Never again will i recommend them or engage them. They water damaged my property.   Sep 10 Stanley steamers (DFW area Farmers branch) was engaged to steam clean my house for an online price as per the options available on the website.   On arrival at my residence, they were given a walk through and they increased the price, indicating stairs and master closet.

Their online web site did not have the option to select either.  I had indicated that it was a single family house.   tDuring the initial walkthrough with the stanley crew, the property was dry - as in no water leak any where in the house.   When they were leaving the property 1hr 30 min later, during inspection prior to exit, we discovered that they flooded the ground floor.

Since they were still on the property waiting for our approval to drive away, they were called back into the house and they cleaned up the water using heavy suction equipment.   The technicians never informed their managers of the spillage. nor did they put the detail in any where in the report. 

I had to followup with them the next day and on Sep 15 (while my tenant was also moving into the house), their water specialist came to inspect and discovered that the walls were damp and the baseboards were damaged, carpets across room had to pulled out, to enable drying beneath the insulation.

With my new tenant moving into the house, they had industrial fans setup to after drilling multiple holes in the sheetrock (to enable drying the walls). Stanley Regional office manger & General manager of Dallas reiterated that they were not at fault for flooding and out of curtsy they were helping us to dry the area.

You are responsible to leave the property after the services are completed, in the condition it was prior to you entering the property. If the leak was present when you entered the property, then they should have exited the property and not continued with the steeming. The regional office manager went further to state that i should pay up for the services rendered.

The General manager of Dallas indicated in a call they would "in good" faith put in new baseboards, but nothing else. (at which point i ended my conversation with the company, i did not want to waste my time) All state insurance completed their inspection and had 6 items to be done (listed below)

a) fill in the holes in the baseboards

b) put in new baseboards

c) 2 coats of paints on the new base board

d) 1 coat of paint across all baseboards - for uniformity 

e) pull the carpet across all the three room affected and stretch it and relay in

f) clean/deo the carpet, tiles.  

In summary, i chose the company given their national presence. But at the end of the day, i found them to be unprofessional and not trustworthy.  My learning do not leave the Stanley Steemers crew alone in your house. They damaged a new property (6 yrs old) and like most corporation refuse to take responsibility and restore it back. I am now working to get my house restored and causing a lot of disturbance to my tenant.    

I have supporting pictures to prove the flooding, ie. the flooded gound floor, by stanley steemer, including vedio of them trying to mop the water.
