5 years ago my husband and I purchased a home from Augusta Home Sales, dba SSK Communities and Whispering Oaks Mobile Home Community. When we signed the sales documents for our home, we were informed (never was told this prior to the deposit that we gave them that would have been non-refundable) had to remain in Whispering Oaks until we paid it off. However, we were also informed that the lease we were signing with the community would remain in effect, no matter how long we lived here and that it was good for 1 year. Being as we were in a tight position, had already given a huge deposit and notice to our landlord, we felt we had no choice.

In that lease it stated certain rules such as curfews for teenagers, no loud vehicles/motorcycles (as I sit here typing this 4 have road past my house that are extremely loud), homes must be maintained to a certain degree, no drugs, no disabled vehicles, only parking in front of your home or in the driveway (if your lot has one) is allowed, no parking in lots with no homes, etc. We were even told if we called the police (even if it was due to someone else in the park) more than 3 times we would be evicted. The lease also stated rent was due monthly by or on the 5th of the month.

The previous park manager, while he was strict, he got the job done. For over 3 years the park was pretty pleasant to live in. There were minor issues, one being the persons living across the street had apparently angered someone enough that they were driving past their house throwing things at this persons car. Of course with us living so close, our cars were damaged as well. We contacted the police, filed a report, then the next morning informed the manager. We were told to document it in a letter, bring it to him and it would be handled. We did so and the siutation was handled. He also informed us that the letter would stay on file should there be any further issues with the tenants across the street. 

Later, that manager decided to semi-retire. They bring in this "manager" they have now. I use the term loosely because the only thing she is concerned with is finding a new boyfriend in the park, texting, answering her cell phone with the Rhianna/Eminem ringtone, smoking and twirling her hair. Not to mention she has to be the rudest person I have ever met. She looks down on those living in the community, unless you are a man. But that isn't why I am writing this today, so I will move forward. 

On April 20, 2013, the plumbing started to back up into our home like it had done before due to their negligence. I immediately called their 24 hour maintenance number which is nothing more than their drunken maintenance man answering a Verizon cell phone, when he answers. I proceeded to inform him of what was going on and was yelled at and hung up on. My husband decided to call, because we maintain our home and had just had new carpet put in, we didn't want it ruined by raw sewage. The maintenance man comes here unhooks the plumbing from the back of our house and leaves. So now there is raw sewage spewing out under our house whenever we flush our toilets or any of the other people on that line flush theirs.

On April 22nd, we attempted to stop by the office to inform the manager of what had transpired over the weekend, but she wasn't in, although according to the times/day schedule on the door, she should have been. Onto April 23rd. We had to leave for the airport, since my husband was having major back surgery on April 24th. Before leaving for the airport (after 10am) we attempted again to stop by the office. Still no one there. While in Dallas, TX for my husband's back surgery, my husband asked me on April 25th, to call our daughter who is dogsitting for us, to ask her if they stopped by to fix the plumbing. My daughter stated she had seen the maintenance man working in a fixer upper house across the street but he blew her off, I called the office to no avail, message box was full and the maintenance number went to a full voicemail as well.

We return home April 29th to a disgusting smelling home, due to the raw sewage that has spewing under our home for 9 days. Of course its late and no one is at the office, so my husband calls April 30th and is able to finally leave a message for the manager. She never calls. Around 2pm that day, we find out she is in the office, so we go down there. She states she knows nothing about the sewage under our home as she wasn't informed. She basically let us know she didn't care by texting as we were trying to tell her what had been going on. No one comes to the house to fix it. May 1st. We call the health department and a nice lady comes out only to inform us that they have almost shut this park down 3 times since she has been running it. They finally come that day to fix the plumbing and don't bother to clean anything that is under our house. 

Now we are into June. The persons living across the street have a son that is out of jail on bail. Parking in the driveway beside our home, injecting heroine in the parking lot, loud music, fights, cussing, etc. I write a letter to the manager on June 18th. No response. The son finally starts parking across the street, but another vehicle they have is allowed to park next to us. We thought that was against the rules of the lease? July is now here and on July 14th, while my husband and I were returning home from the grocery store, the son across the street decides to pull a pipe out on us, apparently in a drugged state. He immediately has his mother call the police, because being as he is out on bail he isn't allowed to have anything that could be deemed a weapon.

