Complaint Review: Sam Butte

This is the biggest scammer the Houston Area.   He represents himself illegally as a property manager without being license or the company he runs.  He doesn't know anything about the real estate management guidelines and/or doesn't forward the rents to the owners until you call him to collect.  When you do call him and he answers, he accuse you of harrassment.  

As if that's not enough, his excuses usually is:

1.  The check was sent and a bogus tracking number is given.

2.  The renter is late (when verified, the tenant produce a receipt of transfer)

3.  We can not rent the house (even though someone is in there and he claims that it's vacant)  Rent money goes into his pocket

4.  Does give you any accounting record of deduction and repair cost.

5.  Repairs can not be verified and he still deducts it.

6.  Yells at you when you confront him about false promises, inconsistencies, etc.

7.  Doesn't have a valid license to operate a property manager.  Company doesn't have a license either.

8.  Rent Guarantees but doesn't can not produce a policy declaration for verification.

9.  Has no professional liability policy.

10.  Completely a Ponzi Scheme.  Continues to find new property owners to pay off the old ones.  Plays a lot of games and you run around and around until you start figuring that he has misrepresented.

11.  Force owners to file a complaint with Texas Department of Real Estate to resolve your financial issues with him and the company.

12.  Sam is a great talker and makes a lot of false promises that are almost 100% never follow through unless you call him over and over.

DO YOURSELF A FAVOR AND A LOT OF TIME WASTED AND DO NOT LET THIS PERSON HAVE ACCESS TO YOUR RENTALS AND RENT RECEIPTS.
