I spoke with Clayton Dickerson on Friday March 21st and explained to him that my credit score was low and I had been working to improve it. I was looking for a better rate on my mortgage.

He told me that The federal Government just realeased some lower rates for people in my situation. As low as 6%. I explained to him that I had credit issues and didnt want to spend any out of pocket expenses unless he was sure that my credit would not be an issue. He said he was 99% sure he could get me approved. He wanted an immediate appraisel which I paid 375.00.

It is March 31st and I left 3 voice messages for Him with no response. He sent me an email today informing me that He could not get the loan approved due to "my credit".

The loan will always have to be fully approved and underwritten. An appraisal is a large part of your approval, and you can never be guaranteed a loan without all of the documentation.

Again, we show no record of ordering an appraisal. If you have an invoice or something showing otherwise, I will be happy to review your information and discuss it with you.

In reply to your response... I filled out the application on a Friday and was called withun minutes to discuss the application. The appraisel was ordered on the same day and I was told By Clayton Dickerson to pay for the appraisel myself when he arrived. Thats when I told Mr Dickerson that I didnt want to have any out of pocket expenses until they were sure about my credit. Although your response sounds good, nothing on my credit was different than what was discussed and 99% sure sounds like good odds to me. It was just a very unproffessional experience! I have the appraisel that he ordered and I paid for and that can be verified if you need proof that he ordered it!!!!

Hi John,
We do have programs from FHA that have opened up options for less that perfect credit. That being said, we do have to verify the information you submit on your application before we can commit 100%. For example, credit, income, job history and property value all have to be documented and approved. It may have sounded like something we could do by looking at your application, but we need to review all of the information before giving you the loan.

We had your file open for a total of 10 days. We gathered the information, tried to gain an approval, and when we could not, we informed you that we could not do the loan. That is not an excessive amount of time to gather information, and work on the appoval. Especially if there are some challenges.

Clayton has moved, and is no longer working here, but we did call him to check on your appraisal. He said did not order an appraisal for you, and we checked all of our records and did not have any documentation showing an appraisal was ordered for your property (order form, invoice from the appraiser, or the appraisal itself).

We want all of our customers to be satisfied and try to resolve all complaints, but we can not find any fault in this case. We recieve about 10,000 applications each month, so you can see in comparison, the number of complaints is minimal.
