I found out about The Guardian Group Fund through a third party.I was suppose to get help through them. The Guardian Group Fund was going to help me change the house over to my name and lower my payments.I started the process and took all paper work necessary to the third party, they sent evrything to Guardian Group and only then did I hear from them asking for a full year of my bank statements. Once faxed I didnt hear from them again. I payed the third party $200 to do the paper work and The Guardian Group Fund $1,599. Now I dont know what to do or how to get my money back.

I don't know this Guardian Group other than what I just found on a search.  It isn't a FUND, it is a place with a website called fixmypayment.

First, they, or your mortgage company can't change the house to your name only. If you want refi to get the house in your name, make sure you have a lawyer to check all documents down to the dots on the I's. You want the title, and not just the mortgage changed to your name only.

You could win the lottery and pay off the home today but legally, everyone else on the title owns a portion of the home.  Mortgage and title are two different things.

The FAQ on that website says in part:

8. Q: How much does it cost to get started?
A: One time Fee $1595.

It also says:

A real mortgage company wouldn't use a free gmail address to do business and would have a toll free number instead of a North side of Chicago area code.
