SCS Private Funding Be Aware! This is a scam and I've learned the hard way! Internet
We were introduced to SCS Private Funding by Signature Homes of Northern California. We randomly stopped to browse the model homes. We had no intentions on buying. We were aware that we had another year before we could buy again due to a foreclosure in 2010. We explained this to Zane the Sales Representative and he mentioned he had an alternative financing company approved by Signature Homes. He assured us we could buy again and we felt such a relief. We began the process and and became pre-approved. We filled out the loan application, mailed all our personal information (copy of ID, social security number, etc...) and a $3500 cashiers check. Communication with SCS became difficult after they received our money. Response times weren't prompt and phones were hardly answered. Long story short our dreams have been shattered. A cease and desist order has been placed against SCS by the State of Georgia. Once we confronted Linda Kirkland about this she stopped answering all of our calls and emails. Scott O'Neil has yet to return any calls other than the initial calls we made to him about the application process. Even more disturbing SCS was never authorized to do business in California by the Department of Real Estate. They didn't even have a business license. It amazes me that a Company such as Signature Homes would allow this. This is just the beginning and we will make every effort to see that justice is served. Jail time is well deserved for all individuals involved. Shame on Signature Homes for allowing this to happen. Not only have I lost thousands of dollars, I now risk having my identity stolen. Do not use SCS Private Funding or let Signature Homes convince you it's ok.

Hi. I am a realtor. I have a client who just used SCS Private Funding and it is a huge scam. Please Please Please call the Georgie FBI and file a report. It will not take but 2 minutes to file it. I have gathered numerous people to call in so we can stop this and hopefully recover some of your money. They are taking advantage of innocent people and causing people to literally be homeless. Please call Georgia FBI at 404 679 9000. Along with this company, Gaylin Ware with Total Corporation, and Enrico Corpration are involved. People are using different alias and Linda Kirkland, Scott O'Neil and Scott Milbourne all know this is a scam and they are going to jail. I am following this through to the end. I refuse to see these people hurt.

SCS Private Funding "approved" us for an $800,000 loan for a commercial property in Oakland, CA approximately 90 days ago. Per their terms, we sent them a cashiers check for $10,000 to get this loan closed. Every time I talk to Scott O'Neil he always places the blame on "Enrico Corporation" stating that is the company they sent the funds to. Scott has a background in insurance, and has even gone as far as saying to me that, "at his age he did all of a sudden decided to choose a life of crime. There is a chance that Scott/SCS did get wrapped up in this whole scam with Enrico, where they just came in to market the product not knowing that it was a scam. SCS even marketed the product to Keller Williams, which is a national real estate francise, which is how we heard of the loan program. Part of me wants to believe Scott, but the reality is, he could just a really good talker. We have also been in touch with the FBI, and as they told us, their main goal at this point is to put them behind bars. While I want to see justice be serviced, I would rather just have my $10,000 back and move on. If anyone is looking into a class action law suit, feel free to contact me. Good luck and stay away from these scum bags!
