Complaint Review: Shady Oaks RV Park

Shady Oaks RV Park Ripoff, Took our money for a seasonal camp site and then told us without just cause not to use any of the facilities. Pool, bathrooms, laundry room... etc. They said our RV was too old for their park. Plattsburgh New York

We had been seasonal campers at the RV Park for over 9 years. In 2004 new owners took over and after taking our seasonal fee they told us, without just cause, that we could no longer use the pool, bathrooms, laundry room... etc. And that after the season was over they would not renew our site for a 10th year. Our RV was too old for their park, they said.

After that every time we entered the park the owners would watch us and we knew we were no longer welcome. We dismantled our campsite and moved out before our lease was up. We took the owners to small claims court and won our case. The campground has lost over half their seasonal renters because of the way they the new owners are doing business. From about 70 to 35 .

Rebuttal to Seasonal Camper No Use of Facilities

We are the owners of Shady Oaks RV Park in Plattsburgh, NY. This is in regards to the comment written by Debbie a seasonal camper of year 2004. They choose not to camp anymore and wanted to sell their camper. No old campers are allowed. We were and are in the process of up-grading our RV Park to more modern campers and have done so in the past 3 years. The campers was charged with disturbing the piece after creating a scene in front of the office building in regards to selling their camper. The campsite agreement states that the fee only applies to the use of the lot that the camper set at, not the use of all the facilities,.. this is a privilege. Their right was revoked from using the other facilities when one of the facilities was found vandalized soon after the incident occured. Rather than charge them with vandalism, we therefore, felt it was necessary to banned them from using the facilities. We told the police office that they could finish out the season of camping if they wish to do so but they choose to leave instead. We regret that we had to take this action and are sorry it didn't work out for all concerned. Other campers left because they wanted to Winter Camp and the Board of Health states that water and sewer must be provided to campsites and therefore those campers left. We wished to decrease our seasonal campers to cut back on our utility expenses so this worked out fine. We have doubled our overnight transient sites income in 2006 and have a great bunch of seasonal campers. The RV Park is once again a quiet family park.
