We gave Hudson Valley Homes Source a deposit of $5,000 for house plans for a customized modular home from Simplex Homes in September. It is now November.

I have had to make 4 revisions to the plans they presented us with, even though the first set I gave them were scale and included some elevations. Errors on each revision of the plans included not changing the orientation of the house, windows not added where they were supposed to be and other windows where there were not supposed to be windows, sizes of areas wrong, and closets omitted,... among other errors. None of those errors/changes occurred because I had changed my mind or due to any change on my endof things. They were purely the companies inability to execute a plan according to the plan I gave them.

2 weeks ago I go in and go over the plans for the fourth (and what I hoped would be the last) time. The builder, Hudson Valley Home Source/Bryan Hitt tells me it will be 'a couple days' until we have these back as stamped plans with which we can get a building permit.
Unfortunately, he had promised "a couple of days" on several items, so I was prepared to wait. Now he tells me that Simplex overnighted the stamped plans to him, but they have not arrived, and Simplex 'can not remember' via what courier they overnighted them.

I called Simplex to find out what courier they used and how they were going to remedy this situation of my missing stamped plans. The poor receptionist was left swinging in the breeze by these sheisters... they, through her, refused to allow me to talk to anyone, insisting I had to talk to Bryan Hitt (who has no idea what courier they used and has no answers to when I will see those stamped plans I have paid $5k for!).

I called the President of the company at his home (his address/phone number were listed online in the White Pages) and told him the whole sordid tale and he insists he will get to the bottom of this.

But really, would YOU want to give these people more money (incl from a mortgage you have to begin paying interest on) when all they do is delay and delay and use lame excuses for why they have not given you what you paid for?

Home Builder beware. Simplex Homes doesn't want to be accountable for anything, and Hudson Valley Home Source/Bryan Hitt just keeps saying every mistake is Simplex' fault. I have no idea who is lying to me at this point, and honestly I do not care... they are obviously both faulty and in cahoots.

I'm going to buy a house.

Hudson Valley Home Source and Simplex Homes built my house and I am in shock to what this woman has said about these people. I had nothing but a wonderful experience with this company. Not only did they involve us in every step of building our home, but always called me if there was a delay, in which most cases is a certainty in construction, or if changes were needed to be made. The other builders I talked to in the beginning I couldn't get a straight answer out of them or wouldn't get a call back. My husband and I also had a custom floor plan and it took a few times to get it right, but that was only because some of the measurements just didn't work with the design, that is what happens when you design something yourself from scratch, especially if your not an expert at doing it. Bryan always gave us suggestions and options on how to change it and never gave up on trying to help us design what we wanted. So I just wanted people to know that I had a great experience and would recommend them to anyone. We are very happy in our home and we still get holiday cards from Hudson Valley Home Source and we built our home with them 3 years ago. It was a very friendly and personable experience.
