HLCM took the money and didn't do anything for us the business that doesnt give a dam tricked and lied to us .....

The Home Loan Center was going to help us finance a new home. We had to give an appraisal fee up front..OK Fine.

Then some personal things happened and we decided to wait about 1 year to purchase a home and they refuse to give us our money back, although they did absolutely, positively NOTHING for us.

There most certainly was NO appraisal done, considering we are not buying a house!!! And Hey they forgot what word of mouth can do for a business!!!!

RIP-OFF!!

Appraisal Fee justifiable

In response to your opinion..We are in the process of getting a home and having the HLCM help us. The appraisal fee you are referring to, is the fee that HLCM pays for the appraisal for the home you sign a Purchase Agreement for. No matter how many homes you sign a purchase agreement for or even if you decide to wait a year to purchase, that fee is the ONLY time they request the fee, because if you sign a purchase agreement, they have to pay the appraiser BEFORE you close on your loan, so if you decide NOT to go with that house, HLCM won't be out that fee that they pay up front for you. I would check with your loan officer at HLCM, I believe the way it works is if you after a year go to sign a purchase agreement, and they haven't hired an appraiser yet, they can use that non-refundable fee you already paid to them for the appraiser. It basically is helping you out not to have to go find & pay for an appraiser yourself. It is one of their services to you...I think it is wonderful, because it is one less thing I have to do in obtaining a home. Good luck to you!!
