch, Love Seat, a 3 piece Wall Unit, nick nats, etc. ( What a hassle)
Then the final step, submitt everything to a Atorney, in hopes of a settlememt from Ryan Homes.
And the Best of all, in the State of Delaware, Attorneys Fees are NOT Recoverable. ( That means we have already paid $3,000.00 MORE for our home = Attorney's fees) and still climbing.)

Well, here it is Janurary,24, 2003.
The progress on my home repairs is "still stagnent"

We have had 4 different contractors in my home to give us " repair estimates on the sloping floor, wall and ceiling cracks,(to numerous to count),repairing of ALL the Ceiling and wall patches that Ryan, suppposedly repaired.
All the contractors" refuse to give us any estimates" without a set of Structual Drawings for our house.

As USUAL, Ryan refuses to release a set of Drawings to us so we can get a " fair repair estimate."

So the "drama" continues-- will we eventually get our home repaired as it SHOULD HAVE BEEN FROM THE START?? - WE THINK SO!!
will Ryan Homes " with their Corporate Attorney Force, deter us in our endevor to have what we originally were suppose to have, and paid for??