The son admitted to the police he had the pipe, claiming he feared for his life against the loaf of bread and hashbrowns my husband was holding. I again write a letter to the manager. No response. Now 3 letters have been written about this residence to the manager's in 2 years. Each one is getting more violent. It takes me calling my mortgage company and informing them that we have no choice but to do a voluntary repo on our home, because the son across the street has threatened us. The mortgage company calls SSK Communities and asks them to get involved, what a joke that is. We get a letter on our door telling us to just have no contact with the people across the street. What part of we weren't contacting them didn't they understand? We were simply getting out of our vehicle. The first time we were asleep in our beds, the second time we were in our home. My husband and I go to the office to inform the "manager" (again using that term loosely and truly hopes she reads this) that we are moving because we don't feel safe.

Not just because of the pipe across the street, but also because of the dirty hypodermic needles that are being found on the ground outside our homes while walking our dogs (she put a note about these on the doors of some homes as well). She tells us that her boss gave "permission" for us to move our home to a different lot, however, it would cost us $1800.00 to do so. Why should we have to pay to move our home because they refuse to handle issues? She claimed it was he said/she said. Not true. The police officers admitted to us that the son admitted to having a pipe. Not so much he said/she said any more is it? Not to mention after talking with one of the maintence men (actually he just quit because she was allowing other maintenance men to build car ports and garages while on the clock here) I was informed that he himself and his wife have also complained about the same person's son. Funny, the manager said she has never gotten complaints about him. That was a lie. I know that for a fact.

This is the highest park in Louisville for lot rent. The amount that is being charged is not worth it unless you like living with severe drug addicts, being cussed at, threatened with weapons, having raw sewage under your home for nearly 2 weeks, seeing broken down cars, grass knee high, and finally a rude, disgusting manager and owners that won't return phone calls when you leave them messages. We now have to lose the home that we have worked very hard to have, put a lot of money into, only because they refuse to take action. In the past year, we have seen more mobile homes go up for sale or being pulled out of her, mainly due to her lack of managing skills. 

I will be contacting a lawyer once we have moved, so that we can seek a lawsuit against SSK Communities as well as Whispering Oaks for causing us to lose our home due to the unsafe, nearly unlivable community that they stated in a lease they would agree to uphold. They have not upheld their end of the agreement and now due to their lack of management we are forced to not uphold ours or risk being violently attacked or assaulted by those she refuses to due anything about. 

My advice to anyone looking at this park, stay away. Do no bring your children in this community. It is not safe for them or for you. You run the risk of being ignored unless its the 1st-5th of the month.

as far as this post goes the person Keasha who wrote it has moved away, this person has been gone for several months now and there has been no issues sense.   the cops have not been running the streets, there are no more needles next to their home. there are no more fighting with every one on the street... 

  It has been so very peaceful and so enjoyable...

  be they the joke....

  As for the New Manager, she does a great job and trys to help every one living here, if they are willing to help themselves...she has taken care of all the water issues, sewer issues, trash issues, not just the kind we toss in the trash cans. 

 Yes i do think the lot rent is rather high compaired to other parks that are just as nice or nicer. higher by about a $100.00. 

 There are always issues in every neighborhoods, i'm sure when the issue moved from here the place they moved to picked up another new issue. drama follows drama..

 I do wish them happiness and hope they have all over come their drug habbits and addictions.

I have been attempting to contact you but I'm not sure if the contact information I have on file is valid any longer, so I was hoping I could get through to you here.  Fedex delivered packages to  your old address for your daughter.  Your former neighbor contacted me to let me know and we didn't want anything to happen to them or get rained on so I had maintenance pick them up and bring them to the office. 

I can have them delivered to your brother-in-law or I can hold them until someone picks them up, I just need you or someone in your family to contact me so we can make arrangements. Until then, I will set them aside in the office for safe keeping.
