Shells Realty - Ricardo Rodriguez Bad business ethics unfair and dishonest real estate practices for a licensed realtor ripoff Sarasota Florida
on Feb 24 2006 I made an inquiry about mls #662678, parcel id #0968-05-8007 owned by realtor/seller Ricardo Rodriguez 17408 MALARKEY LN PUNTA GORDA, FL 33955. Telephone #941-639-1204. This Realtor is employed by Shells Realty. I would like to report dishonest unfair business practices by this individual.
I contacted a realtor xxx xxxxxx of Century 21 whom placed a verbal offer for purchase of Ricardo's own lot listes by his office. There were three counter offers and then an acceptance of an offer by Ricardo. I then did my own due diligence to investigate the parcel of land for building and scrub jay issues.
My representative xxx xxxx then completed a written agreement that was approved by me for this cash sale of $9000.00 with a written agreement of 50 percent down and a closing within 2 weeks as agreed with me as the buyer paying all title costs. When xxx contacted Ricardo he the recanted his offer and stated he had relisted his property again on the MLS and now wanted $14,900 for the property. This is completely unprofessional behavior.
According to commecial law practices an offer + acceptance + consideration= Contract. Ricardo'd unprofessional conduct and behavior regarding this business transaction has made me realize never to do business with him or Shells realty. If this is the way they conduct business I will stay away from them. Word of mouth is a wonderful advertisement. As an out of state investor with family who own property in the area whom wanted to purchase multiple lots and properties in this area I am disappointed in Ricardo's dishonest business practices and lack of professional ethics. I would have hoped Shells realty to have their employees stand up to Florida realtor standards or professionalism and ethics.
I would like this complaint recognized by the owner of shells realty Robert Milligan Broker / Owner (((ROR REDACTED PHONE FOR SECURITY PURPOSES))). So that he can take appropriate action to rectify his employees unprofessional conduct. This was a very disappointing experience for me and I am truly disatisfied by Ricardo's conduct.

I hate the premise of this site, suggesting "the truth will be known" when of course the truth is invariably somewhere in the middle. Ricardo only defrauded himself by making some poor, if not strange personal decisions. I extended the offer multiple times for this consumer to contact me direct on my cell phone if there was anything they felt I could do to help.
Instead, they chose not to contact me, but to start an online smear campaign to try to leverage their negotiation to get what they wanted. I take notice that these consumers want to be treated ethically, but are not personally above attempting extortion. At the end of the day no one is hurt, Ricardo no longer works for Shells Realty and I'm sure these people have since moved on in life and are busy filing new frivolous complaints on various companies. If and when a customer of Shells Realty has a legitimate problem, I personally assure the consuming public that problems are quickly and professionally rectified.
