Rented a property from this company for 3 years.  We provided a $1500.00 security deposit.  We were never late for a single rent payment, nor did we ever bother them with issues unless they had to  do with for instance the A/C.  For 2.5 years there were issues with the carpeting throughout the home and it was reported on move in that all of the threshhold nails were protruding.  We had a 1.5 y/o at the time and this was a dangerous situation.  2.5 years later they finally came an replaced the carpeting of which it was also advised by neighbors that the tenants prior had had 4 large dogs of whom had gotten into a fight and there was blood everywhere.  There were never any screens provided to any of the windows in the home so with a small child in the home there was no way to have open windows during cool periods or to prevent insects or other vermin to enter the home.  So when we found a new home and provided our 60 day notice to vacate we were provided a list of move out instructions that was beyond attainable as this was an old home. 

On the move in we did a thorough inspection and documented all of the issues that we found.  The refrigerator for instance had no drawers in it and they said that they were on order.  Well 3 years later, no drawers and we were forced to use baskets in place.  The door storage had no bar so we had to use a tension rod in order to store items.  The stove had 4 burners of which only 3 worked.  We had the carpet professionally cleaned and provided receipt on move out. We spent 4 complete days of scrubbing the house down, replacing the screen on the sliding door for the patio (it was damaged on the original move in inspection), scrubbed the entire garage down, all the bathrooms top to bottom.  The house was in better condition than when we moved in.  We were confident that we would of course incur some type of charge from them, but upon reciept of the security deposit refund it was for $87.00!!!  They charged me for everything, even carpet cleaning that I had provided the receipt for.  They charged me 30% of the refund for paint touch up and nail holes.  On the move out instructions it is specific and in all upper case letters do not touch up paint or fill in holes unless you are professionally qualified.  For every issue they also charged a tax.  They had a $160.00 Make ready coordination charge - what is this.  A $300.00 cleaning charge, $500.00 because there were 2 pieces of scotch tape on the ceiling, 2 light bulbs that needed to be replaced.  Based on the move out calculation that was provided they never had any intention of returning our security deposit.  It would have been just as easy to walk out the door and turn in the keys instead of wasting time and more money to turn in a home that was in better shape than was recieved. 

I have submitted our dispute form along with copies of the original move in inspection and cleaning receipts.  That was 4 days ago and have not received even an acknowledgement from this company.  If you want your money back do not rent from this company, they do not care about their tenants.
