I should have gone by instinct and paid attention to the red flags because it only got worse after signing the lease.  We found a property that we really liked and it was unoccupied because the owner bought it as a foreclosure.  He refused to turn the power on and borrowed from the neighbors.  At one point the agent even said I don't know why Jerry signed a contract with this guy we don't usually do things this way.  At any rate there were holes in the walls, mold on the a/c unit and the carpet was obviously not shampooed.  Shannon told us that it would be cleaned and everything taken care of.  We aslo requested prior to signing anything to move in a few days ealrier than the first to give us some time to transition. She forgot about that and made us feel as though we were rushing them.  We called to arrange the lease signing and met at the townhouse the day before move-in.  Nothing was done.  We reminded them and they had someone come over and fix everything.  Upon further inspection only visible surfaces had been cleaned there were several inches of dust and gross stuff on the cabinets, under the oven and washer/dryer.  The carpets were never shampooed.The toilets needed to be cleaned too because the landlord would not turn on the water.  A month in the oven went and did not get fixed until 3-4 month later.  That reminds me...Maria, the secratary couldn't find her way out of a paper bag.  It took several phone calls to get anything done and she will call you and your husband 5-6 times in a day because she is so confused. She will tell you to call back instead of taking a message too.  We asked for the tiles to be recaulked in November and they finally did it in Febraury after we filed another request in January.  The microwave door handle broke off and they refused to fix and told us that it was not normal wear and tear and we would need to buy a new microwave. Whatever!  We paid our rent on time and even sometimes a month early.  In September of the next year the person who handled the finances left and they started harrassing us about paying rent we had already paid.  I called them immediately upon learning of the concern, told them I had a copy of the cleared check and the next day I had an eviction notice on my door. Upon moving out we were told by Shannon that she would do the walk through on Monday.  She actually told this to us on four different occasions after she had not done it when she said she would.  It took her a month and a half to actually do the walk through.  When we received the notice to impose a claim on the securtiy deposit we were charge outrageous amounts of money to complete floor cleaning ($350) and to fix a toilet handle ($75).  I left that townhouse spotless.  I had my new house caprets shampooed for $200 and its the same size and number of bedrooms.  Not to mention they were never shampooed in the first place.  A warning to those who are about to sign a lease with them...Don't do it!!! Please make sure you read the portion of the contract called "vacating".  They say they will charge you a minimum fee of _$$$___ for cleaning services and floors. That leaves them the ability to charge anything they desire and even if you clean the place top to bottom you are still getting ripped off because they will charge you at least the minimum and maybe even more.  They also do not disclose receipts for services to clean.  This company is a ripoff start to finish.  They cannot repair things in a timely manner.  They forget things.  They don't return calls or take messages.  This is likely why they had to change their company name.  Their lease has sevreal typos too. So unprofessional.  Don't do it!  We are so happy to be done with these people and not renting anymore!

Not all decisions on whether to stay or move are based on the rental company. As stated before, the porperty was nice and we really liked it but we were disappointed with the management. As long as we didn't need anything from them we were fine.

The carpets upstairs were never cleaned and I imagine that was because the cord that came from the neighbor did not reach upstairs! The stains were surface stains that came up way too easily to have been shampooed.  They could have been wiped up with a wet papertowel.  Not to mention the one inch thick dirt piles under the stove and washer/dryer.  They must have paid to have those floors cleaned too!!??

We called and complained before we moved in about the mold on a/c.  It was finally fixed because we said we were not going to sign the lease until it was fixed.  That really got them moving.

The move in date was agreed upon by both parties.  I corrected them on two occasions about the move in date at which time they corrected the paperwork.  This was an oversight on their part.  Insurance was never mentioned.

I wonder why they did not address any of real management issues when completing the rebuttal if this was so unfair, untrue and all about the security deposit!!!????

Unhappy Former Tenants

 In regards to this complaint if the tenants felt they should have paid more attention to the red flags and were so unhappy with the townhouse and the Management why did they renew their lease and continue to live in the home for an additional year?  This complaint is due to the amount that was deducted from the security deposit to clean the home , carpet and repair the toilet when they vacated.  The carpet was cleaned prior to the tenants moving in however there were some stains that did not come out all the way, which was noted on the move in checklist as well as some small nail holes. As far as mold on the A/C this is the first I am hearing about this issue.  Regarding the microwave door handle not being repaired this was the Owner's decision he refused to pay for the repair due to the damage being done by the tenant.  Due to insurance reasons we are unable to allow tenant's to move in early.  The lease needs to be signed and all monies paid prior to move in. I feel it is unfair that people can go on this website and write anything about a company even when it is untrue.
