On January 27th, I stopped at a rental unit of mine that is presently unoccupied. I saw that it had been burglarized. I called and reported to Police. On Saturday they took fingerprints. Upon my arrival, the glass from the door/ window is now in place. I asked the officer if he put the glass like that and he said no. I noticed my deadbolt was gone, my handset lock replaced and a lockbox on my door. Since I have not been served or notified by my mortgage company, I thought this was weird. My neighbor took pictures of the vehicle and said they looked like landscapers, he provided the police with the pictures. He said there were two men and they were very dirty. I asked the police if they were done, I will now break into my own property. He said they were. I replaced the lock with mine and they even stole my brass re enforcer that secures the bottom lock. I have appliances, blinds, A/C sysytem. I had noted that the attic stairs was pulled down. Inside is a sheet from this company. A sign in sheet that states company name as Zip Out. I looked up on sunbiz (This is Fl) and there is no such company. I have not gone there today, but if they have ripped off the rest of my stuff, I will update the police, and also this report. I tried calling the number numerous times, but never got anyone. Unbelievable that people can cause damage and think it's ok. I am filing a lawsuit. It disturbs me that 2 perverts or felons or God only knows who they were, broke into and made entry into my property. Left the damage and the unit unsecured with a huge hole in the door. I have had to make several trips and its been very upsetting to me.

I am a Realtor and I see this happen to properties that are vacant and the mortgage is not current. Your servicer sends out a property preservation company to secure the property and change all the locks. It is common for that same company to do exactly as you posted - steal the items inside (appliances, furnishings and fixtures etc) as part of their compensation from the bank for securing the property. I have seen them remove decor tile out of the floor! Contact your servicer right away. Your mortgage servicer is the one that hired the property preservation company. You may need to get an attorney to represent you to restore the property back to the way it was before they broke in and changed the locks.

The banks are especially sloppy now. They do this to properties when they haven't even finished the foreclosure. Occasionally they make a huge error and do this to properties that don't even have a mortgage on them. You will need to get in touch with a very good real estate attorney to protect your interest.
