3-4 years ago, I entered into a lease to own agreement with Sabrina Calnan. I gave her $5,000.000 upfront before I moved into her rental. My intention was to by her home, after a few years. I found the home to have MAJOR structual damage. I choose not buy the Home. Sabrina was under a pinch, as she said to hurry and unload the home. She was aware of the Damage to the hme foundiation-wise...and other neighbors told me as well. She evivited me and my son, in the middle of winter, so she could try to find another unsuspecting perosn. She had kept the entire deposit of $5000,000 I had given her.

I also paid over $1000.000 for lightning fixtures and c eiling fans to help the value of the home. The labor was done with NO charge to her, and she never paid for the ceiling fans. When the house was moved out of I had hired a cleaning service, and left a few items in the house that Sabrina wanted.

Here is also a copy of a letter written by ASabrina 4 months before I moved out. As you can see...I was up to date on all payments, WHO is TELLING THE TRUTH?

Sabrina, has SOUR Apples because she bought a house with HEAVY DAMAGE then tried to sell it with As IS. Nobody in there right mind would have purchased that home.

Ross posted this report in response to my report about him, "Ross S. Non-payment of rent, destruction of property." My intention for posting this report was to warn unsuspecting landlords so that they would not be taken advantage of this poor quality renter.

This is how the story goes. Ross rented the property on a lease to own basis with the intention of working to improve his credit score and then purchasing the property. Unfortunately, Ross did not do what he needed to do to qualify for a home loan and once he realized he was unable to purchase, he stopped making rent payments, thus leading to eviction. He was given the opportunity of a payment plan to cover late payments. You will notice that to this day, Ross has still not purchased a different home.

After Ross moved, the damages he caused to the property cost $25,000. (trash out which filled a roll-off dumpster, dog urine indoors from two large dogs causing replacement of carpets/flooring, broken pipes from leaving hoses hooked up in the winter, broken pipes in basement from chaining dogs to pipes in basement, destroyed landscaping, holes in walls, broken/missing doors, partially poorly painted walls, the list goes on...)

Ross forgot to mention that the payment of $5K was to lock the purchase price of the property not as a security deposit. Ross was aware that the money was to be used as a down payment should he purchase the property, and was not to be returned should he decide to walk. Ross was asked to read out loud and initial near the clause to ensure that he understood (Ross owns his own business so he is a savvy individual).

Ross also forgot to mention that the property was located in Morrison, CO which is known for bentonite soil, a soil which expands and contracts. Ross had lived in the area for several years and was aware of this soil condition and was aware that almost all the houses in the neighborhood are affected by this soil. The "structural damage" Ross refers to are cracks in the basement walls, which were later inspected by a structural engineer and found to be harmless. This property was sold outright to a nice family with full disclosure of the cracks and the engineer's report.

If you wonder who is telling the truth, here are some other things to know about Ross:

The business Ross owns and runs, Joblink, now operates under a different name due to a CBS4 investigation of the company. Additionally, Joblink lost its Better Business Bureau accreditation.

Two different private investigators came by the property looking for Ross after he had moved.

A review of Ross' credit report will show that he has a history of non-payment, outstanding debts, and judgments. A review of my credit report will show the opposite.
