I am a former manager from the corporate office. Before leaving the company, I had several conversations with other high-level managers from the engineering department of Silverleaf.

They told me many stories of how Silverleaf will build using substandard materials, creating dangerous situations for the owners. When these situations become known, Silverleaf will fix them, but soon there will be an accident due to poor construction.

The big rip-off is with the dues paid by the owners. A director of Engineering told me that the dues are being used throughout the resorts for new construction, and other items instead of being used for maintenance and other items in which the dues were intended.

I had to leave this company because I could no longer be associated with an organization that is so corrupt. Everyone at Silverleaf knows about the illegal issues. As long as you keep your mouth shut, you have a job for the rest of your life. If you are a stand-up person who lives an ethical lifestyle, they will run you off.

Silverleaf not staying on top of there game. Yo ya got to feel sorry for the people still working for these clowns. It all starts on the front end of the sale with WOW your a referral, and goes on to the people have been beating down by the so called TO, which in most cases months early was your drive in window person who ask for the BIGGIE SIZE ORDER.

Id like to share some info to maybe not only help the public, but hopefully upper Management at Silverleaf, if the really have any,it dont look good when you bring in your so called Directors and so called T.O.s and when they arrive at your resort to go to work they need cars , and have to stay on property for months on in, and at the same time are telling your reps that they are making $100.000 plus a year, pleeeeease.

Sounds like to me if that is so they would not need free lodging for so long, maybe its there lifestyle, i dont know. But while they stay on property for free, is it fair to the Vaction ownership owner, when they cant get there bonus time.

I gues what is really bad is when the reps work 8, 10,up 12 days with no lunch break, while the director sits at his desk , and has company employees bring him food all day from the grill.Then you have to adhere to a dress code, and you director comes to work wearing a Trendwest shirts,Poleaaase.

Wake up, silverleaf big wigs, get off your sorry butts, and make visits to your resorts, unannouced like say a Sam Walton would, and youll see why ya got a 100 % turnover.

Now the dues issue, you from where i worked i have no idea how they are to be directed, just seemed awful expensive to me. but i can do math, i just cant see the point in it. I just want people to know up front if ya going to a presentation have fun at it, and bear in mind if you are going for a free gift , spend the day with your family doing something fun. if you want a time share then go to the presentation,but these people are in the money making business.

they put you in the timeshare business, and if ya want it just tell them to cut the bull and get you the best price, cause its nothing to do with sales skills. these reps get a 3 days class, from usually someone whos been in the business around 8 weeks, so ya know up front ya dealing with some strong sales professinals, lol. thats why they are called tour guides.

Just hope this can help someone out, but bear in mind nothing in life is free, so ya got to pay to learn, so get luck
