Vendors Beware of Solano Property Management (SPM) ..... As requested by SPM, I submitted my application; licensing and insurance information to SPM to become one of their vendors to repair and maintain their rental properties. Tjhey required me to add them as an additional insured to my liability insurance which cost me $150.  I was contacted by Shannon Romo (Maintenance Coordinator) and after a short phone conversation, she indicated that she would be sending me work orders for properties that needed service, repair or maintenance.  After three months, I had received nothing and called her to inquire why I wasn't receiving any work orders; only to reach her voice mail.  I left multiple voice mail messages over the following two months inquiring what the problem could be but Shannon never had the common courtesey to return any of my calls.  I attempted to contact the president of  Solano Property Management, (Steve Spencer) but he too, never returned my calls.  This company obviously doesn't care about customer service or common courtesey and I would not recommend anyone do business with them.

My comments are not "unfounded". The vendor packet indicated I had to include SPM as an additional insured and I did. My carrier, United Fire Group charged me $150 to add SPM to my policy. What I find very unprofessional is that after multiple calls to Shannon Ramos or Steve Spencer , neither of them once returned my calls but you find it necessary to respond on this forum. This sure speaks volumes of how unprofessional SPM operates.

Dear Kirk:

Solano Property Management requires each and every vendor who works for our company to CARRY a specified amount of Liability Coverage. We require proof of said coverage, which we keep on file.

We also require Vendors to fill out a Vendor Packet that describes in detail our requirements to work for this company. We also require Vendors to sign a form indicating that they understand all that is required.
Nowhere on that form does it say that we require a Vendor to include us as an additional insured on their insurance policy, which we also keep on file.

We have your Vendor Packet on file with your signature that indicates you understood our requirements.

Your complaint is unfounded, and you are at fault for spending $150.00 that you did not need to spend.
